Just Dato Wong alone will not help if he is having a crap team below. I feel generally they all like hopeless team which will need some energetic new blood. Even for commercial, they slso handle it loudsy. Luckily the landscape help, otherwise spw will be another dead mall. Entertaintment mall is half dead. Drag too long for this mall and it will make investors suffer. Just wong at f n b grd flr, the rest upper floors still struggle.

Those problems faced before at R3, still happen the same for R2. Never learn mistake and correct. Just do the same mistake again and again. R1 might be better since another contractor rather than the same one from R2 & R3. But not to blame too much on contractor, they are just follow architect and which the architect has missed and overlook a lot of things. All these mistake are end up swallowed by investor.

Are you looking for R2 or R3 ? R3 will be more better stay after suffered 6 months of dusty and contractors move in out. Now the turn for R2. If you plan to move in fast, go for R3. Those quality issues are surface only. Setiawalk in terms of location, cannot get any more in puchong.

Grocery store... now like no egg or no chicken issue. Store like Cold Storage will looking for place with better access and convenience for goods unloading. But this mall not design for that.

Never wake me up at all. Since it ll be everyday, will be immune. The only annoying is those car alarms that often sound during early morning. Dun know why the car owner still not familiar with their alarm system. Dun know sound from the housing area or SW car park. Facing forest really isolate noise from the highway and pubs.

davkong chief, I have a question, the maintenance office lady told me that all the services charges and sinking funds for apartments and shoplots are putting into one account, shoplot is charged 0.25/sf also.
She says that Solace, Brio, Vio and shoplots are forming single JMB before strata title issue, once strata title issue, separate JMB.
I forgot to ask whether the service charge will be combined or not? If combine then is a disaster to the apartment owners

I did estimate a rough figure for the total collection, it is about RM420,000/mth, which I think insufficient

Malaysia quality. The architect that approve the vp. In such the standard still allow vp so that developer avoid the LD. I m not sure such obvious defects pass the QC officer eyes to make a tick to the report and pass vp. Means Malaysia do not hv such enforcement on QC regulation. Although it is not a big deal for surface problem, but it is a principle of quality concept of perception. With such delivery, the developer still getting award as prestiges developer, means, in Malaysia, such quality is the best among developers already. Really a Tidak Apa culture grown up country. How to compete in world level.

PH come, then people go. 東亜病夫. Then if PH everywhere in the world, then shift to Mars la. Should act and fight back. Many things can be done. Friend with them and ask them many question until they feel not comfortable to be here. Keep monitor them to make them like being watchout and they will shift to somewhere else if they are those hanky panky type.
