Haha... gun shooting? Anyway, yes, SW is quite popular for movie/drama/mv/show shootings, from my days of lurking on Twitter. Yesterday Lisa Surihani was there I think.

i m quite positive of SW than The Zest. In fact, if SW is managed property in coming years, it will definitely able to demand premium price. But there is a room for improvement as observed by forum members here. There is one obvious reason why SW is not there yet. For the zest, the shoplots there have been stagnant for years and it becomes harder and harder to commercialize later. Also, believe it has nonetheless giving minor negative impact on zest residential side.

I hv said in The Zest thread a yr ago, the shoplot cannot Wong. For a commercial area to be "Wong", number of shoplots is more important than location, a minimum 60-70 shoplots is needed to prosper, best is >100, of course the tenant mix also important.

good thinking also. not a sound investment for those who bought shoplot at Zest. sad.gif Even renting to open business there also cannot make it. Without famous brand like mcd, chatime or oldtown to boost the area. Bye zest shoplot. bye.gif

also dont think the number must be more than 100, as long as famous tenants like above will make the place better.

so many shooting occuring there. everytime i go sure got shooting. must be the nice atmosphere. for me i think SW > The Zest but i am sure many will disagree with me.

Perhaps The Zest and IOI Boulevard are in the same league, both are struggling while waiting for LRT project to boost up te crowd, chances are slim.
While SW is in a dangerous position as well, those intermediate shoplot owners are indeed servicing monthly payment around RM13,000/mth, if I own 1 unit in SW and my unit is still vacant, I will lower my rental to around 10K-12K (entire block) to secure a good tenant, many shoplot owners are really greedy and charging extremely high rental causing their tenant in difficulty to break even, eventually the tenant close shop.
I heard 1 agent told me many SW landlords are charging >25K for the entire block, I am curious to know if they really understand how their tenant run theirs' business, it is time for those landlords to lower down their rental in order to capture good tenant. They will suffer if they refuse to act now.

imho, shop owners should make sure the place 100% wong first. if shop owners keep doing like what u said, i am afraid that in the long run, SW may not prosper as what it should be if tenants close shop.

Chief,

Congrats on owning SW. Always wanted a shoplot there but prices are too high now. A couple of questions.

- When you say entire block, are you referring to 4 or 5 stories?
- I thought the monthly repayment should be more than RM13k as the launch price was RM3+mil. Please correct me if I am wrong here.
- Am surprise that your unit is not rented out when you are asking for 10k-12k for the entire block. Facing the main road unit? I read somewhere at almost all the GF inner units have been occupied.
