There already a few cases where in Puchong when agents bought locals to rent, then agreement was signed only to found out that local is actually a sleeper agent to bring PHs in. Its hard to fight back as they can claim the PHs are married to them and so on. Be very careful, morever if u deal with a potential tenant who is a single female and claim to bring in her family (malay and indians so far, not to be racist )

What I read on the threatening SMSs by agents is seriously disturbing. I should consider something needs to be done here.

As for the deed of mutual covenant, i think the clause regarding student hostel pertains to the number of people in one unit, not whether the occupants are students or not.

i think if we want to complaint, we better substitute "PH" with "foreign student"

Dear all, according to SW mgmt,  they only send out POS-LAJU letter to those 7 owners who ("accidentally") allowed their units to become "Binary College student hostel" as their act have violated S&P.

Btw, I also heard  that SP Setia's mgmt & legal team are going full swing to protect the interest of the majority:
1. Heard that legal letter had also been sent out to the college's vice chancellor to tell them they have violated the law as SW is not meant for hostel.
2. MPSJ has been requested to investigate the 7 units of "Binary hostel units" in SW and to potentially remove them

I suggest we give more time to the JMB/SW mgmt to act. In relation to this,  I would like to call off this Saturday's session @ R3 mgmt office.

I was there, but apparently it's a blackout affecting a few areas in Puchong, not only SW.

Major blackout in parts of Pusat Bandar Puchong and bigger part of bandar Puteri. Start around 7pm,  probably only resumed early this morning.

Too many units are available for rent. My semi furnished unit in R2 has been in the market for the past 5 months, nice unit, good location, cheap rental but no takers. It is really a tenant's market. I simple refuse to rent to Africans especially students. One of them offered me RM2100 for my 1007sf unit which current rental is only around RM:1700. I am even more suspicious. i can hold but I am afraid many others cannot. I am really disappointed with the rental market at Setia Walk. I am giving it another 3 months to rent failing which I will sell before the place is invaded by more Africans.

If a Japanese / Korean lady, I can confirm at this rate now.
I hv got an offer for RM2200, will meet the tenant, if ok I will rent it out.
At the moment, I rent my master room to a China business lady for 2 mths, 1300/room. Starts fr 12/7.
