QUOTE(HydraSkins @ May 28 2013, 10:20 AM)
There already a few cases where in Puchong when agents bought locals to rent, then agreement was signed only to found out that local is actually a sleeper agent to bring PHs in. Its hard to fight back as they can claim the PHs are married to them and so on. Be very careful, morever if u deal with a potential tenant who is a single female and claim to bring in her family (malay and indians so far, not to be racist wink.gif )

What I read on the threatening SMSs by agents is seriously disturbing. I should consider something needs to be done here.
*
OK we are at least in sync on the MP portion. smile.gif

The agent/tenancy part: I don't have the data to support me, but I tend to think that what you mentioned is probably the fewer cases and for these, there is something can be done about it.

Just bring this to the attention of the owners. Tenancies are not to be sub-rented out, ie only the signed tenants ( and the relatives ) are allowed to stay and not someone else unrelated. In this case, the owners have to right to ask the PH not to stay there.

However, I tend to think most of the owners are indeed aware that they rent the units out to PHs. That's why I say we cannot force the cows to bend down the heads to drink water.

I would like to be proven wrong on this if someone can provide data or personal experience.

one of the more effective responses so far.

pressure points are not the ADUNs, agents or owners.

IMHO it's the JMB, in-house security team and subtle use of legalize gangsters to solve this problem.
*
Could you please be more elaborate as to how JMB could be the most effective vehicle to this problem ? What is an example of "legalize gangsters" ?

It's already the job of JMB to ensure the condo security, whether or not there is PH in the place !

You CANNOT ask JMB to implement discriminative regulations against the PH.

I still hold to my view, ie you can only convince, persuade or sweet talk the respective owners VOLUNTARILY not to rent to PH. Period. Anything else is barking at the wrong trees.

Involving MPs and what's not are governmental topics. Nothing specific to a particular condo will be relevant.

bro/sis, I respect your view but unfortunately there is no element of strategy and tactics to solve this problem. think, when u go for a SP Setia function, who mans their traffic flow and security function? why and how to use SP Setia's connection to SW's advantage?

ask yourself, now that PHs are already in SW, what are the implications. one can expect some fights and possible harassments etc. then what.

Think a few steps ahead la.....

For starters, start an online petition prior to the June 8 meeting la. Else how to pressure JMB??

You really talk like politicians and giving people warm fuzzy good feeling. Kekeke.

But all in all, you still putting high hopes in JMB, expecting them to do miracles.

All the best to you optimism. cool2.gif

Again all you people expecting your mps and aduns to do something against people with one skin colour just for your prop prices better be ready for a polite scolding from them for being racist instead.

It would be impossible for dap to assist you in discriminating against one race and yet fighting against UMNO and their policies at the same time.

Like I said, like it or not they are already in.

And more will be coming. It will be more useful for you during the jmb meeting to discuss strict house rules and how to enforce them.

As for the deed of mutual covenant, i think the clause regarding student hostel pertains to the number of people in one unit, not whether the occupants are students or not.

In the end the law is clear. If the tenants are here legally, there is no stopping anyone to rent to them units.
*
I agree with you.

And I just wanted to point out (earlier) that however strict rules it is, the JMB cannot implement discriminating rules against PH.

If you do that, you are not different from Perkasa.

i think if we want to complaint, we better substitute "PH" with "foreign student"
it's racist if we discriminate certain skin colour, it's not if the issue is local vs foreigner.

what's the current foreign student's ratio in binary college?
maybe what MPs can do is to propose a policy to limit foreign student ratio in college/university, let's say 90% local, 10% foreign student,
not sure if we already have such policy yet?
*
The student quota thingie does not work, the colleges they want to make money. They would not agree to it.

It's the stereotyped fear which we all have about PH, and it affects the market value of the place.

That's what they owners don't want to have.

Many local women like it very much.

There are con men cases appearing in papers every now and then. Got knows how many are unreported.

Dear all, according to SW mgmt,  they only send out POS-LAJU letter to those 7 owners who ("accidentally") allowed their units to become "Binary College student hostel" as their act have violated S&P.

Btw, I also heard  that SP Setia's mgmt & legal team are going full swing to protect the interest of the majority:
1. Heard that legal letter had also been sent out to the college's vice chancellor to tell them they have violated the law as SW is not meant for hostel.
2. MPSJ has been requested to investigate the 7 units of "Binary hostel units" in SW and to potentially remove them

I suggest we give more time to the JMB/SW mgmt to act. In relation to this,  I would like to call off this Saturday's session @ R3 mgmt office.
*
Out of curiousity, I would like to know in what way renting out units as "binary college student hostel" has violated the S&P. hmm.gif

I was there, but apparently it's a blackout affecting a few areas in Puchong, not only SW.
*
Major blackout in parts of Pusat Bandar Puchong and bigger part of bandar Puteri. Start around 7pm, probably only resumed early this morning.

Ubah TNB !

There is a hang-over from the power outage.

One of the bank in Puteri the system was down in the morning when I was there. The outage was so long, maybe the UPS also could not cover the entire period of outage, if there are UPSes installed.

People where cursing left right center.

Not sure if it is back to normal now.

how sw compare with scott garden old klang road? i think scott is quite happening (clubs) but not sure whether it is full occupancy at the commercial lots
the zest is another casualty of oversupply of integrated commercial
until today you walk in it is all quiet
wonder how many ppl stay there?
lrt noise soon passing the zest
*
Zest commercial is in worse position compared to SW.

Anyway some folks here predicted the death of IOI mall cinemas. Many moons have passed, I wonder if people still hold the same view. cool2.gif

Too many units are available for rent. My semi furnished unit in R2 has been in the market for the past 5 months, nice unit, good location, cheap rental but no takers. It is really a tenant's market. I simple refuse to rent to Africans especially students. One of them offered me RM2100 for my 1007sf unit which current rental is only around RM:1700. I am even more suspicious. i can hold but I am afraid many others cannot. I am really disappointed with the rental market at Setia Walk. I am giving it another 3 months to rent failing which I will sell before the place is invaded by more Africans.
*
Is it an indication of oversupply of mid and high end condo ?

Too many investors too few own stayers ?
