QUOTE(davkong @ Mar 9 2013, 04:25 PM) Thanks Neoh, I'm taking the liberty to post the image up here, hope you don't mind. Any comments from anyone on this U-flyover? My comment is that, if this is spent using MPSJ's money, then it is very unfair to non buyers - for such a long stretch of U-flyover just to cater for SW. Meaning this is only fair if it is spent using SPS's money. |

QUOTE(aquest @ Mar 14 2013, 09:21 AM) most reputable developers would have set aside a 'project cost contingency' which is usually 8-10% of total construction cost to help offset expenditure incurred under unforeseen circumstances. such cost does not affect the developer's bottom line but it does certainly affect u, as an individual purchaser since the latter is buying at a price higher than the developer's total cost/unit. Based on what you say, SPS is only bearing 8-10% of the costs ?this flyover will be handed over to mpsj for maintenance upon completion. If that is the case, I say it is grossly unfair. SPS should bear 100% of the costs. |

QUOTE(Chris Chew @ Mar 28 2013, 10:08 AM) I think 45 minutes trip cannot make it unless no jam entirely. Chris thanks for helping out. If use Jalan Puchong - Kelang Lama, at 7am, should need around 1 hour. If LDP to NPE, is faster but, when u reach Bangsar, it would be little jam for u to turn to Mid Valley. The other alternative is use LDP and Federal Highway. I not sure how long from SW to Federal Highway takes but if after 8am, easily need at least 30-40 minutes. But from Federal to Mid Valley only takes 15-20 min ( moderate lot of cars ) My figure was a guess only, I was a bit more optimistic because he needs to reach destination at 8:00 am, it should avoid a lot of traffic. If he wants to reach midvalley at 9:00 am, that will be totally different story all together. |

QUOTE(T816B @ Mar 28 2013, 11:35 AM) The point is, puchongite does not need to own a property in SW in order for him to advise the traveling time from Puchong to Mid Valley. Yup. Absolutely no relevance. Owning a unit in SW does not make the estimate more accurate.QUOTE One more possibility: puchongite could have properties in skypod, and bandar puteri and bukit puchong. QUOTE(urbanite @ Apr 3 2013, 10:01 AM) It is not a cheap hotel. It is a budget hotel. If budget hotels rates are quoted on a per sq foot basis, it can turn out to be close or higher than a 5* hotel No need for 5* hotel. It caters for day use ( or rather hourly use ) for drinkers, after stepping out of the bars, in one's or in two's.Existing outlets have pretty decent reviews on tripadvisor |

QUOTE(illy2010 @ May 27 2013, 11:20 AM) Say no to African students in Setiawalk. Palm spring has been around quite sometime already, the rental demand is quite established. SW is new kid on the block, we shall see how long the owners can hold and resist before they will give in and rent to Pak H.If Palm Spring owners can get together to stop all agents of bringing in PH to their condo, so do we in Setiawalk. Just received a SMS from agent, mobile 0105390440, who has spread rumours of more owners supporting them for Hostel for Foreigner Students (African). PLEASE!! PLEASE ALL OWNER, STOP RENTING TO AFRICAN STUDENTS. |

If you implement based on voluntary basis, ie if you get 100% support from owners, then no problem. However, if you want to implement it via JMB, to force upon those owners who have different views, then you have legality issues.

QUOTE(Akimoto Shun @ May 27 2013, 01:22 PM) This action is not to force the owner, is to remind the owner that JMB do not support. (once we confirm majority in JMB supports the same) What do you mean by JMB do not support ?.... anyway... just suggestion... open for discussion Do not support - does it mean one of these :- 1. Not allowed at all ? 2. Allowed but got discrimination ? 3. Just a lips service. |

QUOTE(Selectt @ May 27 2013, 02:13 PM) aiya, simple yet the hardest way. Get all SW owners for the first meeting of JMB/JMC and tell them straight to their face. Then if majority agrees not to let to PH, form JMB, if some owner insists on renting to PH, buat heboh and kacau the PH until they leave. Despite all the variation in the choice of words and phrases etc etc, it is still the same, you cannot ask the JMB to ban them, even if you are the 99.9 % of the people. PH family allowed. PH working professional allowed. (Get their company name, occupation, working permit, etc.) PH individuals and students not allowed. Looking forward to read more opinions by sifus here. 1 owner might choose to disagree and rent it out to PH, you cannot do anything. As your suggestion to "buat heboh, kacau and so on", that's illegal. If you want to do illegal things, and you have the time and the persistence, that's a different story. |

QUOTE(HydraSkins @ May 28 2013, 09:07 AM) Guys So you think the agents who helped the owners rented out their units, whose tenant happened to be PHs are unethical ( you wrote unethnical ! ) ? Cows don't drink water you cannot force the cows to bend down the heads, without the owners consent, can the units be rented out ?I have been a silent reader here and also stays somewhere in Puchong. I do understand how you all feel, morever the housing area I staying is new and also invaded by the PHs, no thanks to some unethnical agents. To date its been one year and there are few PHs stayed at our landed property, but it is much under control moreover when the committee was been strict towards these PHs. I already can foresee that SW will be invaded by PHs, due that Puchong is out of the hotspots for PHs. Morever with many vacant units and tons of pubs this is like a beehive to them. I applaud your efforts to unite and preassure the developer on this despite there is nothing much they can do actually. However, I suggest to get political preassure here. DAP's Ng Sze Han is representing Kinrara for ADUN and I suggest someone to give him a call. If you can get Gobind Singh it will be brilliant. I hope they do aware of the massive influx of PHs that flooding Puchong here Do let me know if help is needed and i try my best. Come on lar, don't charge the agents, they are just doing their job. If there is a demand, there is a job which require the service. So you think the MPs can do magic lar ? Go ahead, I am ready to be accept that I am wrong if the MPs can do wonders in this aspect ! |

QUOTE(HydraSkins @ May 28 2013, 09:51 AM) Petition or so wont do anything much but adding preassure will make the owners think twice. Classic Perkasa kind of thinking. Most importantly, the main culprits are not the PHs but these unethical agents. Back at my housing area we been trying to hunt down the agents who rented many units to the PHs. We even banned them from coming but seems they can find a way here. Looks like there a possbility they are in SW. |

QUOTE(HydraSkins @ May 28 2013, 09:57 AM) As much I not sure if our MPs can do something here, but its worth a shot. Looking at the big picture the main culprits are the loose enforcement on immigration and our higher education sys which somehow attracts these PHs. Yet there no proper enforcement which leads to these PHs do something sinister rather than to obtain education. So involving MPs will make them aware on their problems on their consistuency and then argue during the future parliment sessions. Do not that the ruling gov does not have 2/3 so this time our MP can do something. OK involving the MPs to do something in the government level is the right job for the MPs.Initially I thought you want the MPs to enforce special rules pertaining to blocking PHs from renting SW. This to me is asking for the impossible. QUOTE I more like pointing the agents are unethical rather than these PHs. I already seen some agents in Puchong conning some locals that they renting to locals until actually they renting to PHs. How can the owners be conned ? You mean the tenancy agreement is signed with locals and yet the actual occupants are PH ? Is this what's happening ?This post has been edited by puchongite: May 28 2013, 10:07 AM |
