Watching movie is at least 2-hours thing, after I watch in TGV, I am very sure I will not go back to GSC.
If want to spend 4-6 hours to shop, I may go to Sunway / Mid Valley / 1 Utama. If really want to shop in IOI JJ, I will watch TGV & then drive to IOI JJ.

I would say SW TGV is better than Sunway TGV except the IMAX

IMO, SW sub-sale cannot sell matching skypod price, it shd be slightly lower. Skypod has 3 years to run.
Covillea in BJ is priced at 510/sf - 550/sf and take up rate is not very encouraging. I know many SW owners are looking at 600/sf but I dun think it is achievable before 2014. As I say earlier 500/sf is reasonable. I estimate that at least 10% of the total units are up for sale, this will end up 70 units for sale. It needs some time to digest.

I was attracted by the scale model of SW which shows big TGV signage board (facing LDP), the board cover the entire wall, I say WOW! very good.
Now you see the TGV signage? I say TNS! I hv voiced out the issue to SW SA but I dun see they are willing to alter it.

Many shop owners in the mkt never operate a business before, they thought it is easy to maintain a business operation (profit), high rental is really killing, I said earlier, if all the shops are not opened at the same time, chances for SW to success is very slim. SW has 4 bullets to boost up the crowd, 1. TGV 2. LRT 3. PFCC 4. In house 850 units of household. So far TGV has started but I dun see significant improvement in the shop frontage.
If shop owners are not co-operative among themselves, they will break theirs' own rice bowl.

Correct. It is noisy, my unit is facing LDP. High floor some more
I knew this when I choose my unit, if the forest view is like Rimba Residence in Bdr Kinrara, I would hv chosen the unit already, considering the forest view isn't "original", I changed my mind to take west LDP facing which had great night view and day time SW and "far lake view". Both direction has pros and cons

At 1st I tot no business becoz it is newly open, I visited the clinic on 25/11 to fix appointment but it was fully booked, the earliest date for me is 28/12!!
I end up in Puchong Jaya dental clinic, more famous but require 1 week only

McD is indeed one of the fastest way to boost the crowd.

If SW intend to have a pool of international dining cafes, restaurants, light bistro ... then it should have been prepare much earlier, like Empire Subang, it was almost all ready when it was opened, and it did pulled a lot of crowds no matter dining hours or lunch hours during weekdays, Subang spenders are really willing to be there to spend money.

I heard one shoplot owner said SPS promised at least 10% rental yield in SW. If this is true, the I must say this is a very serious mistake, wrong pricing strategy.
