dear all,

drop by in morning before heading to work...i think there is some 3s sl still available and not much of take up rate for the semi-d, guess rawang over 1 mil tends to hesitate.

here you go...as they do not have any hard copy of layout plan and i took some of the pictures and the available chart and i just found out there is a low cost apartment right at opposite the semi-ds development. =(

Wah, they allowed u to take pic? visited twice they have more staffs than customers, so they have enough man power to stop visitors from taking photo shots.

2S SMD, priced from 1.25mil, too ambitious. Their Anggun 2 transacted fro around RM1mil, Corus 68 at Mah Sing similar product and BU, 900K net, so quite tough...

i have 4 staff looking at me taking photos..hahah...maybe they know i brought...no kacau me gua..hehe

Any body have more details about the medium to low cost apartment beside Anggun 3?

I am concern if those projects will lower down the living quality of Anggun 3. As I believe a lot of cars will park along the public road & the main road will be congested if the site cater a lot of residents with this high rise properties.
*
i have asked as they do not have the plan on the low and medium cost apartments too, do not know anyone here might know.

i have more concern if AG3 residence have visitors, where do they park

should be direct park in front of ur door, becos too far to walk and unlike condo/aprtmnt..
*
what is we have house warming. that would be very sad as in u will expect 50-100 cars. take it an example to the 3 storey semi-d, all owners is rich and many frens. rclxub.gif

How many carpark near to the clubhouse, did you know that?
*
i think they just have a exterior view of the clubhouse, i do not think they have final plan on the clubhouse yet. maybe after i sign this weekend i can see some drawings to show u all ya... tongue.gif

QUOTE(ExpZero @ Oct 21 2013, 11:55 AM)
I have been told that MOT is not absorbed by develpoer but S&P, loan agreement and stamp duty is absorbed by developer.

I assume it's not cheap for MOT for 3% out of the total property price. sad.gif
*
i have been told there is no absorption on the MOT also but only SPA. i guess some blur salesman miss rep...hehe rclxms.gif

I thought we are talking about the same thing? MOT not adsorb, SPA adsorb right?
*
yes, they absorb our SPA(include Stamping) & Loan Docs (include stamping) BUT not the MOT(btw the transfer of title how long it takes, i guess u all know how fast can churn out tongue.gif )

If fact I spoke to one of their consultant lately. They told me that they have the intention to move the low/medium to somewhere subject to approval.  They said the value in the area has gone up. It would be a waste to build low cost. Hope it it true.
*
as i know, developer could appeal if the take up rate of low cost apartment is vacant then they could avoid building low cost in the master development.

btw, setia alam low cost is also next to the semi-d

someone please share with us more bank's rate?

Is there any other bank offer 2.45% or higher?
*
I think anything better than 2.45% would be applicaple to semi-ds only as I know anything higher it must be loan margin above 1mil.

price wise corus68 is more telan-able

To me the location and developer is more important although price is on the higher side.

Btw, I heard there will be tenby international school(English private) & chun koong (chinese private) is coming around this place.

If location is important, then Tenby or zhun kong coming "around" the area is not exactly superb news, unless right next to a3?
*
Glcotan, no offense but the access to mah sing development is reli too deep inside. Im not sure you stays rawang anot but upon peak hours I guess it will be more suffer passing the way. Hopefully mah sing will gain better access through kundang.
