DA Land signs MoU with Sanderson Group for The TWO's Theme Park



The TWO one million sq ft indoor and outdoor theme park will be conceptualised, designed and managed by Sanderson Group, an Australian design and construction firm. Sanderson has completed projects on behalf of Warner Bros, Disney, SeaWorld, Universal Studios and Wet 'n' Wild. Its other prominent projects in Asia include Sunway Lagoon, Singapore Zoo River Safari and Resorts World Sentosa. The themepark will offer water rides, adventure sports, as well as thematic rides, shows and dining experiences.

Went to AEON buy groceries last week, the flyover open both way already
No more traffic congestion at Jln Batu Arang and the road near to Rawang toll.

I think the junction turn into AEON need to upgrade also, now only 1 lane cannot ease the traffic..

HongBeeLand said will upgrade to crossroads..good suggestion, in future flyover better!

B27州路兩工程料明年竣工‧菁鄉嶺有望解塞

（萬撓29日訊）分別由雪州公共工程局與發展商斥資擴建的B27州路，預計將在明年次季與末季竣工，屆時兩段總長為2.5公里的馬路將從3車道提昇為4車道，預料能有效紓緩往返菁鄉嶺的交通堵塞。

此項B27州路工程僅涉及煤炭山路，由Anggun City發展商耗資1千300萬進行的A段擴建工程是從永旺廣場前方的古德士（Caltex）油站起，直至雙溪巴高村口旁的家具店，長1.3公里。

由工程局耗費2千570萬令吉承建的B段長達1.2公里的馬路，則從家具店起直至萬撓紹嘉娜花園入口處。

萬撓州議員顏貝倪指出，工程局的建築費用更高，是因為貢河需要改道以讓路給擴建工程，而遷移地下電纜也所費不菲。她說，根據雙造的匯報，A段工程將配合Anggun 3屋業發展計劃落成的時限竣工，即2016年6月之前。

“B段工程由於徵地費時，已經兩度展延竣工日期，即從今年1月15日推遲至今年12月18日。由於工程已於9月份動工，所以最新訂下的完工日是2016年11月13日。”

徵地賠償後未搬遷

顏貝倪是在工程局官員、市議員古納拉茲、發展商工程董事黃進源與顧問陳泰融的陪同下，巡視兩地工程進展後表示徵地共涉及30個地段，州政府在3個月前已經發出總額高達1千200萬的賠償金，但地主卻在收了錢後，仍未有搬遷的跡象，令當局備感棘手。

“目前工程的兩大挑戰是遷移電纜與收回土地施工。”
她估計在雪州政府通過2016年財政預算後，仍需至少兩年來提昇B27的其他路段。“ 除了州政府撥款，我們也設立了信托基金向發展商徵收經費提昇道路。”

根據原訂計劃，提昇工程本應在2013年3月展開，但卻因為諸種因素而一拖再拖，引起商民不滿。B27州路全長約20公里，如今所提昇的僅是發展最為迅速而道路不勝負荷的路段。

在此之前，由於道路設計不良，B27有多個地段因為馬路寬窄不一而危及道路使用者，菁鄉嶺居民協會也申訴永旺廣場前方的馬路中央隔着一個小斜坡阻礙視線，再加上違法U轉的車主經常強佔車道，令大家出入不平安已經兩年。

顏貝倪：將減少車禍發生

針對此事，顏貝倪表示在工程完工後，斜坡旁的車道將被整平，使路面水平線平高，減少車禍的發生。
“發展商將在有關路段安裝街燈，使一入夜便黑暗無光的馬路大放光明，加強安全措施。此外，馬路中央將建造分界堤，禁止駕車人士做非法U轉。”

她透露，考慮到馬路在擴建為4車道後，駕車人士難以從巴友柏邁花園工業區的主要通道珍卡路（Jalan Chengal）右轉朝萬撓方向前進，因此發展商計劃在路口加設交通燈。

“發展商也會在這個路口多建一條從菁鄉嶺朝往萬撓的車道。如此一來，司機可以佔用一條車道做U轉，另有兩條車道可確保從菁鄉嶺、公主鎮等區的車輛通行無阻。”
顏貝倪對工程可按部就班展開，感到欣慰。

永旺廣場前車道整平
發展商擬12月封路

為了趕在2016年1月3日學校開學前完成馬路擴建與整平永旺廣場前方高低不一的車道，發展商計劃在今年12月進行封路，前往菁鄉嶺、公主鎮與煤炭山等地區的小型車輛受促使用巴友柏邁花園的通道做為交替路線。

Anggun City工程顧問陳泰融表示，為了避免加劇交通阻塞，工程必須利用學校假期快馬加鞭進行，因此唯有將交通導向其他通道以爭取更多的施工時限。

“只有不宜在花園住宅區中川行的拖格羅里與重型車輛，可以採用永旺廣場前的路段往返菁鄉嶺。”

他說，該公司已經在巴友柏邁花園入口設下路障，做好封路與改道的準備，但目前為止，並未阻止普通車輛通行。
“本公司呼吁公眾給予配合，在12月盡量讓出道路讓工程順利進行。”

根據工程設計，發展商也將在貢河上加建一條通往Anggun第3區的雙車道石橋，分散從萬撓駛往菁鄉嶺方向的汽車流量。工程也預料可有效減輕菁鄉嶺、公主鎮、根登新村、炭煤山等區數萬居民在交通繁忙時段的塞車之苦。（星洲日報‧大都會）
