I am really waiting for IOI resort mall to open. Once it opens, Jade Hills, Nadayu 92, Country Heights dont need to go very far to have good and nice shopping experience.
Haha, it just happened that, I currently / spent half of my living in USJ / Subang Jaya / Bdr Kinrara enclave, so, I am much convince to look at the products where I understand the most of it's location / area, the catalysts itself, sorts of demand of it property type, price range, the people here and etc.But dont u think the clusters near Kajang, Semenyih have more potentials? Most of the location normally has it's good product in it's own, but I just don't go that far unless I am confident with the product to match the area's needs or the developer catalyst.
For Rawang, I had been eyeing this area since long, notably eyeing on the taikor, Guocoland / Hongbee Land, since it was one of the most trusted developer by Rawang folks and almost enter it's Emerald Gardens last year but partner's 90% loan reject, therefore cancelled to proceed further. I had noticed big dev like Mah Sing, Sunway JV with Sunrise, BRDB, Tan & Tan, Glomac and even SP Setia is going to JV for the Perangsang Templer Golf project. However, I also unexpected to enter one of the risky buy at such affordable price in Mah Sing's product. I just feel the timing of the completion, concept, price, size and catalyst which is something unique and potential to grow.
If I am buying into other big area like Klang, Kajang or Semenyih, I always only analyze or look into big developers product. Like, I only interested in WCT or Gamuda Land in Bdr Botanic / Bkt Tinggi Klang or Sime Darby in Bdr Bukit Raja or KSL in Bdr Bestari ( I don't like IOI's Bdr Puteri / Putera).
Kajang I think it is great area and much potential to grow as a whole compare to Semenyih as it nearer to KL compare to it. Hmm, I also feel Jade Hills and Nadayu 92 is good product, but hmm, no opinion for Country Heights.
For Semenyih, the catalyst being was nearer to Kajang and going to have a huge hoo-haa in future by Setia Eco Hills. But if I to enter Semenyih, I think I only buy because of SP Setia's brand or township, definitely not because of I just wanna buy into a location.
