I think the reason of 10% difference is mainly because when it open for sale the price is low $300/sft while the market price for this area has further shoot above $400/sft (even it still considered as low as it's around $400/sft only. Good news for early phase buyer of KR1 but as you mentioned if given these price comparison, I would go for KR2 anytime due to the factors you mentioned and also the feeling of more higher-end living feels for a merely 10% additional.

Last time when I'm young, I'm living in a surrounding which is noisy with motorbike, people talking loudly till midnight as well as water dripping sound for past 20 years. When I began moving to KL for working, I become not used to it as I feel too quiet till can't sleep well for few weeks. Like some people here comment on the highway facing which will be loud, I do not think that is a main issue as afterall it's up to personal preference. I did visited one of my friend house in ulu kelang which facing mrr2 and to be frank I like the facade so I have no problem with picking KR2 facing Kesas which might be a bit dustier but in compensation I will enjoy an unblock KL view.

But I had to use other names as i already have 2 properties in TTDI KL in my name. 3 of my friends also purchased units yesterday. So all in all, 5 units from my group.  biggrin.gif

Btw, my 2 units are facing Kesas but with a view of the swimming pool too. My first choice was on the other side nearer to the LRT but i think that would have posed more noise issues as the LRT is using trains which will be as noisy as the current batch. The MRT trains would be much quieter but not the LRT. Plus the much higher location of the tracks would cause the noise to travel quite a distance.

What? Same day and few units being booked just like that? Somemore your friends also get few? Before that the selling pace has been very much slower but lately seems the pace has been gaining momentum.
Could it be due to Twin Arks premium price makes KR2 looks like a super bargain? or the news of WCT and jalil City boost the demand for this area?
