KR1 bumi lot unit had been open since more than 1 or 2 months ago. The price was increased and was only 10% variant or cheaper compare to KR2.

I not sure the sale status but personally I prefer KR2 due to better facing with no blocking, higher floors of 30 storey to grant better view, facilities are more than KR1, with Sky Garden at all 3 towers and etc.

KR1 early buyers would be holding the advantages where they only enter at RM 300 psf circa. If u prefer lower density but smaller land and do not mind either facing Bkt OUG condo, facing block to block or highway, then KR1 might be a worthy choice.

All it takes is giving yourself time to get use to it. I have dogs barking 24/7 at my current place, after staying here for 3 years, you'll not notice a thing.

This few days kenot. Next 3 weekends of Nov also kenot bxz got events.

I dont think rental returns would be that good as by 2015, there will be quite a number of units coming into the market. Normally in areas which have such a number of developments coming around the same time, rental and sale figures wont be all that great. I expect rental rates to be about RM 1.30 psf. Also for those who intend to sell in 2015 once you get OC, be prepared to hold till 2016 if you want good returns.

Yesterday was my 2nd visit to the sales office. I spent about 3 hours there yesterday (in heavy rain) surveying the surrounding developments, access roads, the actual site and the progress of work on the LRT station. Also checked out the proposed access road which Bina Puri is currently occupying for the LRT construction. I also spoke to 1 of the partners at Raine & Horne whom i know personally.

Did all that before i placed bookings for both units. My initial unit choice was taken up about 15 mins before i placed my bookings. Another couple came in and bought these 2 units. Damn!

But I had to use other names as i already have 2 properties in TTDI KL in my name. 3 of my friends also purchased units yesterday. So all in all, 5 units from my group. 

Btw, my 2 units are facing Kesas but with a view of the swimming pool too. My first choice was on the other side nearer to the LRT but i think that would have posed more noise issues as the LRT is using trains which will be as noisy as the current batch. The MRT trains would be much quieter but not the LRT. Plus the much higher location of the tracks would cause the noise to travel quite a distance.

4) The cheapest pricing among all on going dev at BJ. Aside KR1, KR2 now are slightly cheaper than ZR.
5) Twin Arkz bringing BJ to another new benchmark pricing of RM 700 psf like wat bro ronn addressed
6) WCT Mall tentatively completed at 2016/early 2017, approximately 1 year after KR2 VP
7) Jalil City megamall
8) Berjaya Mixed Development
9) Overall, BJ 2017 would be completely diff hub compare to BJ 2012

Yalor. A lot of Tower 3 owners reported here. But not surprise that Tower 3 has the most own stay buyers bcz of the medium n bigger units here.

Mana other Type A or Tower 2 buyers? Hehe.
