IMHO, Concerto North Kiara does offer kinda of lifestyle living or truelish Kiara style with the quality and material they given, summore with private lift lobby and as a new launch, RM 585 psf after discount seems fair.
I feel its good for buy for own stay if one really truly wanted anything touching the name of Mont Kiara bcz they offering something match the pricing, but its not cheap anyway.
But investment POV, the price point is kinna little bit tough for min RM 1mil as future subsales buyers have plenty of time and plenty of choices to pluck from all range of 1,700-2,000 sq ft condos in Mont Kiara stretch to Dutamas and North Kiara series. As most of the MK condos now, asking RM 650 psf, are not doing so well and remain stagnant, therefore, these pool of luxury choices would be also a great threat to Concerto once it is completed.
I have few affluent frens asking my opinion and they wanted a nice condo with RM 1mil min, based on their lifestyle m wealth, buying for own stay, I did support them to buy in MK as it really does provide a pool of luxury living which suits them. But when those ask me about investment in MK, I remain to say, it is very tough although they can hold the condo vacant for many years as MK had becomes a hotspot and watch out area for banks and valuers. The supply had been long increasing numbers and with more high end condos offers at RM 600-700 psf at BJ, Damansara, Ara Dsara and etc, MK has the potential not bearing the special Mont Kiara address anymore.
Your 2 x KR2s would still a much better bet / buy compare to 1 x Concerto where total price are similar.
So probably you may advise our bro here to grab his 3rd unit of KR2 as a better bet than Concerto?
