Will our station be operational this year?

Awan Besar is one of the 4 stations targeted to be operational in phase 1, end October.

It's everyone guess if prasarana will meet or slip the dateline.

Err. I think definitely not the same buyer who so eager to grab 2 subsale units via more than 1 agent.

WCT agent called me too, but indicated the buyeris looking for Type C or big size only. While, the smaller unit was sold via another agency but I dunno which 1.

Bfore VP, we can sell with some various condition S&P. Buyer can book and try to get loan now ( depends on bank eligibility to process a loan subject to completion stage ) but disbursement would be on upon VP and CF issued.

If bank loan approved, proceed with 10% dp with conditional agreement where if buyer or seller opt to cancel later on, they have to pay the penalty of 10% unless seller willing to accept 2-3% booking fee only but it wont be the case here since no point selling now but not receive any deposit while the booking fee went to the agent.

Its a bit complicated here as the progress is yet to be 80% but both should appoint own lawyers to protect both selfs.

Most banks can approve loan if the property is80% completion as per Architect Cert but release monetary would be based on subsale policy upon seller obtained CFO / CCC and VPed

What is the point of such sales ? Seller don't get real money (yet) and buyer don't get real house.

Hi.

Is for all unit and size. That is why valuer indicate RM700psf...I had make valuations for total of 5 unit for my customer with different type and size. Valuer had issue a letter of total cost of valuation include detail confirmation of RM700 PSF for all unit.

For further detail please call valuer to confirm.

Thank you
*
Cannot be lar. Valuation is always case to case. Is there such thing called valuation that applies to all ?

Maybe you should see what's the common things about the 5 units you gotten the valuation. Maybe they are all small sized and high floor.

Looks like a quotation to me. Is not the valuation report itself. Is the psf figure in quatation usable as the value of the property ? biggrin.gif

Yes looks like a quote for valuation fees for a certain price benchmark. No indication that its the actual valuation for the unit plus no indication if this is for the smaller or bigger units.
*
I don't know what term the valuers will use, but for me, I will treat the psf figure there as "tier pricing" figure. They just group all the properties in KR2 into that particular "tier" and then provide a quotation on it.

Use that psf figure for buying/selling decision making will be quite disastrous.

The size and the psf are also listed on the page. To answer the question, 600 psf is for smallish.

Dear Friends,

Singapore PR carry Malaysian IC from Muar. He say had check with legal consultant and there is no issue.
You got banker to introduce? not sure any issue to get financing with Singapore income doc.
Try to push KM1 but he more keen near to LRT.
*
Apparently different banks have different consideration given to foreign income. Read this article :-

http://loanstreet.com.my/learning-centre/h...ow-based-on-dsr

It was said that Hong Leong bank gives 100% consideration to foreign income.

I got the request for payment RM820 for each of my units for TNB I think. But my question is:

1) Why is it so expensive for this installation?
2) Why is the unit number stated in the address different from my booking unit?
*
The unit number thingie has been discussed in this thread.

The unit number in SNP is rejected by DBKL. DBKL wants the number to follow kononnya bomba convention and easlly for the firemen to identify which unit is which number. So ended up your SNP unit number is not the same as your postal address number.

It will be up to you to complain but I don't think you will have much chance for success.

So the new unit numbers will take precedence?
*
Just take it that you are given two set of numbers. One set refers to the unit number in SNP. Another set of number refer to the postal address number. No concept of precedence.

Pics of KR2, view from Lai Meng school. Looking good!
*
Looks good from ground floor and above.

But if you view the place from Kesas you will see the "hollow" car park, much like what you see in KR1.

By contrast, the ZR and Trees have structures which cover the car park and less naked.

Well, KR2 does looks better than KR1, but not as nice as ZR. I pass by KR2 everyday but just that I was at Lai Meng area yesterday so took a pic from there.

Btw, they are doing up the carpark and roads for the LRT now. Tar road already.
*
Okay I would agree with this comment. Pretty much like ZR > KR2 > KR1.

Might upset some KR2 fans. wink.gif

Prasarana is saying the phase 1 Ampang line LRT extension will be open Oct 31.

http://www.orientaldaily.com.my/central/zm1050

This has been said before but as time goes by, they have not shifted the date yet. So I think their estimate becomes more and more realistic.

You should be grateful that it has not become 4.

But funny that somebody told me his unit changed from 8 to 2.

Always look better from the other LRT side.

But if look at it from Kesas side, you see it's kind of hollow here and hollow there. The facade for parking is considered quite bad in today's standard.

as long as no cracks, water leakage , pipe bursting in the parking lot

I am talking about the facade. The facade looks like a low cost condo parking building.

Take a look at the parking for Trees and ZR as seen from outside.

Looks like there is about 20 years gap between the design.
