Hmm, parking facade? The Treez, design looks good and of coz, it refurnished back into their selling price whch was way too high above KR2 upon launching. Although the density is lower, if acc to what contractors told me the costs they used for Treez, it could be even much more grand n premium looking.

ZR? Looks ok for me and overall looks good only as a facade.

Are u a buyer of The Treez or ZR?

Nah, I don't own any of that.

Lots of pictures were captured but none capture them from Kesas.

Only see it from Kesas you can feel it's naked, hollow and cheap, mainly due to the car park facade.

I would imagine it's because the buyers could not fully utilize the extra space and they will see the extra space are extra costs for them. At the same time loan margin eligibility might be constraint to borrow upto a particular figure.

In terms of room, it's a 3+1 room, so people just treat it as a 3 room unit. So price per room becomes very unattractive.

The layout is favoured towards own stay as the masterbed room is huge but the 4th-room is small.

If the space can be relocated so that the 4th room is big enough as a double room, then it will definitely bring up the selling price psf figure.

But they had a buyer who bought it at RM780k a few months back. That's the basis of their optimism. Maybe that purchase was an exception ....

Yeah looks like it's just going to be a tiny segment of it.

As it involves land not entirely under the development of this developer, so I doubt it will be a full segment.

It the first place, the developer did not put it down anyway that they are going to be a sheltered walk way to LRT ? Did they ? Is it mentioned in any of the marketing material, brochure, video or something ?

Maybe some SAs might have said it, but what SAs claim is not what the developer is going to deliver.

I think the walkway thingie is a reality which can't go any further.

But things inside the residency not matching with marketing material such as video, there is still hope via legal means.
