hard to tell, PKNS like to tembak sini tembak sana. latest i heard is the new sabak bernam 1000++ acres township development. last time i did the development proposal for JV with PKNS. Anyway, PKNS bangi is a great success compared to selayang

got 2% rebate and 7% bumi discount. they said loan can get 105% including mrta. so if bumi, they will refund 9% upon vp, if non bumi get 2% la. completion and vp expected march 2013

the price is tempting and cheaper if compare to others, it is only 250k++, with 535sqf..just concern is studio so easy to rent out nowadays? somemore in cyberjaya..

535ft2 is still far better than osk soltices which is less than 450ft2.

Apa jadi tu this project eh? It supposed to complete on last year July, but according to the sales person in PKNS will only complete next month. But a few weeks ago went jalan2 to cyber. Mcm plaster pun tak ada, not even 70% pun. hmm.gif Lambat jugak siap.

agreed..it takes only 20 mins frm putrajaya/cyberjaya toll to jln t rzk n bulatn kg pandan..very fast one..i dunt mind spent rm2.50 +rm1.50 as i cud reach my workplace in time..

- if this is your first property, MBSB gives 105% loan (where 5% for MRTA / legal fee). in other words, if you are bumi and this is your first prop, you are making cash by buying this smile.gif
- very attractive for first time bumi buyer

Went there. Well, i arrived a bit late due to certain problem. There are 2 things that somewhat irks me:

1. Insufficient brochure
Well as a potential first time buyer i need the brochure too to show my parents/friends on what is it all about

2. Best western bought the middle block
This one really makes me sad. I was aiming for the mid block as i know it was not as hot as the studio unit on the left block.

Thats all i guess.

The thing that put me off is leasehold while most properties in cyberjaya is freehold, otherwise its a good buy..

personally it doesnt bother me too much with leasehold. good property will sell and rent regardless leasehold or freehold

the major thing that put me off is the uncertainty of rental demand. the grand master plan looks great, but before the master plan is fully materialized, who is going to pay for the installment?

sales agents keep emphasizing that MNC workers and rich students are all over cyber, but i assure tell you out of 50 MNC workers, maybe, only maybe 1 will stay in cyberjaya simply for affordability and convenience concerns. while for students, there are nearer options around their campus / nearer to cyber town / or even cheaper and more convenient options in equine park so can anyone enlighten me, why would someone pay 1.4k (just for owner to breakeven on loan + maintenance) to stay on in property? in case you havent visit the site, when you look at the building from the sales gallery, it looks like a building is built on a dessert with brownish land all around it. and yes, this piece of land has been looking like dessert for the last couple of years with only Q-Cells as major tenant in SSP2. all the great news about Q-Cells is going to inject RM5 billions into SSP2 was prior to their €846m net loss in 2011 and Q-Cells filed for insolvency on 3rd April 2012. their further investment into SSP2 has been quiet since the acquisition of Hanwha.

back to the project itself, with 17% discount (for bumi) and 10% discount (for non bumi), s&p + legal fee absorbed by developer, everyone gets 0 down deal. couple with 105% loan for first time borrowers and 95% for second time borrowers, firstly easy entry and secondly many buyers were very fascinated by the idea of "getting paid to buy property", this project potentially attracted the wrong kind of buyers.

i got couple of more factors that lead me to put a No on this project, but i should stop here before any current buyer getting upset with me. i wont deny the potential of the grand master plan of PKNS in SSP2, for now, it's still quiet an uncertainty.

i think u should learn from kota damansara by pkns about 10 years ago....bungalow lot rm20psf but now....township by pkns take a year to develop...take a lot of time...

PKNS managed to nego with Best Western to open some units for buyers, specifically those who liaise with Faizul Ridzuan. just now called, left 7~8 of studio units left, all on the upper floor.

i'm guessing there's option to leaseback with Best Western later on.

One thing i like about PKNS is that they build and sell. The ayu impian units = impressive. Got alarm system as freebies some more even though not mentioned in advertisement or during signing

So what happen with the bridge built by pkns? Runtuh already right? I have always think that place is no good. Swamp land. Thats why i dont believe in vega residensi coz apart from that, other factors also dont seem good. Sorry buyers. Everybody should not just follow herd.must do own analysis. Some of nusaputra owners of early phases also got problem with land sinking. Anybody can be a salesman.

jambatan sudah runtuh liao...pkns developer....yeah science park used to be swamp land....big2 tasik area around there....same with bandar saujana putra....taking quite some risk buying a high rise there....this property is cheap but minimum at least another 7-8 years for this science park 2 area to develop...dunno y tp mcm cyber 10 years back....so guys need holding power minimum7-8 years for price to appreciate meaningfully in this location based on my experience in cyber....

Please do your due diligence to find out if the project suit into your financial plan. Do not just decide based on hear-say. Property is a non-liquid and huge investment. It takes years to rewind a bad decision. Having said this, I do not condemn any project at all. Just a reminder. Decide wisely.

Despite my bad opinion about the project in terms of soil, leasehold and location as compared to other cbj projects, I was informed that many people bought the project. But now people r saying that the sales are not good? eiii?

whatever it is, for anybody to make an investment, u need to listen to urself. just hear what others say but make ur own judgement.

The actual facade surprisingly looks better than the brochure! A bit isolated but jus a road across to cyberjaya and much cheaper than cyberjaya properties. Worth to think about it if u want to have a first home but with limited budget. Why pay rent, whenu can start a first property now with a well planned township.

all unit almost kena sapu already.. 2/3 bed apartment almost gone.. (probably less than 5-10 left).. studio still have a number of holes here n there.. good deal for late buyer/first home owner?( unit almost completed (expected VP Feb? if further delay might push back till Q2-Q4 i dont know haha).. show unit is in the apartment block itself :-P i dont expect you could easily rent it for studio since it's a bit far from everything..

Cheap but theres price to pay...it may take this area of development another 5-10 years to partially or fully mature ...

Some more the only leasehold prop in cyber...but the building design itself look nice...however location wise is a bit off...overall more ?? Marks over + points wether it will turn out profitable investment in the long run...

If the pricing, BU size, layout and facilities are OK, even though leasehold i think still OK to go.
Better than those SOFO / SOHO / studio at least it's a decent size for family of 4.
First time buyer with budget constraint, can look further into this project.

I believe there still is. Saw quite some empty units on the booking sheet at the SSP2 Sales Gallery back in Sept 2014 during their "re-launch". I doubt there was a quick uptake since then as it was not heavily promoted. This project is somewhat under most people's radar, especially with mixed confidences from property investors.

I usually drive by Vega once every few days (since I work in CBJ), seems they are just touching up the landscape from outside. Though inside haven't had a look since a few months (still no elevators yet). Talked to some of the workers, they really hope to target by Feb.

I plan to move in asap as wife working in cbj! Booked last October and loan just approved. From observation, less than 20units left. However, majority of the units are studios. You can check with En Halim from PKNS. His number is 017-3634821.

Went there on Saturday (16 May). The disabled parking etc has been marked, more landscaping being done. Also, the lake in front of Vega is being worked on. I saw trees being planted, etc. Another thing is next to Q-Cell, there's an area marked for "Korean School of Malaysia". Looks pretty promising!

Contacted PKNS last Monday, 22/6/15. They have issues with Syabas. If everything OK with Syabas, after raya, the VP is ready. However, it is similar to the phrase “forever and a day” to denote an infinite period of time.

But! in positive manner, I am assuring myself (based on my conversation with the engineer), VP will be ready by August or atest by September.

Thanks for sharing. Well let's hope for the best. PKNS recently wrote to my financier (bank) to release up to 85% - so it looks like they are nearing the final line. Raya holidays will slow everything down so hopefully it picks up after that. I'm looking forward to move in!

Contacted PKNS a few days ago. Was informed that the CPC is ready, going forward to obtain CCC/CF by August. I take it that whatever it is, VP can be expected by December.

I was at PKNS Bangi office 2 weeks back. All Vega Units has been sold out, but have a feeling some buyers will release their units after COC/CF is issued.

Im getting tired of this PKNS shit.

Feel like a loser buying the unit, now what ? pending Syabas or what else?

So much pending item, approval etc etc

They made me look like a beggar asking when is the VP. The unit is 440k for fork sake.

This is my 1st house purchase and worst experience ever.

Why they are working so damn slow? Staff updates are like retarded talks with blaming on the other parties.

Do they consider the buyer financial or feeling? Paying interest for so long. Can only just see from outside and cannot enter.

Holy crap feel like letting go of this unit. Truly piece of shat in terms of management.

Generally good. Clean up of common areas still in progress.

Design of units are quite utilitarian compared to other cyber condos, but I guess the outside facade & pool area (when clean & maintain properly) is good. And the views are spectacular.

The community of buyers quite strong and united. Need to be because PKNS needs a lot of pushing to get things done on time. Still a few issues left to be sorted, but right now owners are busy moving in and doing renovations.
