jambatan sudah runtuh liao...pkns developer....yeah science park used to be swamp land....big2 tasik area around there....same with bandar saujana putra....taking quite some risk buying a high rise there....this property is cheap but minimum at least another 7-8 years for this science park 2 area to develop...dunno y tp mcm cyber 10 years back....so guys need holding power minimum7-8 years for price to appreciate meaningfully in this location based on my experience in cyber....

+1...dont just buy it bcoz its the cheapest u can get in cyber....thrs always price to pay...this unit cheaper a bit to other cyber studio but look at its minus point:

- its a LEASEHOLD...all other development in cyber is freehold
- its located outskirt of Cyberjaya, behind it got single storey low cost house...and the rest is padang pasir...
- competing with so many other studio project in cyber...
- is he looking for capital appreciation or surplus rental income? frm what i see this unit gonna struggle both ways...
based on my survey studio owners in the domain already struggle to rent out their unit..some units vacants for months frm 3-6 mth looking for tenant...at last have to rent out to foreigners (arab or blacks) no comments wether its safe to rent out to them as i only rent out to locals...tell me how can this unit beat the domain which is more centralized with bustling shoplot area ?
- trying to sell on a BIG profit? sorry bro but in cyber theres a price range for 3 type of units...studio, condo and high end condo/luxury landed resident...lets say for example u bought this unit 230k...expect to sell at 300-350k? fat chances....cyberia subsale condo size range between 290k-380k currently...why would u buy a subsale 560sqf studio for 300k if u can get cyberia condo >950sqf same price?...

Cheap but theres price to pay...it may take this area of development another 5-10 years to partially or fully mature ...

Some more the only leasehold prop in cyber...but the building design itself look nice...however location wise is a bit off...overall more ?? Marks over + points wether it will turn out profitable investment in the long run...

Is the availabe unit still sell below rm300k...

Hard to sell since its leasehold bro...a few meters away and ull get freehold and just expensive a little bit more
