If one area doesnt started as f n g like other area in ttdi or kota kemuning, it will be hard to set up as f n g area, it depend on how all residents think, if can get all agreement then it is fine, then cannot but get enuf majority to finance the f n g area, still ok as long as those non pay residents dont complain to majlis perbandaran, as long as one complain reach majlis perbandaran, they will come and take down your gate and ask to dismiss the guard because they got no right to check or to stop people from entering the area.

Hopefully all pentas are educated people and know how important is security to our home, it will also bring up the house price actually you gain more financially when u pay. Definately i will move in if pentas success to setup as f n g area.

Ya, we pay upfront le, otherwise inp won't transfer the land name to your name and bank won't release the money if the name is not transfer ...

If pay 3 or 4k can setup a good security system i think it is worth it, the house appreciation will at least 10x the investment on security system ... Again not everyone think the same way and willing to pay ...

+1, if they dare dare raise the price, the remain will immediately snapup ... But new launch take up will be slow, anyway if they dont raise the price, the new launch take up will be slower and remaining units of previous cannot sell, coz people thinking no appreciation between the launching, why buy this property ....

Ya like what taiko jucl said, it is 225psf. Extra land at around 150-160 psf.

Ya, after you mentioned it, it is actually a very good buy. Look like they reduce price on corner units after pentas series corner move slower than intermediate unit.

Based on calculation, type B is a steal now.

689k/2500 x 2810 x 1.05 = 813k
