The agent told me that it could be used for residential. I asked him about HDA, and he went blank. How did you know that this Montena Suites is without HDA?

frankly..SOVO at this location...hmmm...dun think can make it lar. even the shoplot beside around OCBC area also mostly still empty (the back row). If according to current standard SOVO is not under HDA while SOHO yes. If can use as residential, can the SA confirm can get 90% LTV?

If it is with HDA and for residential use, I am sure banks will provide margin 90% max.

Yup, but i don't think SOVO is under HDA. So SA could be BS...of course owner can use it as "residential" if they wan...

Some agent called me yrtdy...MOF 85%, he keep telling is for residential stay not office although market as SOVO. He said this is to avoid the 3rd hse quota by BNM...so pmost likely target investors more..

it's RM490sf and increasing about RM1K per floor (it has 21 floors).

no more rebates, but there's a 7% bumi discount. during prelaunch, the developer offered a few freebies; aircond and cabinets i believe. im not sure the developer still offers them now.

the first block fully booked. the second block is 20% booked.

the showroom is already opened on the same row as the OCBC. but the show unit (on the first floor) is still under construction, due to complete by end of the month.
