I m eyeing for this project for donkey years and they say haven launch a month ago and they will call those who had registered when launch...but i din rec any call...I think all sold to insider cos only 900 units but 5000 ppl registered for this project. Very strategic as it only takes 15 min to reach KL w/o traffic or maybe less. No free package except maybe free s&p fee..tats all. doh.gif

If RM 299,990 FOR 1142 SQFT (only RM263psf) is real, then it is very very cheap. Then it can be explained that why is all fully sold before launch. I personally dont think they are selling so cheap. The subsale for the Cengal condo and Cemara apartment near there is selling more expensive and is nearer to LRT. lets take Cengal Condo (standard facilities eg gym, swimming pool etc) which bare unit selling around RM 330,000 for around 927 sqft which translate to RM 355 per sqft. The Cemara apartment (no condo facilities, just open and covered carpark, playground, surau and multipurpose hall and lift) selling around RM 230,000 for 730 sqft which translate to RM 315 per sqft.

I dont mind paying extra money to get a units for Suasana Lumayan if available. Please do PM me if got any unit available. Is definitely a best buy of the year.

i heard this is a dbkl and danau project., which are bout half is for bumi work in dbkl, and i been heard it seen last month. and it is true... 20k ut
so u need to pay is 20 +10 + 30 = 60k in up front..... that y i din booked... but have some one been booked 10 units i know...haha
cos cheap..... 300 for 1100++sft.... in here can sell near 400k...lol

The stretch of road along Suasana Lumayan is always jam-packed since there are two more condos at the opposite road. There will usually be cars parked on each side of the road, and due to shophouses just beside/behind the condo, the area is always congested with slow moving vehicles. At peak hours usually a long stretch of traffic at the traffic light junction to the mosque.

Morning before 10.00am and after 4.00pm should be fine since these are not really peak hours.

I live there a while back, jam like hell, u just the condos/apartment there. How cannot be congested. At night also people park everywhere. I heard they want to open Jusco there somemore. Can't imagine what will happen.

Peak hours are when folks are going to work (6.30am to 8.30am) and after work blues (5.30pm to 7.30pm). Outside of these times traffic flow may be slightly better.

Traffic along the Suasana Lumayan road will be fine during off-peak hours. It's just that only one vehicle is able to pass through a dual lane carriageway at a time due to cars parked along each side of the road(non-parking zone), an inevitable case with most low to medium-cost condo developments. During peak-hours, traffic will be jam-packed, and yes, that means not moving at all, as there will be a long queue right up to the traffic light at the mosque junction. Vehicles from the shophouse area attempting to cut into this road will be jam-packed as well due to the long queue. Vehicles can only move once the traffic lights at the main junction turn green. Basically a congested area which is quite a norm for residents living there.

Just look at kota damansara... i predicted this area to become cheras's kota damansara few years ago.
Those who bought the shoplots there at that time sure is laughing to the bank now. RM800k becomes 1.8mil!

but with no discount/rebate, and somemore 20k for under table, it is not worth to be considered for investment although the selling price is attractive, unless for the cash rich investor la... but if for ownstay is really a good deal!

Traffic flow will always be bad here since there are many condos on opposite side of the roads. There are condos at the side of Astana Lumayan and opposite of Astana Lumayan there are two more condos. Further up ahead there is this Casa Lumayan currently in construction, 3 blocks altogether. At this current situation cars already parked on both side of the roads(only 1 vehicle can pass by a 2-lane road due to two(2) cars parked on each side of the road). When Astana Lumayan is filled with residents, things will just get worse here. After 2 years when Casa Lumayan has obtained CF, I don't know where vehicles can find parking lots. They might just park at the roadside leading to the other side of the main road. Terrible.

Yea, what to do right? Just one family has few cars... can do the maths calculations, the no of family x 3 = ... cars, terrible urban transportation planning...
Many other areas also suffer the same fate... like in Ampang...

Look at the newly completed Astanna condo. What do you guys think? high-end or so so only.

I reckoned the developments of Permaisuri should deserved better or same par to many good mixed-development.

I'm bumi..but my purchase price was non bumi price which is RM299990. When i ask about bumi discount, the salesgirl said can be claim after 1st disburse.any one has claim this bumi discount?
