If really want to analyse the land area, I think another concern would be the road coming out of Taman Desa is elevated. To be sure that we are not blocked by the road, what level would have cleared road level? This is especially for those facing Mid Valley.
I don't think that area should be a flood prone area since the KTM railway tracks run through the area and the SMART tunnel is just nearby.
Other than that, we will just have to wait till the list of facilities, entrance and exits and maintenance fees are revealed by the developer / agents.
Also keen to know the type of retails they are targeting since it is only 1 floor of retail.

The location is < 10mins aways from KL/Tmn Desa/Mid Valley, 500-600psf is reasonable. If all the KTM/LRT stations within walking distance can come true then this price is indeed very investable.

For discussion anyone compared, Menara seputeh condo price way cheaper Almost same size and ktm also nearer to mid valley

The price is reasonable as kl price. Location is superb just few mins to kl, pj, mk, mid valley.
It is free hold, once completed will be 3 yrs old compared to other nearby condo. Even hold it for ten yrs will only be ten yrs old.
Rental at taman desa 1room rm 1600 and above with super old furnished. Rm 2k to 2.8k for 2 rooms unit and rm2.8k to rm3.5 k for 3 rooms unit.
Facility is just enough will be ok. Common facility is swimming pool and gym.
The ground floor is same level with the highway.
Uoa quality is good and no need to worry at all.

No sales office. Agent is selling and mostly sold. Good property normally do not need sales office or not even much advertisement.
