maintenance fee RM0.25/sqft and limited facilities.

Hmmm...starting to sound like the developer is selling expensive low to medium cost apartments. Could this be one of the PRIMA developments which the govt engaged UOA to build?

Just my thought. I hope I'm wrong...

True... Then there is some hope left.

Not too sure how close is the block to the railway tracks. Hope the trains do not pose too much of noise.

I was working in Plaza Sentral before and the noise levels were quite audible whenever the LRT passes.

If really want to analyse the land area, I think another concern would be the road coming out of Taman Desa is elevated. To be sure that we are not blocked by the road, what level would have cleared road level? This is especially for those facing Mid Valley.

I don't think that area should be a flood prone area since the KTM railway tracks run through the area and the SMART tunnel is just nearby.

Other than that, we will just have to wait till the list of facilities, entrance and exits and maintenance fees are revealed by the developer / agents.

Also keen to know the type of retails they are targeting since it is only 1 floor of retail.

Yeah, I think the turning at the school will be a problem. I forsee that there will be a long line up of cars from Desa Green in future to get to the highway or Smart Tunnel. They should put up a traffic light there then to maintain some order.

UOA's Desa Green brochure indicated that there is a proposed KTM station at the vicinity.

There should be some form of connection because this station is supposed to be a park and ride station with the parking facilities just next to Desa Green (the land close to the SMART Tunnel entrance).

If there is no connectivity, it defeats the purpose of advertising.

In the brochure, there is no indication where is the location of the proposed station. The green color of "proposed KTM station" doesn't represent the green color in the map as the green in the map is the location of Desa Green.

That's why curious to know whether there will be any linkage that is for sure happening or not.

I guess if you are a buyer, the master layout plan drawing in the S&P may show the park and ride beside the building. Although they will still have a disclaimer that it is a proposed park and ride station.
