Dearest Sifu Sifu, just wondering your thought on Maple @ Sentul West. I've viewed a unit 1,535 sq feet and is very interest in the unit due to the views, serenity within the unit and the park. Do you think it's a good buy since the price quote is ~900k for those unit

Pro:
- Peaceful once past the Maple gate
- Access to 35 Acre Park
- Nice View (Park+KLCC view)

Con:
- High Maitainance fee of 35 cents per sq feet
- Layout for 1,535 is not the best (Room 2 & 3 is really small)
- Fairly old? ~6 years old?
- Surrounding of Jalan Ipoh

Would be great to let me know your thoughts on this?

The Maple Condo is an oasis in the middle of KL and you'll get what you pay for in terms of security and crazy amount of facilities. The park is really great if you have children or enjoy a morning jog yourself. Overall great place to stay but not to buy as investment to sell.

Yeah sifu sifu, noted that the inside can look abit dated and yes it's not a good investment to sell. I do hope they will repaint the inside which will help the overall look of the place

So in terms of upside, it's not so great but it's the park that is the lure for myself. I can't find another prop with the private park access. The other condo which is facing parks are in the TTDI area but there is none for sale.

In terms of workplace, i work around the Bangsar area and the traffic going to KL is fine for me.

Well I think you have already made up your mind then tongue.gif Overall I think its a great buy for own stay. Furthermore you'll be staying with an affluent group of people and who knows when YTL really fully transform Sentul to their proposed vision... you'll not only get a nice township that is unparalleled in greeneries in KL but also appreciation of property smile.gif

Try having a look at the 1569sq feet units btw.. the layout is much better. Also the 900k asking price seems to be a tad above market value so I can only presume that it is very well renovated.

Villageboy which did you buy in the end and for how much?

What's the bank valuation for 1569 sft facing Jln Ipoh property and those 1535sft? Do they vary by floor? If so how much low, medium and high floor?

900K, can find quite a lot of nice gated guarded landed project not too far from city...900k can find a decent unit at mont kiara.....no doubt maple attach with a park is plus point..but the overall environment at sentul cannot beat mont kiara...

Thanks. Partner is working at masjid jamek/ Jalan Tan Siew Sin area - if use Jalan Duta and then Jalan Kuching how long drive in the morning? How's Jalan Kuching during peak hours? Or is it better to use cab to KL Sentral then take lrt?

Fennel won't be cheap lo.. also I'm looking for some greeneries and maple seems to fit the bill albeit some price to pay..

Lakefields (apart from the premium expensive one) is only guarded not gated and it's a leasehold. Dale has three storey for one to climb... Plus it looks far compared to Sentul.

Also for those interested or looking at Maple, the entire 2 blocks internal and external just gone through repainting and refurbishing. It looks bloody beautiful now and they even replaced the benches on each lift lobby.

As a sidenote.. I believe the security in Maple is truly top notch.

I'm hooked on a unit at maple sentul. Well renovated but seems master bedroom heater, electric oven (and probably some other appliances) cause power supply to cut off each time they were switched on.
Can anyone recommend a good trustworthy electrician around Jalan Ipoh who can determine if damage is serious and estimate cost?
Also found a big crack about a couple of feet on the wall near ceiling. I need a structural surveyor guy to determine if crack is serious. Can anyone recommend?
I need reply very fast - like this weekend as need to firm up things by next week...
Thanks everyone!

Hi Atisha.. from what you explained, it seems the heater is the culprit and you will need to replace probably 1 or 2 units of the heater tank. Each would cost around 600-700 each without electrician charges which will range in the ballpark of 150-250 for installation.

I gathered that as much now, after a visit from the electrician. Thanks for confirming (so that I know can straight away use this particular electrician. Would you know how much it cost for servicing aircond? Agent recommended to do full chemical servicing, whatever that means. Electrician quoted RM150 for each air cond. Is it reasonable? Groupon seems to give occassional offer, wonder if it's the same.. My experience with Groupon is that most of the time there isn't much offer at all. Am reluctant to fall for it...

I would suggest going for the full overhaul service of RM 150 per unit. At least you have a peace of mind later rather than a daily deal offer.

As for maintenance fee, it might looks expensive but my friends' condo nearby Nirvana/Sg Besi there with min facilities and a so-so security system already charging RM500 monthly, so I guess you do get what you pay.

Maintenance is on the pricey side but security is top notch and collections are excellent. Over 99% collections over the last 3 years I've been there. Over the same period they have repainted both the exterior and interior walls, refurnished the swimming pool area and are looking to further enhance the other facilities.

Believe that as long as money is spent well to maintain the place it will be reflected in the property price. I'm just wondering why the property price is still lagging behind some other areas.

The maple is good place for own stay. I believe the stagnant price is due to absolute price due to the big size. When come to Rm1m price tag, buyers will be more discerning and particular and to certain extend address. In this price range, Maple is competing with MK, Hartamas etc.

*
Everyone talk about value of Maple is 35 acre park. I wonder this 35 acre park is belong to The Maple condo or YTL development. I can’t believe YTL is so generous giving a condo 35 acre land which can generate tons of money for future development.
I am afraid most of the info found internet misleading. This park is YTL future development. The Maple condo resident only enjoy the park before developing
