The maple is good place for own stay. I believe the stagnant price is due to absolute price due to the big size. When come to Rm1m price tag, buyers will be more discerning and particular and to certain extend address. In this price range, Maple is competing with MK, Hartamas etc.Believe that as long as money is spent well to maintain the place it will be reflected in the property price.
