I'm not very familiar with this developer as this is my first property for own stay. But judging with the various development this developer has in Puchong area and Calisa progress, I won't be afraid that the project will burn down, but just worrying that when will they really launch it and whether are they able to complete the development by June 2016 as they told me

Oo..but in my opinion, i think they cant complete by June 2016. If late also ok..

I think no need to worry so much. The project may delay, but i don't think it will burn down. Even project burn down, as long as they not yet start the construction and claim from bank, i don't think it will cause us problem.
And no worry to the compound penalty, it was 2 years ago, if now they still not settle that payment, all the bank will not loan to us for blacklisted developer, they are worrying than us, they should have did validation and analysis to the developer.
Let's wish and chase for the project launching and start piling asap!

Ya i also doubt they would abandon this project since it supposed to be part of Calisa... Calisa N gonna VP "soon"... it really depends on the SNP stamping date... if the stamp date is June 2013, then they have to deliver by June 2016... but that is just VP... to obtain CF might need a few more months... so if you buy for own stay, should account these few more months into your planning...

MBB rate i got is BLR -2.3% only, but with capitalized progressive interest... that time only MBB was panel so i took it anyway...
btw, the MBB banker also told me will fight for -2.4% but failed...

Just went to da sales office to place my booking...spoken to their staff, he mentioned that the project should launch arnd May..state that iif until June and the is not launch yet then say we can cancel da booking if still hv no confident with the developer...

We chatted a bit n know that calisa n d'aman are projects directly under masteron and not sub con to 3rd parties like all the koi projects in puchong, so hopefully the quality is there..

There's 2 new model unit arrived today, one wif the layout of da facilities n one is a bigger model of d'aman itself

The disappointing part is that they keep giving launch dates which not going to be materialised. This kinda tactic is not doing good with their reputation.

If they intend to become a established developer, they must re-look their approach in terms of starting one project. It's frustating from many buyers' point of view.

Last heard it will be launched by Mar'13 plus sweet story like the start of piling works will come together with launching.

Don't give expectation on any launching dates told by them. The only thing I believe that they can't start yet is because the sales not reached their acceptable level. Don't get shock if the piling only starts end of 2013 coz the estimated completion is by 2016.... and it could be Dec'16... who knows!!! whistling.gif

How much roughly will the legal fee cost? Based on Budget 2013, 1st time home buyer are entitled to 50% off the stamping duty. Is this applicable?

if not mistaken, legal fee is 1% of the loan amount. But, this property should be free of SPA fee and stamp duty, rite?

walao eh.. i visited this show unit last year and met their SA, that time they say will launch within last year..til now also not yet launch ah? though selling hotcakes already... anyone sign SPA?

Based on new budget 2013, 50% off stamping is cap at 400k only...

Both SPA and Loan agreement also got Legal fees and stamp duty... Legal fee for both is the same only stamp duty for loan agreement is lesser which is 0.5%... see this table... this property i think free SPA only...

if u pull of then will have penalty charges? and by the way, i thought d'aman is facing low cost flat? there is a piece of land in front of it cleared...for low cost flat?

my banker told me that the legal fees charged to my unit will be approximately RM5800++, which is close to 6k. Is this what you all getting? I am going to give a call to the law firm to check what are the things included.

Yea, when I book the unit that time, the SA sounded so promising that they will start the project and signing SNP by May/June. But after reading so many reviews, i realized that they keep on delaying.

someone say SA stated if by June no SNP signing can cancel booking... normally cancel booking they can just charge the admin fees then refund the rest... admin fees maybe 300+ like that...

ya i heard is low cost housing there also... but noone can confirm...
