I forgot his name. He's the guy that can adv on renovation etcs from Building management office.

I went yesterday but building management close.. went up lvl 15 sky garden but still messy coz many workers cleaning up and do lilies planting.

Met one of the owner of Tower B, she told me sky garden at tower B also not complete.

Theres many uncompleted common facilities area especially lifts, rooftop garden water fountain and sky garden.
Cant find the EV charging station at car park, maybe not yet installed.
Not sure when Sime darby will pay the LAD for all these delay.

Hi guys, I have encountered that my unit (intermediate unit and no window) dont have kitchen exhaust.....how come they design like this..LOL

Agents sure tekan price low so can fast get customer and commissions.
Just ignore those low ballers agent.


VEO 4yrs+ ago developer price psft avg at abt RM 750 - 900 dpds on floor level and facing forest or City view.
Excluding loan agreement & stamping fees. If include add extra abt RM 8-10k.

Developer price for lvl 18 small unit also abt RM900 psft

Current Quarza residence also selling at 850-900++ psft

Post pics, easier to see.

Studio only have sliding door window access to balcony same both for masterbedroom and living room

Kitchen have small holes at the side of the wall.. not sure whats the use.

Met one of the TOwer B 14xx unit owner. She told me her unit have 2 car parks but tandem located at corner so still can in out easily. Other tandem car parks at intermediate lot will be having trouble in and out. The car park tandem design really not convenient for owner staying there.

only some unit come with kitchen exhaust ducting and kitchen ventilation both. some unit only have kitchen ventilation.

Perhaps purchasers have to push developer to pay those compensation, but then have to make sure the exact handover date.

Are those price before or after rebates? Seems it will be quite a challenge for Veo to surpass the 850 psft valuation, unless Sime Darby increase the selling price for Quarza tower B and the third phase KL East residential significantly. Source : KL East. So first phase Veo is stylish? , second phase Quarza is integrated/convenience? , third phase is resort-style?. hmm.gif hmm.gif

VP date is 30/6/17. Handover key need set appointment. 1 day only for 7 owner. Mon - Fri.
350 unit = 50days. 1st batch handover date start 13/7/17 for tower B.

They want to reduce paying LAD and rushing work. The common area mostly uncompleted well. Alot of dirt and dust from cement especially inside car park area, lift and sky view garden.

The condo unit workmanship have obvious rush work minor defects like scratches on sliding door glass, scratches on entrance door, front grill door handle paint chips, kitchen piping water minor leak, balcony glass handle rusty, ceilling wall chips/broken uneven and aircond not cool. Have send case for defects repair, still waiting for appointment.

There's no rebates for VEO when it was launch last 4yrs 5mths.
Standard free SPA excluding loan agreement and stamping fees.
Tower B only have promotion for 1st 100 early buyers will get Free MOT,
Tower A only get free DIBS but price up by 5%

VEO price should be priced higher since already completed and can see the current active development nearby
like KYS International school & campus, Quarza Mall infront, Quarza residence at rm900 psft+.
VEO low density only 8 unit per floor, 4 each front and back facing.

DEveloper small units high floor lvl 18 last sold at RM670K.

Those lower floor units for tower B also price abt RM530k+/- after include bank interest during construction period.
After complete the price expected above RM600k+/- for low unit.

Current selling price low could be those flippers want to sell fast after get big LAD(1 yrs 5 mths) especially TOWER B.
Spoiling the market price.


KL EAST development will make VEO value much more higher.

U still waiting for handover key appointment?
Call Sime darby office to set appointment and get LAD cheque.

Hi viper !! Still waiting for clearance letter..on 13th floor!Yup call them ordy !! As per Mrs Fadilah GRO my unit VP AUG then as per SA my unit Sept! Dunno which one is correct arrrr.. getting fed up ! Wasted 2 times of my AL due to previous expected hand over date ! On other side good also let all the facilities completed first lorr..

Building VP is 30/6/17. LAD cheque also till 30/6/17

I received my unit clearance letter early July for key collection but earliest appointment available is 2nd week August.
Was told Tower B appointment earlier was mid July and tower A only earliest in August.

Inside the clearance letter have contact no. to call for appointment collect key.
After call and set appointment, they will email the confirmation date & time for key collection and handover.

If u get key late u still have to pay bank interest installment. I took CIMB loan, already start mthly installment since last year July for abt 1yr+. Get the LAD also no feel coz already used own money pay 1yr+ but cant use the unit like just paying interest even tower A with DIBS.

Maybank loan only start installment after VP... if follow building VP in 30/6/17.. monthly loan installment already start, if follow vp handover date, u still get interest charge from Maybank.

LAD pymt till 30/6/17. No update yet on LAD for uncompleted common areas.

I am owner of block A, sign SNP in march 2014, financed by MBB,,, till today no official communication from SD regarding the VP. maybe I m not in their urgent list to be VPed, latecomer probably,,,

All purchasers should be able to claim compensation for the unfinish work. Historically the value of property in Malaysia will increase according to newer phase, and the older one project will be slighly lower. Despite the exclusivity of Veo as you mentioned, I believed Quarza still have the leverage with direct access to the Mall and boast larger facilities area if not more facilities. Also developer unit is still selling around 750 psft ---> Source and with the Big 5 promotion of additional 10% rebates, how do we know the absolute psft of Veo. Thats why I mentioned that developer need to increase the price for the next phase significantly for the earlier phase price to increase higher.

At the end of the day, it will depend on market and owners holding power biggrin.gif

The news link mentioned

"Tower B of The Véo was launched in November 2012 whereas Tower A was launched in May 2013. There are only 52 units left for sale to date. The price psf of The Véo ranges from RM680 to RM750."

The price mentioned are for the big units which cost RM1million++. psft is lower coz not easy to sell as total price is very high. SD already adjusted price higher for VEO several times especially for smaller unit and after make changes to Tower A. Tower A small units high floor have 2 car parks instead of 1 cp for Tower B small unit.

Small units psft is higher than the bigger units and SD selling every floor lvl higher price jump RM4-5k per floor, After lvl 8 onwards price increase per floor by abt RM10K+

U can c VEO Developer starting price from RM658,888k for small unit which translated to RM 875 psft
Lvl 18 highest floor price is abt RM 670k facing city, psft RM 889.

Quarza residence if not wrong is under commercial title. Higher electric and water bill.
Their facilities area bigger coz need to cater for more residents.. more units total 508 which is 158 units more than VEO,
Quarza mid-high floor price also abt RM800k+ for 850sft units, RM 600k+ for 650sft unit if add in the construction interest for 4 yrs.

Mid- high floor VEO 753sft for abt RM 670k or Quarza residence 650sft abt RM600k / 850sft abt RM 800k?

Quarza mall is just direct infront of VEO walk less than 1 min. not really far away.

Basically i feel VEO and quarza residence psft should be around the same price not far apart.
