Yes indeed. There should be hand-over of completed common facilities to owners or Management if not mistaken for upkeeping certified by architect. Two different LAD calculation as per SPA

SD already given out the LAD cheque payout till 30Jun17 for Veo purchasers.
Its based on SPA date + 3.5 years. The LAD is calculated after 3.5yrs from SPA date till 30/6/17.

I've emailed Shahreza and highlight the issue of 1 month+ delay till handover as appointment for key collection only slotted in 2nd week of August.

I've ask Sime darby staff abt LAD for 1 mth delay of key collection and uncomplete common facilities but was told to email
and wait till August appointment for further claims on additional LAD.

SAme.. me also under CIMB.. i use EPF acct 2 to reduce housing loan for Sept 2016.
i also requested CIMB for delay mthly pymt and allow me extend 3mths start pay mthly installment in Jan 2017.

I was told that by paying early monthly installment before VP helps SD save monthly interest on the DIBS for Tower A.
Means SD pay lesser every month on the DIBS plan. shakehead.gif

CONS coz delay in giving owner keys by more than 1 month and common facilities still uncomplete.

Buyer get short changed on the LAD coz VP date not same key collection date, have to wait appointment for more than 1.5 mths. shakehead.gif

you may want to read the SnP clauses again....ur unit is deemed to have VP at the date you collected the keys or 14 days after the VP letter date, whichever is earlier....this is standard clause per Housing Development Act. the most u can claim is until VP letter date + 14 days...

As for common facilities LAD, if it is not included in the LAD cheque you received, then you have to follow-up and chase SD on this. Computation is purchase price X 20% X 10% X (number of day delay/365)....

from past experience, some developers will claim that the common facilities are completed on VP date and the current work is to rectify the defect...... we owners group together and submitted complain to government authorities but was told then the developers was not found negligent.

just sharing my experience.....

Overall am happy with the workmanship and quality of the work...the issue is just early vp from SD to avoid pay more LAD and uncompleted some common facilities..

Pls share pics of the units inside especially workmanship.
Do u complain to SD abt the LAD when they bring u to ur unit inspect all the work?

Ya.. me also not happy with LAD.. have email to Shahreza but no reply from him yet.
SD pay LAD till 30Jun17 only... but i heard 1st batch of Tower B owners only get keys on 17July and Tower A owners only in August 2nd week onwards.

Tower A buyers lost LAD for 1 whole month of July and if common facilities still not complete in August will be 2 mths.

You already collected the keys? Is the furnishing and finishing similar to show unit? Do share the pics inside unit, facilities as well the view from your unit. Wonder if SD deliver this project exceptionally well as their benchmark for the whole KL East Township

Oh yes. How about the mid-floor and rooftop garden? If not mistaken those units at that levels were price premium

Not complete yet 2 weeks ago. Now maybe completed.
Yes.. more expensive coz only 6 units instead of 8 unit for that floor.

Price selling at RM530k, 600k, 650k and 688k.
Was expectating price around 700K for small unit coz low density and strategic location in KL East.

Tower A small unit some comes with 2 car park.
Price is much higher than Tower B by abt 5% even those small unit with only 1 car park.

Tower B is one without direct access to parking underneath right? So smallest units are advertised at 530k, the launching price was less than 500k isn't it?

Btw was surprised that the VP for Veo was very low-profile and discreet. Thought SD usually have grand event for key-handover as can be seen from their other developments confused.gif confused.gif

Seems that there will be new construction exactly in front of Veo main entrance, the area are being hoarded up. Pity those early residents of Veo have to endure surrounding construction disturbance for the next few years.

Tower B lowest floor abt RM488k. NO DIBS. Car park building beside link with covered walkway.
Tower A lowest floor abt RM528k with DIBS. Car park direct below.

That was abt 4.5 yrs ago.
Price expected to be in the range of RM650K++ if follow current Quarza residence psft price.
If follow SD developer last sold small unit is abt RM670k.

Tower B early buyer/flippers get LAD abt 1.5yrs.. around RM 75-80K++
Maybe tats why they want to sell at low price since already get LAD from SD

Ya.. kinda surprised also VP low profile.. maybe SD want to avoid facing direct all the buyers after delay VP abt 1.5 yrs...

In front of VEO is Quarza residence & Mall. Theres also YKS international school & campus just opposite VEO.

Hope the balcony window good sound proof/block so wont get 2 noisy.

Wow the last studio unit was sold for almost 900psft ?? Thats surely a new benchmark price. Seems Tower B purchaser has leverage than Tower A due to lower purchase price, free room layout upgrade (for larger unit) and high LAD compensation. Lucky owners.

I think the new development is the International school then, Quarza actually situated at the side of Veo based on the main entrance. Between Veo & Quarza, which development is more exclusive and higher valued? hmm.gif hmm.gif

Ya.. should be the highest floor Tower A small unit at lvl 18.
Tower A units higher price than B because have DIBS, direct underground basement car park,
some small units Tower A have 2 car parks. Was told by SD sales staff Tower B small units all comes with only 1 car park.
Future high rise condo with min build size 1000sft will launch by SD end of this yr/early next yr near behind Veo Tower B .

For me VEO is better coz :
lower density VEO 350units with each tower 175 unit vs Quarza 508 units, 254 unit each tower,
further than MRR2 mainroad, less noise and car smokes
cheaper psft. (Quarza abt 900++ to 1000++)
freehold residential title.
