The day i got snapped picture on the rendering.

Ground floor - commercial (1 storey)
1st floor to 2nd floor- office (2 storey)
3rd floor to 5th floor - car park (3 storey)

6th floor - garden unit and club house

i asked the SA if those facing BTHO available for waiting list in case their loan is not approved. and the SA said the waiting list is around 30 ++ peoples... which i really doubt it... i guess they just kept it for future...

and according to the SA, Kem Avenue is the company of land owner... that's why they sell the launch on behalf of Cheras Hong Soon.

any comment on comparing the iresidence and this new condo in balakong?
after looking at the map, i think iresidence better ler.
1. no cemetery
2. nearer utar

i don c any pros on balakong condo ( if we compare with iresidence)
if u say future MRT, both also have around same distance to MRT.
please comment.. appreciate...

for investment, comparing location wise, new condo is better... because near highway, jusco, hospital ma.... more selling point for flip later lo..

another thing is iresidence maintenance fee is 0.25sqft lo.... while new condo proposed is 0.20 sqft la....
and new condo is more risky since everything is not confirm yet.... AP not issued yet.

but iresidence is nearer to UTAR, i thought i will be better for investment?
iresidence also near jusco mahkota cheras right?
near to hospital, i don think it is a pro for new condo also ler.

which jusco are more happening? mahkota cheras or cheras selatan?
