Recently saw a few studio units are listing on iProperty, 520sf - 993sf from RM290,000 - RM420,000. Leasehold commercial units with strata title, fully furnished.
But this property's price in 2009 was selling RM249,000 for 520sf, now in this properties blooming period its price also not climbing much high, is it worth to invest? Rental rates there from RM1600-2000. The agent says he can assist me to rent out within one month wor.

Ask him if cannot how? Just be careful agents can promise you haven and earth before selling you anything! After that they might *poof* ignore you. Make sure you get a reputable agent if you want to buy house, esp. if for investment. nod.gif

Make sure to do your full due deligence before anything. There are many pros for this property, and there are also many cons for this property. Decide only after you have identified and weighted all the risk involved.

I also doubt how come this studio price is still around 250k. Anyway I feel the location is great, suit for those expact to rent. LRT is going to built nearby right?

The road leading there always jam after 6pm. If Jalan Duta floods, u can't even reach home.

The LRT line will run right in front of it; that why there are so many units available.

As it is, with the existing traffic its already quite noisy and polluted.

To my knowledge, no expats live in this development, only students. Occupancy rate is low.

true enough. and i'm speaking this based on experience. agent helped me buying this subsale property earlier last year. he said everything will be smooth. but the moment he got his money, he cabut and ignored me even when i had problems with the S&P lawyer (which was recommended by him). he did not do anything at all. and earlier this year when everything was settled and i got my keys to the house he called me asking if i want his help to find tenants. i was like wtf? lol.

I didn't really like the interior walkways of the place.. Looks a lot like a hospital actually.. Main issue of the place is access.. You will have to take big detours to get back..

True. Interior common area is not impressive at all.

are you there will be expat renting the place? You need to do research to find out whether LRT going to build nearby or not. Better let the professional do the thorough research for you at no cost.

Who is your agent? I am getting a unit there too, hopefully would get the key soon. So looking for a good agent to rent it out too.

Actually I think its ok based on the pricing. Actually the reason for the cheap price is because of something which happened about 3 years ago.

The MRT station will be near the Caltex, about 300-400m away, unless a proper walkway is constructed, if not it would be not so condusive to walk to the MRT station. But you do get a bus stop right in front the condo.

As for access road, with the new Istana ramps, going back to the condo is much shorter if you are from Damansara.
