I'm sure M101 won't block sky residence's view of the twin towers, it's located on the left side. The construction in front is the MRT station.

And if what I said was fake news, then why were there a few posters in another thread who highlighted this? Even the SA I dealt with mentioned the same thing, unless those few folks want to clearly badmouth those units they're selling. Where is the rebuttal (and proof) that all this is false?

To clarify, I said this not because I have something against Setia SP or for whatever biased opinion. The facilities condition I described at that time was what I saw in my visit then. Maybe recently it improved because the JMB/management managed to recover those monies and brought the suspect to book. I dunno. Appreciate if anyone can clarify this.

It was long story, just say it was an attempt by a party to tarnish the image of JMB.

The facilities deck was in bad condition, due to combination factors of material not suitable for outdoor and require constant care and maintenance and accelerated wear and tear due to heavy traffic. Anyway the deck already upgraded since last year.

There are many improvement that made by MC since then. Security enhanced, facilities repaired, Lesser issues associated with Airbnb nuisances etc.

Hi GKS, can share more any this project? is it worth for ownstay purpose? I saw few ads selling 1k sf, 2+1Bed 2Bath at 800k, but only 1c.p... how much is it the maintenance fee?

Went to visit a friend who recently moved here.

Holy value Batman. RM 3,500 rent for a 1700 sqft unit with private lift and absolutely luxurious finishing. I like this model where you get subsidised to live in a resort setting. The maintenance fees are over 50c so yea don’t know much about landlord breaking even.

Common theme is if you can afford a little extra then you can absolutely secure 5 star living at minimal cost.

just went to visit my sibling staying there last week. the place has the view to die for with close proximity to main KL city area. facilities looked well maintained with decent security

the MRT station building is progressing well, there is an exit directly outside the main guardhouse entrance. they are even building the road pedestrian pavement along both sides of the road with shelter in front of the condo (paid for by government).

weird thing is, i am seeing the units there going as low as RM770+ psf. am i missing something here?

Could be next to Kampung Baru, outside of Egg Yolk area. Malai indon area. Surrounded by boring things... National library, all kind of hospitals, sleepy performing art centre, national art gallery...

Block B which is phase 1 was launched in 2009 (just after US' financial crash) at rm600+ psf with DIBS and other developer goodies plus also first 3 years rental income tax exemption thanks to Najib rclxms.gif :-)

block C and D's completion around 2016 then caused oversupply and rental price for the average units to drop slowly from rm4k+ in 2013 to rm2k-rm3k now mega_shok.gif

phase 1 buyers made modest profit if exited before 2018 / 2019, rm20k compensation by MRT corp for land acquisition around then was a sweet farewell parting gift rclxms.gif
