nice to look at... not so nice to stay.... 800+ units on not so big land. squeeze squeeze use facility... become no nice no grand. stay here must have car to go out..not very walkable... jialat surrounding. wait wait till mrt2 ready or kampung become city.... sibeh long long wait....

only good thing u r at "kl city".... but currently anything after the flyover macam out of city centre area...aiii....

Yes, Setia Sky Residence right next to IJN. the half hourly free shuttle bus ride to/ fro Petronas twin tower/ Suria should be more frequent, i.e. quarter hourly (15 min), will help to make up somewhat the lack of MRT within walking distance.

any residents of tower A & B to feedback on the traffic condition to/ fro Petronas tower/ suria on week days and weekends?

in fact the walk to the nearest MRT at Ampang Park is only about 1km, pleasant surprise! with the free shuttle bus pitch to KLCC/ Suria passing through Ampang Park, potentials in Kg Baru, will hold on to my Celeste unit! I continue to see promising potentials for Sky residence in the mid term.

And glad to see the rental rate is stabilizing and holding up at RM4 psf p month level, when Celeste is ready for VP and with the better furnishings, rental should hold at RM4.5 - RM5.5 psf level.

Hi Anggun, what was your purchase price after discount per square foot ? Was it around rm800 to rm850 ?

The floor layout totally unacceptable to me. Seen the 1000+sf 2 bed unit, the private life lobby a complete waste of space, and I don't get it why need so many toilets/bathroom for such a small unit. The inefficient floor layout to me just mean I have e factor in at least 20% extra from net psf price paid. Also not to mention the surrounding of this project is a drawback. Not my cup of tea.

Floor design still ok for me...

ur right..the lobby is a waste...can convert to another room but will make the unit less exclusive n class...cos the tenants need to share lift... tongue.gif

the draw back is really on convenient and lack of public transport within walking distance....some more...even u wan to get chinese food nearby also difficult... icon_question.gif

I think all SSR buyers willingly paid for the 80 sf space to use as a private lift lobby, exclusivity does not come for free , right? if one can afford it, who wants to stand at the lift lobby with residents of 7 or 8 other units in awkward silence or act friendly when not in the mood...

as for the lack of public transportation and chinese food, obviously its not just SSR, but also U-Thant, Bangsar and Sri Hartamas areas. the residents in these areas obviously have different needs and budget, and they mostly can afford to buy a car or two. in any case, jalan ipoh, jalan chow kit, jalan bukit bintang are 1 to 3 km away from SSR if one really want fancy char kuey teow once in a while

in a nutshell, every condo with different layout and at different location caters to different people with different needs and budgets, or unless there is a condo out there that is one size fit all with universal appeal?

Guys, I'm searching for a property to invest and noticed during Star property fair last weekend there is unsold units for Celeste and Divina tower. SPS is offering 3% rebate and absorbing legal fee. Stamp duty by Buyer.

Any thoughts on Setia Sky Residence (SSR) in terms of rental investment in years to come ???
I'm aware its away from LRT (Putra/Ampang Park). Although, shuttle service to KLCC is available till 6pm.

Also, not walking distance to any clubs/western outlets at night (foreigner point of view). There are some western eateries during work hours at nearby office towers but not much.

Mind sharing your thoughts please. I'm aware the launch of first tower has been a while and price increase would hv occured. I would be also lacking on early bird packages, rebate etc etc....
Btw, I dont see the older threads having much response compared to current newer property launches...
Also, is it not responsive currently due to change management of SPS to EW?...Does it actually has an after-effect?

Enigma boss, how much is the per square foot price after the 3% rebate ?

It is very easy for fully furnished units at SSR To secure expatriate tenants. They like it simply because of what they can get for the rm4k-rm5k rental price ---> the klcc view, the vast recreational facility and the 1300-1400 sq ft size units. There is really no Contest in the KLCC area unless the person has made up his mind to live inside the KLCC zone but then he must be willing to pay a lot more or settle for a sub 1000 sq ft unit. Entry to mid level expat professionals or managers getting about Euro 1000 per month housing allowance would be reasonable benchmark.

If u noticed the long queue of taxi at the petronas station in front of ssr waiting to pump NGV u Will realize it's very easy to get around.

Invest in ssr at least u r assured cash flow is less of a problem because it's easy to get tenant.

Just my personal opinion

Is it? Luckily the developer provides 3 years warranty for defect rectification and proves to be quite responsive in my experience.

Does anyone know where the exact location of STATION 15 KAMPUNG BARU NORTH is ?

Is it at the site where the 2 Petronas stations are located opposite Setia Sky Residence on Jalan Raja Muda Abdul Aziz ? It looks like the only place where the underground station exit could possibly be...
