got my keys in the evening just now.. kudos to YTL this time around.. the handover was great and very detailed. they even briefed you and walked you through together with inspection of the house.

unexpected surprises:-
1. built in fibre optic internet
2. intercom system to guardhouse
3. solar water heater to baths
4. CCTV to garden, roads and common area
5. beautiful landscaping
6. plaster ceiling to all rooms
7. balau timber strips to all bedrooms and staircase!

very minimal defects, can see that YTL really put in a lot of effort this time around..

Do you think the living hall area is quite small since it's separated by a room in the middle? Or massive reno is going to be carried out in order to overcome this constraint?
*
Yes the living room is small.. The dining area is much bigger.. The living room is more like a family area.. And master bath doesn't have his & her wash basins.. Only singly wash basin

aiyo.. pls do more research la..

one intermediate unit immediately facing army barracks confirmed transaction 1.38m, offer letter just signed. according to agent, 1.38m is the cheapest among that row. no owner is willing to go below 1.4m for that row, despite fronting army barracks.

those who are advertising 1.2m are just fishing for potential buyers to call them.

for example, some agents are advertising the same sold unit at 1.3m, but the owner actually not willing to go anything lower than 1.38m.. but agents still advertise at 1.3m, just to fish for buyers..

don't simply trust what the agents are advertising..

Any idea why Dale is fetching such closed price demand as per Reed despite the differences?
*
what they're trying to say, no way Reed is selling at 1.2m.. because Dale, an individual land titled development with smaller land area and built up, slightly higher density, so-so landscaping, is also going about 1.2m now.

anyone has Reed intermediate units for sale at 1.2m? just curious..

if you are on the ground you would know how slow is the market pre and post GST
a serious offer to will be considered in today market sentiment
*
i only know a lot of reed owners are not willing to go below 1.3m

my friend's reed intermediate unit facing lake, 1.6m offer also didn't want to let go..

post GST, as long as the location is good, concept and overall development is ok, it'll still appreciate, but may not be as fast as what we've seen in the past 5 years.

i was at the launch of Tropicana Aman Phase 1 few weeks ago, talking about market slowdown.. yea.. all 2-storey houses fully booked except for 1 or 2 units..

As long as the holding power is there, I do not expect a price deluge any time soon. In fact as the community matures I would expect a steady increase in price in the mid term basis. As I said, this is the best time for people to create confusion and perhaps get some good deals along the way. Personally I have received 2 serious offer thus far but this is a keeper, at least for a few more years.
*
yeah agree.. this is definitely a keeper

The ceiling seems higher and the fixed window above the sliding door has louvres or screen
*
ytl already giving plaster ceiling to living, dining, all bedrooms, maybe it looks the ceiling height not so high now at the actual house.

louvres aplenty at the house, the dining area sliding door, the master bedroom balcony area, the pavilion area, etc.. all with nicely done sliding louvres..

i think the current smaller window panels ytl is using for the top part don't need the louvres.

the bigger top panels and main sliding glass panels have proper louvres..

I was told some developers following the stamping date not the signing date.

i remembered my Dale LAD was calculated from the SPA date.
