But phase 2 now already selling at RM518k d....most expensive link houses in semenyih. No DIBS.... No Discount... No furnishing .... apapun tiada.... Just bare unit condition! Forget about it.

people didnt think of buying when it was RM 469k cause they thought that price was crazy, now its already RM 518k. For 24X70, gated & guarded..still ok if buying for personal stay..

For investment, i think worth it.... if not, with the concept provided, for personal stay won't be worse either, as there are road widening and higway build up in progress now. Let's just see it after 2 years!

The current price for the units facing the landscape is selling at 538k onwards, seems like the price is rising rapidly. Heard from the insider,the developer panel lawyer was investing on this properties too, wondering will it be a good investment.

The location is very bad, the whole project is located on the low lands. Go to the site and you will see how low the whole place is compared to the surroundings. The whole taman is prone to flood once completed.

Also, the price is too high for such a normal development. Can get much better deal at 531K in Semenyih.

By the way, this project is almost near to Broga already, do you know how far it is from KL? It is very very far, almost no re-sale value. Too much land there, and too many empty houses there.

This is a negative equity, meaning - you lose money the moment you invest in this project.

i kinda agree with u too, there are still alot empty and abandon units in semenyih. the rental is just too low. not worth it. With the said price tag, i rather go find a decent 2nd hand unit in sg long or mahkota cheras.

They need to beef up the security there.. heard from someone studying there there were rape and burglary cases involving the students of Nottingham university. There was also burglary case on campus housing itself.

Tiara East is not the solution to better security, the whole project is located much lower than the existing road. basically if you stand on the broga road, you can see everyone's house, whose light is on and whose is not, who is at home and who is not.

Not a good buy, there are much better property to buy at 531K.

Currently selling phase 3, phase 1 and 2 all sold out. For intermediate lot at phase 3 starting with 585k. Does all this means properties in Kajang Semenyih going to boost in the near future.

Futhermore the 2 of the top player Sime Darby and SP Setia going to come in anytime sooner.

wah.... Semenyih price is high now.... wait sime darby which next to tiara east... had just visit ipropety fair last week, there a china company who partner with local developer who will going built the houses at broga near tasik semenyih... smile.gif

It is this property is expensive in Semenyih only. Still can get plenty of new properties at 400K.

Went to the site recently too.........yeah the road I would said slightly higher than the site

The price they are selling.....phew ! However, few years down the road you'll never know...the price appreciation might be tremendous ! Who knows? But for Semenyih double storey link houses to sell for more than half a million I guess it's a bit too much (at least currently!)

The plus points are it's G&G, quite spacious, very near to Semenyih town, next door "neighbour" happens to be Sime Darby, further away SP Setia is about to launch some development, quite near to Nottingham University and last but not least Semenyih might be the "next" "in-thing"
since Kajang and Cheras more or less "taken up" alrdy

i buy tiara east and get 10% discount....so 585k-10% discount =526.5k
downpayment only 10k...
free SPA...legal fees...
so basically you need only 10k excluding bank loan...
from 210 unit of the house...less than 10 unit is still available..other is all booked...

Means this piece of project consider sold out. But no one knows what is gonna happen 3 years down the road for Kajang/Semenyih area. Will it boom just like klang valley area, becoming the second Puchong. Heard about the apartment, quite interested with it.

i heard a lot of concellation on this project. verified by the new advertisement newly put up by the developer and also my friends who booked and cancelled. After some due diligence, buyers found out that this developer is over-charging by a lot considering there are many other options at 585K. sure lose money with this project. might as well wait for SP Setia or Mah sing project since this small developer also charging as if they are SP Setia.

And as for having 'less than 10units' available, I don't think it is true. Why come up with new advertisement and also road shows when you have sold almost everything?

booking price(downpayment) is 10k
after minus 10k...so need bank loan another 516k
but bank loan is 526.5..
after ask where's tje 10k..they said its the commencement fee...wtf...
before they said s&p,lawyer is all free....

Even with dibs this price is still very high, there is no highway from broga side, you must go through the terrible traffic of Semenyih town before reaching this project. If Semenyih near the LEKAS exit then can avoid traffic jam. This developer overprice this project by about 150K, real greedy developer.

Semenyih town still can find a lot of landed at below 400k, more modern and better looking house than Tiara east. Nearby there are several options if you are looking for own stay.

Can try :
The Greens 22X 70 for 360K . Completed. near LEKAS highway exit, good design, by small, solid developer.
Semenyih Indah 2 for 20 X 77 for 390K. Under con. Near LEKAS highway exit, beautiful, by TLS group.
Bangi Jaya 24 X 70? 350k plus completed. Near completion. Near LEKAS highway exit beautiful.

i couldnt agree more with you guys. i am also almost place a booking but have a doubt about this development.
most done in secrecy, no show house,no details specification mention inside the brochure, hard to imagine what's the quality of the end product. The location also is quite far from the nearest amenities.
however i think this is the only 2 storey project with g&g & landscape in semenyih.
Anyone know any similar project around the same pricing. I am still looking one for myself. thanks

i already go to the location..not so far from shop and town...near to maybank...econsave..post office..u must go there to see...
but i think this project is overprice..the developer want to conned the buyer...
i ask about this project around april..that time the price was 480k...
but now they say price is 585k..and after 10% discount is 527k..
wat a rip off...

tiara east is really selling its concepts, for investment wise, nottingham university students might interested to rent there since it has

- 24 hour security
- gated & guarded
- security perimeter fencing
- landscaped pond
- jogging track
- landscaped piaza
- serenity gazebo & exercise corner
- peaceful environment

All these can attribute to a good environment for studying.

Of course good environment for studying, but if buy to let to students, the owner sure loose money. Students will wreck the whole house, that's why usually only apartment owners will let to students. Moreover, even if let to students, it cannot achieve RM3000 just to breakeven, definitely cannot cover considering there are ample so choices at Broga for much lesser rental. After all, student's budget is not the same as working expatriate's budget.

This price is too steep for the area, and the concept and building is really not that special. Going through the Semenyih town traffic everyday will be a nightmare for this project. Houses in Semenyih Town is valuable only if the house is located near LEKAS exit and located before town from LEKAS.

there are high end developments coming up in this area, thats why the price is expensive..this is probably gonna be the only area in semenyih with alot of greens...

SP setia site is much further from semenyih town/KL thats why price is cheaper...in future when SP Setia appreciates, this will appreciate even more..

They told me is rebate 48,500. Pay RM10k for deposit/booking.

So the loan is 526.5 k

The starting price was around RM400k. I guess many units were own by the their own staff, now after 1 yr they want to release those units own by them to make a quick money says RM150K. But location wise its quite near to the semenyih town, I hv no comment on that. Price wise maybe a bit high at this moment. My person opinion if you buy for long terms investment says 5 yrs, its might still right to purchase one. It simply because there are many alternative access to the location, in addition there are few big development coming soon in Semenyih i.e Simedarby, SP Setia (ECOHill). Heard that there will be a high end residential development going to kick off soon behind Tiara East. Anyone can verify whether this information is true or not??

Anyone of you have bought any unit there?? For own stay or investment purpose? And how is their sales performing currently?

I plan to buy an unit there for own stay. Reason being is that I like the environment there and some more it is a gated and guarded, which I think so far is the first residential area with gated and guarded in Semenyih so far. The density there is not high as well I heard. Anyone of you can provide your precious opinions?

the house progress is tremendously fast. Few units had been painted i guess inside finishing such as tiling and etc are done as well. Couldn't manage to walk so far inside to see. However, the workers were shitting inside our house. Wonder they will clear "them" before they pour cement. If not the weird smell will be trapped inside forever. And whenever you are handed the key in the near future make sure to check the down pipe in the toilet up stair because i found it was stuck with sand rock and etc not sure they will clear it before completing. One of the room size up-stair is very very small, have to extend the building to fully utilize the covered space. Anyone know how much is the extension cost if wish to extend kitchen and also the rooms up-stair? The master room space is good enough though.

Mine is 5 rooms, no tips just pretend as boss when u arrive there, dress up smartly lol. I brought my dad there who was in full formal and the guard did not dare to stop us lol.

I wonder whether they will move the tamil school opposite Tiara East and redevelop into commercial ?

Will the country garden entrance be passing thru tiara east or they will be another entrance as of now, it is passing thru squatter home which will be kinda funny for high end development.

ya i also been wondering, especially the Tamil primary school. but its not easy to relocate a school, need proposal from gov for sure. ... if the Country Homes also using the same entrance, i think is a positive move. and the road will be bustling with numbers of car keep in and out. is a positive aspect, isn't it ? rolleyes.gif or bro got any point of view ?

I was punching the number, it seems that tiara east is selling their prop at close to rm350 per sq ft based on selling price of rm585k shocking.gif

Are the seller expecting to sell their unit at rm450 per sq ft upon VP.....a new record i must says for semenyih whistling.gif

450psf....is no record for semenyih....nothing is imposible...last time the tasik kesuma,bandar rinching,pelangi semenyih pricing 100k++now...what is the selling price?

Which is first phase or second phase ? I think the VP is somewhere in Jan 2014. It will be interesting to see what price the seller will quote then as further down the road, i think another small time developer is quoting less than rm500k for 24x70 but leasehold. It also claim g&g.

my auntie working at econsave semenyih said new and bigger econsave(ala econsave bangi) will be built opposite the tiara east site....because of the congestion at semenyih town and lack of parking space for customer...donno confirm or not..but i google and see at wikimap hv location of the new econsave site...

i thought Jusco is going to build in pelangi semenyih 2 ? Based on what MKH folks told me. But i checked the area, it seems small for jusco to build on such a small land size.

If compare branding, yeah it may sounds expensive.

I am not saying Tiara east is cheap but for gated and guarded with cctv d/s at 24x70 land size as compared to 20x65 or 20x70 (some of the type is going at rm520k) in ecohill and only fenced and guarded (subject to formation of RA) and no cctv but with better access lekas exit, you be the judge.

I am waiting for the tiara east vp in Jan 2014 to see how well this small time developers able to fullfil their deliverables and their qc.

It reminds me of rawang. Till the govt enlarge the roads (not sure how they going to tear down the old shophouses besides the road), the jam is never going away.

Thus, ecohill is the saviour for Semenyih folks to bypass the horrible town jams.

I wish there is a more direct link to north south highway than lekas from semenyih town.

Tiara east the location is better than country garden, just it is further away from the Tesco semenyih and it's position is lower compare to the main road (Jalan broga).

I still find bungalows and semi d had a higher cap appreciation. DSL or superlink have a limit, but semi d or bungalow is different level.

My personal view is that semenyih has many link houses, not many condo like in KL areas that cause capital appreciation has the limit. People might think that if they can get cheaper what for they buy expensive which is just nearby only. The concept play the factor, like gng, security etcs. So i guess most people buy for own stay, rental yield is kind of low also... flipping need time to come at which KL property price also increase simultaneously..

Yeah, but once the link established, SEH residents can reach Semenyih old town easily as well.. In addition, I foresee there will be more commercial activities and banks established nearby SEH once the township is in form.

Fully agree, Tiara East is an housing estate and not a planned township. It will take some longer time, but can boom for sure...

just want to enquire. Anyone stay at Tiara East but travel to work at KL . How is the the easiest way to travel. My workplace nearby klcc. tongue.gif

1- public transport.
And
2- drive. Any highway need to avoid or any highway is recommended ? Hehe...

Just curious .... when CG under construction, the lorry, crane, any heavy industry vehicle etc . Which road they will use. Will those lorry using main road in front of Tiara East? Or CG build other access road ?

Anyone who bought Tiara East, can check the delivery date is how many months from date of S&P? Mine is 24 months until end of 2014. Or 24 months is just a standard delivery duration for any S&P signed? Can't afford keep on paying interest without being able to reduce the premium. =(

I doubt the developer can deliver vp by end of Dec. Most likely March or April next year looking at the current state.

I happen to pass thru there last weekend and they are in the midst of building the security guard house. Perimeter fencing not up yet, landscape not started yet, no tar road. Houses are completed though.

It will be miracle if they could deliver before cny.

You could Bill the developer for late delivery if they dont provide vacant possession within 24 months of the s&p stamped. Eg, if your s&p is signed and stamped on Dec 2011, any delivery after Dec2013 by the developer, you get to Bill them late delivery charge at a interest rate stated in your doc.

Guess it depends on the layout. There is one type where it have 4 + 1 rooms and part of the living area had a guest room. That's probably the reason why it look small.

I am sure a lot of folks will knock down that room if they don't need that extra room.

I realise nowadays many developers are using this anti-climb security fencing. Even high end project too. Cost savings and less maintenance as compared to brick walls.

They should have put electric fencing....hahaha tongue.gif

I wonder how many camera this developer going to put for this development ? If they claim 24 hrs surveilance with cctv, i hope there is adequate camera surrounding the compounds.

Seems like the developer will be able to honour the March 2014 VP.

I am sure they should have complete tarring the road by now.

Would love to check out how this developer fare with the big boys in term of build quality and landscaping.

I guess many who are interested in tiara south might want to see how this Tiara East fare.

I heard some says rm480k but last May i enquire, it was at rm585k.

One of this day must go check the interior. From what i see from the agent picture....not bad.

I see the agent write CF by June....i thought VP should be by March 2014 although some claim it should be Jan 2014.

I prefer brick wall anytime, as barriers from brick wall will last longer and blocking vision from people outside.More exclusive lorhh...
Perimeter fence made from steel is prone to corrosion..cannot last long like brick wall...

I will says it is mixed area. Pelangi semenyih area more malay residents from what I surveyed.

As for ecohills project, I see more chinese buyers. I also vested in this project due to their branding.

Country garden project which is next to tiara east is also mainly chinese buyers. Look like the chinese is driving up the property value in semenyih which is good for investors.

I am not trying to sound racial here but time have shown if the property is hot with chinese, the property value will have better appreciation.

At first I thought it going to be brick wall, as mention by SA. So right now is any way we can get explanation from developer why they using fence instead of brick. To who we may raise our concern? Or maybe complaint.

not worth it.. bandar mahkota cheras can get better prop.. it id just too far.. only investors will buy to bank.sll the chinese .. they are investors only.. wint stay I assure you.. they will buy seri pajam if property really naik in srmenyih.. evrn increase.. it is just in paper.. you bought for 535k .. confirm you plan to sell it at least 750k.. r8ght upon completion..

Mahkota cheras is too crowded and is just a mess with poor development plan. Tons of diff developer suka suka develop something and sell with no proper planning.Ended up most of the road are just too narrow anyone park a car on the road side it ended up congested.

Most ot the subsale yes i agree is still cheap in mahkota but why, think yourself because is mostly old and new house in mahkota for DSL nobody can afford mostly went up 700k now.

Old house you need to fork out a lot of $$ just to refurnish it.
Semenyih DSL still below 600 for new house and I dont think is that far away from mahkota is just another 10 min drive.

It takes time for Semenyih to be widely accepted. Time will tell lets wait and see.

The people now are more concerning on security, concept and lifestyle which I agreed with gtfan, not like those day we buy house is only that house but now we are buying the while living concept and surrounding. I think few years back nobody would expect semenyih will lauch G&G with half mil price tag but now all new launching even more expensive. There are still buyers who willing to pay.. Hehe

Had a chat with one of the SA on tiara south, they claim Tiara east should be getting VP by early March.

Landscaping should be completed after CNY.

The SA will shows me around Tiara South & Tiara East after CNY on their TS showhouse and TE completed houses.

yups...pricing in the region of rm900k above to 1 mill for 2.5 storey link house.

They might be able to pull it off if they decide to put in quality finishing. Grohe stuffs, aircons, built in kitchen cabinet, marble floorings, etc solar hot water pipings throughout, and with the award landscaping, got chance to pull away SP buyers smile.gif

Tiara east road will be backup road for CG.

I don't see any major improvement on the existing road unless the owner of the land (i suspect belongs to sime darby) decide to build another housing project and then we can see the backup road connecting to CG will have proper tar road instead of red dirt now.

Or perhaps, the local council will tar the road....maybe.

Normal fence doesn't look elegant at all and probably not really improved in security.

I met one of Kuen Lai staff at the recent property expo in Midvalley showcasing their Tiara south booth, she is quite confident that Tiara East should get their VP by March which is next month since the last billing of road works was issued out in Jan.

I manage to go into Tiara east over the weekend after paid a visit to Tropicana Height Kajang.

The security guard allows owner to go in after jotting down their details. Most of the houses is lock and key collection should be ready by end of march.

TNB meters had been fitted for most of the houses. Only the water meter had yet to be installed.

There are cctv pole around the whole perimeter fencing of the housing project. CCTVs yet to be installed.

It is true the fencing seems too short (abt 7 ft i guess...need measurement). it is galvanised steel, so rust shouldn't be an issue. Just hope developer will build higher if they are not going to change to brick walls. Maybe 10 footer fencing will just be nice.

Some slight note....to extend the gate pillars or try to fit 20 ft gate, you may need to pay more as the tnb meter and water meter is on the pillars. There is auto gate point connection though.

The lake is still less than half filled. No thanks to the dry spell. The bridge across the lake have yet to be built.

Those houses facing the back fencing, the rear path, don't think a car can pass thru..... a smart for two car may go thru wink.gif More of cycling path or walking path.

Will update more if i get a chance to get into the houses as most of it is locked.

Usually every month i'll get a letter from the developer on the progress of the project. But the last 2 months i never receive anything from them. Just wondering, which stage is the project is at now? I'm really excited and cant wait to get the house keys..

You may need to prepare, water deposit, tnb deposit, maintenance fees deposit + sinking funds ( can range from 2 mths to 6 mths), access card deposit and any late penalty fees (usually the case where the developer send out progressive billings and the cheque received by developer from the bank overdue, buyer have to pay the penalty fees). The progressive billing payment penalty can always be disputed and most of the time, buyers just pay due to eagerness to collect key or the developer don't give a shit and insist on you paying it up. I have been thru a few times on this progressive billing penalty and seriously, buyer is always at fault due to other people fault (bankers & developers).

Received the registered mail today. VP letter from Kuen Lai. Just paid rm1.5k for 3 months deposit maint fees and 6 mth advance maint fees, tnb and water deposit.

Now awaiting bank to release the final payment and the developer will contact for joint inspection and handling of the key to owner.

I have received the same as well. Just wondering as I noticed there is a portion of amount for Miscellaneous Charges under the final settlement statement, is this amount to be payable by the buyer? When I look further, i noticed this portion of amount was not issued to the bank.

Some heads up. For those who know their bank have release their final amount, please call developer directly to make appointment instead of waiting for them to buzz you.

I just call them and they informed all saturday weekends is fully booked till mid of june and they can only cater to 3 inspections per saturday. (Bad logistics and planning).

For weekday, they are available from 26th May onwards.

Regarding 1st year free maintenance, please strongly argue with them when you visit their office, I have done that and waiting the outcome now.

I visited kueen lai office again, they agreed to give 1 year free maintenance fee but I still need to pay the 3 months deposit + 6 months advance (total rm1080) before arrange to check my house. This advance is for next year charges.

Guys, what is your honest opinion on workmanship of Tiara East.

So far, how is living environment of Tiara East and west do u guys think of Tiara South.

Worthy rival to SEH, Eco Majestic and Kajang East

Another tread says that the developer same as Tiara Parkhomes, got many problems.

Any problems for Tiara East

One owner had rented out their corner unit to kindergarden. Spoil the whole G&G landscape. Some of the owners are complaining to TE mgmt and local council now.

Overall, i find KL mgmt is pretty new to g&g concept and not as experience as SP Setia. Based on the dmc rules, they are not detail enough in specifying the house rules.

So buyers of Tiara South need to make sure their DMC is drafted properly else you may get a workshop open next to your house smile.gif

By the way, if any home owner who are neighbour to no. 97 (The corner unit), please lodge a complaint to the local council (Majlis Perbandaran Kajang) if they didn't get your consent to operate a kindergarden and also write an official complain to Kueen Lai too.

Unit next to Kindy still vacant? Else, u can leave letter inside their Mailbox or try to see if the owner is at home on and off.

You can try to ask Developer for the owner contact or ask the Developer to give your contact to the owner.

But Tiara East is Landed Individual, DMC is pretty much 'worthless'

Even TH, although the Developer claim that they will not allow Kindy and will build one outside the residential enclave, with individual title,the owner can do whatever he wants.

A pity our agreement didn't state it. When I compared to ecohill dmc, it specifically specified. It even mention property are not allowed to be used as hostel for workers.

I had a chat over the weekends during ecohill Christmas party and raised this with one of the sp setia staff and they reassure such incidents won't happen as their management is pretty strict. A good example will be their project at eco park according to them la.

It boils down to how good the jmb and the developer take care of the individual title g &g. One good example was gamuda, my sis in law complained that one of the neighbour is abusing the peace of the neighbourhood by renting out the unit to become an advertising location shootout for one of the house for a few days.

One complain, and the management straight shut the premise and shoo away the crews. Now this is what I call good regulations.

I am still waiting for Kueen Lai to revert with regard to this kindergarden as I understand you will need a business license to operate and it is kinda illegal to run it from a residential unit. No?

2) was the owner of the other house at home?

Cos if the owner and at home, sure he will have big arguments with the guards chasing away his extra money

Not quite I presume, DMC is a legal binding document between the developer and the purchaser even it is individual title, not "worthless".

For individual title, DMC only lose its functionality when the first purchaser sold off his property to another sub-purchaser, which this sub-purchaser only need to have a legal SPA agreement with the first purchaser, excluding DMC with the developer..

Yeah, that's very true, big developer such as SP Setia do have much better experience handling the DMC than Kueen Lei..

Hopefully they can make some serious improvement there.

So far how's the occupancy rate in Tiara East, I can see that many jhouses are undergoing renovation now..

All our g&g township valencia....kota kemuning...bandar botanic....jade hill are individual title....with very good rules....we have our own legal team deal with owner not respect rules.

Owner need not deal with that....the security guards have a log book knew which car belong to which house....car pak on wrong house will get guards visit....intercom...whatapps. ...sms....etc etc

Yeah, more folks are slowly moving in (each month several new faces appear). A lot of reno is ongoing. Big time headache with all the drilling and banging during the weekday. Thankfully the reno work stop on sunday.

Based on the last count according to the security, they claim 40% but i think is more like 50+ houses occupied (out of 210).

I foresee car park could be an issue in future if each household have 4 cars.... shocking.gif As of now, can see some neighbours park their car on those unoccuppied houses. What's more if the unit is rented to student. One house 5 to 6 cars doh.gif

50 + houses already occupied, that's a decent figure. Since a lot under renovation, there will be more and more coming later.

This is an issue Kueen Lei should really look into. Presumebly the JMB need to draft out a better suggestion later. Students normally only stay near campus for 9 months, what I can see there will be more and more people move into Semenyih..

Mind to share a picture showing the drive way for the house? Able to accomodate another 1-2 cars?

Very Bad if owners if Tiara East buy and rent to Students.

Bring down MV of whole area.

If rent to Lecturers - different story

Not many ppl like area that is rented to students for own stay

Lack of peace and quiet

Feel that security is compromised - every year change tenant and neighbour

Higher break in cos more ppl stay

Perhaps Lecturer like Landed compared to Condo, provided its fully furnished with TV, Fridge, WM, etc

2 cars is no issue for the driveway. As a matter of fact, the space outside the gate can also accomodate 2 to 3 cars depends on the width size of the car. The width of the road is around 50ft. Only issue, most folks like to park outside instead of in the house.

Perhaps they park the car outside for convenience since still quite a number of houses are vacant. Things might change after more people move in. JMB should take the lead role thereafter...

There are pro and cons to student market. For me, as long as they are not noisy bunch and dont do rempiting at night, i am fine with it.

So far, there are few houses rented to students. One of the house is a few row opposite mine. So far, they are pretty well behaved. No gila party or loud music yet. I hope it stay that way.

Students come and will leave in 3-4 years, another new batch will fill up..

Since there are many houses are under renovation now, I presume there will be more people move in as own stay.. Renting for students may not the highest percentage I presume.. With the low figure of students, I think it is much more easier to manage by the MC later..

Yeah, luckily my immediate neighbours both side are families. Usually those major reno are for own stay. I believe the apartment behind tiara east will be more for student markets. Missed the boat when the developer offered me a very good price then. It should be completed by 2017. I am already seeing it reaching almost the top floor construction.

I think can't compare lah, Tiara East is pretty small with 200+ unit terrace house and 200+ unit apartment later, while Bandar Sungai Long is so much larger in term of land size (600 acres) and household unit, 3k+ unit condo and over 10k+ unit terrace house.

TE is a g&g and thus, we residents are strongly protesting against it. Imagine the security posed as this tadika is also open to outsiders.

This will allow unauthorised people to hang around and even use the playground. The issue when things spoiled or got vandalised, we the residents have to fork out the bill.

Hope the owner of the corner unit realised it will just devalue the whole place and no different than other non g n g taman.

If this allow to go on, next thing you know, a tokong cina will use another corner unit to become a religious center.

That time...the value sure bye bye become Gone N Goner community.

No further action mad.gif So, to those who buy Kuen Lai property (Hint : Tiara South), you know i know their strength lar. Their regulations and enforcement when it comes to community living is a joke.

Dear Owners/Prospects,

I'm one of the owner for Kueen Lai projects, which is Tiara Parkhomes. I'm staying there and pertaining to Kueen Lai in general, they are an irresponsible developer when it comes to giving out what was promised in SPA and sales pitch as well as no sound knowledge of stratified maintenance. You are welcomed to look at lowyat forum tiara parkhomes and will notice long list of pages and minutes of meeting downloadable for reading pleasure.

Tiara East may not have the complexity of keeping up to owners/residents expectation. But any of their stratified projects may have similar issues as Tiara Parkhomes in long run. I'm having constant email correspondence to Kueen Lai for Tiara Parkhomes. They are selective to reply, perhaps can't make the decision without company chairman. The progress of meeting our demands are relatively slow, in other words,either they want to avoid doing it or pending for their investment returns to finish up outstanding works.

Hey JG_tiara,

Thanks for highlighting. I read thru' Tiara Parkhomes thread and i must says, you have done a very commendabe job by representing the folks there to put things straight and making sure KL deliver what they have promised.

It's a pity at this project, not many owners are vocal enough. I have done my part by highlighting certain issues to KL hq and till todate, they didn't even bother to reply my email except when i called them, they told me, ya, the management is looking into it...blah blah blah. Issues mainly revolves around demand for higher fencing height, more street lightings surrounding the facilities, security patrols, house rules, lack of regulations on reno works. For defect rectification, i have no complaint with regards to the speed and attention the onsite staff have shown me. Any issues highlighted will be rectified within couple of days. Some within the day if their resource is free.

Imagine, if landed (210 units) also they can't do proper governance, what's more with condos or even their future Tiara South (another strata landed props), unless they really do a transformation to build a team of people to focus on home owner customer service.

When i bought my property, i have high hope on this developer as they try to be different but alas, it seems, inexperiences is the one that will tarnish their image if they don't buck up. I have another property with the big boys (Sp Setia) and i must says, the experience and the customer service is top notch.

I am still awaiting the days where i could sit down with the KL folks to highlight areas of improvement. Talking to their SA have proved futile and i doubt they dare to bring it up to their bosses. Maybe this weekend i will go bug the Tiara South SA folks again tongue.gif

I have sent email to KLV recently, this time, its hard hitting "cakap tak serupa bikin" and they haven't responded yet.
The email as follows:

Dear KLV,

I would say that most of the owners/residents have downloaded, read or some including myself have printed a copy of "The King & His Kueen".

This will be a useful documents when it comes to Kueen Lai does walk-the-talk or not.

I quote specifically items that relates to Tiara Parkhomes as follows:

a) Page 4/27: Create properties that would raise the quality of life of those who would live in it

b) Page 4/27: Led to Kueen Lai bagging international awards

c) Page 6/27: Maximum security to the residents

d) Page 22/27: Below: Tiara Parkhome is another high-end creation from the company. Offering condominiums equipped with best modern facilities and features, they are designed to fulfil homeowners aspirations for a serene living environment - as evidenced by the stunning pool area

In reality;

Item a) When myself and residents moved in, it didn't raise the quality of life based on numerous emails sent including unanswered Minutes of Meeting.

Item b) We got car theft occurred once, door access not repaired for months - what international awards does it portray?

Item c) Are you sure maximum security? Do you know that our card access can be used to enter all lift lobbies?

Item d) Best modern facilities and features, evidenced by stunning pool area - Kueen Lai have revised the layout as such actual and perspective are not the same. More humiliating the fact there was no cascading waterfall and lift access card when we collected the keys, or after vacant possession. After persistent complains, Kueen Lai managed to construct waterfall that looks cheap and not resort concept. Lift access card still pending. Don't forget LAD which is still valid as per our SPA on the non-completion of common areas upon vacant possession. Means, whether the waterfall was completed last September and the door access card still pending, LAD is valid for both items.

Kueen Lai could have at least built waterfall, it may not be exactly as per perspective but something decent that blends with the "resort concept" before the vacant possession. At least when owners collect the keys, we know the waterfall exist. Same goes to lift access card. You shouls still go, Tiara South looks quite nice.

Double Facade with back lanes garden is very nice concept.

But too expensive for me and maintenance being a long term issue

I should have go there last year but have something on every time. This round Saturday got wedding dinner, Sunday has resident dialogue night at my taman shakehead.gif

But seem that KL workmanship and after sales service is really so so.

TBH, most developers are not very good in after sales dept, most want to wash hands after VP but not with life style living, maintanance is the key

No point handing over nice landscaping on VP, after 1-year, no one to cut the grass and becomes an eye sore

Overall. TS is a nice concept but at least RM150K++ over priced.

Same goes for CG and even EM

Went to EM, looks very promising, also.

Yups. Maintenance is very important. I recall Tiara parkhomes was advertised as 5 tiers or is it 7 tiers security.

I recall my SA informed me, that they like to bring TS prospective buyers to visit TE. Hahaha i doubt so now since the eyesore Tadika is still there and some owners decide to change their front fascade colour to bright yellow, some to whatever colour the owner fancy....no harmony and it was clearly stated in the agreement, no changes to front fascade and even colours unless approval from Kuen Lai. That shows either they are sleeping on their jobs or they don't bother to regulate.

So, i wonder how good their regulations and enforcements when it comes to their strata TS when they can't even control TE or even Parkhome ?

Sometimes, even if the DMC signed between Developer and Purchaser, if no approval from authority it is still not G&G, based on what happen at Lake Vista case. Based on current Malaysia law, only strata title considered as G&G.

As of now, i don't see any parents sending the kids there. I only see the caretaker car park outside the house. Didn't see much activities though.

Finally, MPKJ is going to take over the rubbish collection effective 1st Feb, 2015. Currently, the developer hires private rubbish collection.

Still awaiting TM Net folks to move their ass and connect the line. They promised since sept last year....now coming to Feb, still no news.

I just received letter from Kueen Lai and lawyer for signing the individual title (MOT).
Need to pay RM14k for the fee.
I ask Kueen Lai...but Kuenn Lai said they absorb the cost...include in the loan...bank pay...
but I call the lawyer....lawyer said i need to pay...

If developer absorb the cost of MOT, why it is include in the loan? Perhaps need to look into your loan agreement?

tiara east developer only pay the S&P,legal fees...
for the MOT need to pay on your own...demmmmmm...the fee is RM15k...demmm expensive....
lucky for setia eco hill buyer.....the MOT developer absorb the cost...

the RM14K that you are referring to is for MOT and is paid to Land Office based on

First RM100K - 1%
Next RM400K - 2%

1) Your SPA is min 700k if your stamp duty on the MOT is 15k, the computation is as follows:-

First RM100K - 1% [RM1,000]

2) The legal fees for the MOT is as follows:-

TKJ, lawyer prepare MOT also kena charge professional fees huh? As can be seen for Cipan gor cases, stamp duty for MOT only RM 11,568, but plus in those other stuffs already escalated to ~ RM 15k already..

Is it normal huh? The developer also will be charged with such professional fees as well, right?

No need to sweat la ... If u intend to sell within the next few mths, then drag the signing of the MOT lo. Once you have secured a purchaser, then you can request Kueen Lai for a consent to direct transfer and VOILA!!! You can save that 15k jor tongue.gif

Lawyer prepare MOT and Charge of course have to charge legal fees la. If not, lawyer no need to eat meh sweat.gif

The lawyer only charge the purchaser, no double charge on the developer geh. So if in the case of a developer paying the fees and stamp duty, then purchaser mah no need to pay anything lo thumbup.gif

If 25% means: RM 1,136.25..

I still haven't pay the MOT yet. I called the lawyer and she told me only a few home owners have paid but she says she will only do it after CNY as their workload is on high side now.

She did says that if i plan to sell my house within this year, you can postpone paying the MOT but she did advise, if the Govt decide to increase the stampduty fees, then it's better to pay now.

Looking at how property transaction is coming to a crawl, i doubt it's easy to dispose this year.

Mine is rm15k++ coz end lot is a bit more expensive than intermediate.

15k can buy 2 airtickets plus shopping for 2 at NY as long as i eat and stay with our fren "SFH" tongue.gif

MOT and MOC are 2 different transactions, hence you gotta pay 2 separate legal fees.

MOT = To transfer (Form 14A of the NLC - Pindahmilik Tanah) the property from the developer to your name.

MOC = To charge (Form 16A of the NLC - Gadaian) the property to the existing financier.

Legal fees for MOT:-

a) Up to 25% of your previous legal fees if you appoint your previous SPA solicitors to perfect the MOT for you ; OR

b) Up to 50% of your previous legal fees if you appoint a new firm of solicitors to perfect the MOT for you.

Legal fees for MOC:-

a) Up to 25% of your previous legal fees if you appoint your previous Financier's solicitors to perfect the MOC for you ; OR

According to TKJ, I think the payment is as following:

Let say for a RM 777778 SPA price with RM 700000.20 bank loan (90% MOF) and using the existing lawyer who handling your loan and SPA.

Legal handling rate - 25%
Legal fee for Memorandom of Transfer : RM 1562.03 (25% of legal fee of SPA)
Legal fee for Memorandom of Charge: RM 1337.50 (25% of legal fee of loan agreement)
6% gov tax - RM 175.47

There also will be additional fees (RM 500 - RM 1,000) incur for MOT registration, search and other mich expenses such as printing, transport etc...

This is the legal fees for MOT, not the legal fees for Loan agreement...

In residential property deal, normally have 3 types of legal fees - SPA, loan agreement and MOT..

Lawyer did not issue my Invoice for MOT, just a Letter. The Lawyer earlier said that they will only charge RM500 for Expenses and my workings confirmed that it was only MOT (based on 1% for first RM100K, + 2% for next RM400K + 3% exceeding RM500K) + RM500 for my MOT.

I checked my Loan Agreement Legal Fees and for Form 16A, which is equivalent to the Memorandum of Charge, it was only RM365 only.

Hence, I am also confused how much one should pay.

I find it MORALLY wrong if the same Lawyer who is doing the SPA and Loan Agreement wanna charge RM3K++ in Legal Fees just for the MOT.

All the work done is actually complimentary only and just like merely some minor additional work but charging an arm and an leg

Perhaps the Lawyer for TH really charged less but I was told it was standard practice to charge only RM500++ for MOT

But if buyer was given free Loan Fees, then maybe its justified to pay this fees else, I consider its as double payment

Cos when doing Loan Agreement - you need to do the Charge, Discharge etc

The Loan Agreement is a standard template that the Lawyer buys from the Bank.
