This kind of Pak Hitam and Iranian prop not much legs to jalan and appreciation very slow. Just look at the Heritage, Maytower & Casa Subang. You will see what I mean.

Location no doubt is good. But the demographics sometimes very hard to change.

Bukit Jalil probably Anjung Hijau/ Greenfields can get 700 sq ft one for 3xxk. That's probably the cheapest unit in BJ. The rest all expensive. I still rather pay slight premium for BJ even if smaller unit.

I think arena green apartment is cheaper than Anjung Hijau/Greenfield.

Anjung Hijau not bad, suitable for family. But a bit far away from LRT.

old condo macam brem park near kuchai. maybe can get.

while waiting mrt2. stay at juta mines can take bus to reach ktm which very near,
then with ktm pergi midvalley, kl sentral also no problem.

visited juta mines before, pipu stay there quite ok and well behave especially foreigner.
manyak korean stay around too. they take ktm quite often also.

due to many factors this area suddenly become centre of klang valley.
dulu pj was kv center... later bukit jalil.
but now kv center is here seri kembangan and west cheras selatan areas.
well connection of ktm, mrt(future), highway to kl, klia airport and putrajialat(fast+toll free).

kv bottom south east area macam kajang and semenyih are booming. cheras selatan and seri kembangan just ngm ngm locate at thier middle way to kl city. + cheras selatan east wing already fully covered by mrt 1.

for mrt 2 if according the plan, it gonna cut thru and cover almost whole cheras selatan west wing toward to seri kembangan--serdang-- putrajialat. that time almost whole cheras fully covered by mrt.

-mrt trump lrt anytime.
-mrt station drop point way way strategic and better than lrt.

Pj/ Damansara mature liaw mar. Young people seriously cannot afford to buy there. Cheras Kajang Semenyih is where all the 3-5k earning regular execs are going because no choice too expensive.

According to Ho Chin Soon Map ya Kinrara army camp is KV centre of gravity. Ya totally agree, but developable land and infrastructure wise, BJ which is right next to it has the most potential. Pv2 will be the absolute centre of Klang Valley and most likely the COG for KL South. Super near to Putra/Cyber by Mex and close to Pj by Kidex.

Smart money is to bet on Bukit Jalil even at 500-600 psf since Subang/PJ new.launches are 1000+ psf now? Which is madness.
