This kind of Pak Hitam and Iranian prop not much legs to jalan and appreciation very slow. Just look at the Heritage, Maytower & Casa Subang. You will see what I mean.

Location no doubt is good. But the demographics sometimes very hard to change.

Bukit Jalil probably Anjung Hijau/ Greenfields can get 700 sq ft one for 3xxk. That's probably the cheapest unit in BJ. The rest all expensive. I still rather pay slight premium for BJ even if smaller unit.

Pj/ Damansara mature liaw mar. Young people seriously cannot afford to buy there. Cheras Kajang Semenyih is where all the 3-5k earning regular execs are going because no choice too expensive.

According to Ho Chin Soon Map ya Kinrara army camp is KV centre of gravity. Ya totally agree, but developable land and infrastructure wise, BJ which is right next to it has the most potential. Pv2 will be the absolute centre of Klang Valley and most likely the COG for KL South. Super near to Putra/Cyber by Mex and close to Pj by Kidex.

Smart money is to bet on Bukit Jalil even at 500-600 psf since Subang/PJ new.launches are 1000+ psf now? Which is madness.
