QUOTE(lucifah @ Aug 5 2013, 07:10 PM) when u have bumiputra status, it is totally on a different level where we have all the advantages, but very few takers U got a sister? Kiddingi was lucky enough to be classified as bumiputra from day 1. a few of my friends who have mixed parentage have lots of difficulties opening ASB - to the extent of going to court for a swear-up to declare they are bumiputra and that guy looks like an iban, while i look like 105% chinese. |

QUOTE(hyelbaine @ Aug 19 2013, 09:37 AM) Word of caution to one and all looking for ASB loans. 1st, the current BLR rate is considered as low. BNM has relaxed its monetary policy since the 2007/8 great financial crash to support anemic economic growth. With the MYR suffering due to huge fund outflows because of the US-FED tapering fears, BNM may look at raising its OPR rates to combat this. 2nd, there are signs in the economy that pockets of inflation are building into quite a nice bubble. 3rd, the amount of excess liquidity in the market is large and BNM can't continue absorbing them continuously, not when the the MYR also needs propping up. 1 question bro. i hope that you could answer me. if OPR increase and BLR increase, would the dividend in ASB most likely be increased too?One of the methods that BNM has to combat the above is by increasing and/or raising the OPR (which in turn gets translated to BLR). We're about 1% to 2% away from what many deem as "normalized" rates. Before you take that loan, look at the margins you're playing with (I would recommend NOT to include bonus and just use the dividend for your calculations, regardless of what the banks say) before tying yourself down. Expect the interest rates to rise in the short to medium term as such accommodative monetary policy cannot go on forever. Unless you're confident that PNB can give you high dividend yields for the next 10 years (enough to cover your margin of financing), then you might not want to enter into such a long loan tenure. My humble and probably poor 2 cents of course |
