it is being abandoned for 6 yrs lah... i think ghost also stay in already.....

if my information is wrong why no developer wants to take over and build? Is it already haunted thats why no 1 dare continue?

i doubt the project will cont as the cost no enuf to cover... no profit who wanted to cont...

1.. some $$ lari by developer.
2.. inflation.. material/worker salary jump up compare to few yrs ago.
3.. too big to fail.

tis project is abandon during Barang Naik time... not the Price Reduce time..

Yes.. if the project restart before 2010 still got hope to complete.. now not easy. i think mainly due to the buyer/owner no co-operative... all busy their jobs only... many are IT guy... maybe they dun want to be involved in the abandon issue, no face also lah some think.

Platinum showed good progress at the initial stage of construction even when sales not good. I am unsure what is Eve's problems.

Platinum damansara is going to be revived soon buy previous buyer need to add the different sum of purchase price to continue their unit or else will not own the unit anymore. I heard from my friend who is on the developer side.

Would a revived project be in anyway inferior in quality ? They may re-use back the old structure which has been exposed to rain and shine, and if there may be rusted iron or ruptured concrete and somehow got re-used ?

If the owners seek additional amount for loan in order to pay for the project resumption, would the banks approve this?

I definitely have reservations about buying a revived project. Obviously the new developer will not be re-building the superstructure, but after 3-4 5 years of our tropical sun/rain, I'm pretty sure enough water has seeped into the concrete frame of the building and weaken it to some extent.

For those that do not understand, concrete wraps around steel bars to form reinforced concrete,since the building has been abandoned and there is no plastering/paint on the outside for such an extended period of time water definitely has been seeping all over the RC structure. When there is moisture steel will rust and it will lose strength over time. Therefore the longer it is abandoned, the more dangerous it becomes.

from what my uncle told me. The developer is his friend, the project abandoned is because of his partner set him up. Meanwhile they are still in a court case, partner still sabotaging him. The owner will continue with the project after court case settled. And i'm most probably getting 1 free drool.gif .

The place is not bad with all the bunglows , semi-d's, luxury condo.

No no no. The contractor is suing the developer and no more in this project. New management team came in take over this project and continue the development. This is totally not related to the previous developer anymore.

Sure anot? Does your friend personally knows the owner?

The owner is staying in tropicana golf and country few doors away from the guard house and few doors away from my uncle's house.

Check whether is him? Or are there any other abandoned building at ara damansara?

i think u are right.. the kpkt will put the company in problem developer and unable to proceed any project, new company (liquidation) will be setup by another developer to cont' the project with approval from selangor gov. hmm.gif

Same like Boulevard Residence @ Damansara by Ong Chong, previous know as Vista Damansara was abandoned for more than 5 years by Antara Vista and now they are reinventing back the old building and sell up to RM600k+ and sold out I think... people tend to be forgetful smile.gif

So far never heard of it and if got the insurance company doesnt want to insure tHe properties done by the bad developers.

Court case? It count by years. Easily 10-15 years. Postpone and postpone.the loser afford to pay to all the compensation to the purchase or not?

Platinium Damansara Condo purchasers just keep on the pressure through your association to get the project revived. One may not really know the exact reason for the project to be abandoned but there are also good reasons for the project to eventually be revived. But when? It's a waiting game.

Latest new. Heard Platinum damansara is going to revive back. The company that will take over this project is called newfield. Project will be rebranded back as the maisson.

Any sifu can verify? Do you think is worth to take the risk since the project is abandon?

Unless the previous purchaser is willing to top up the price difference. By the way, how many unit was sold last time? Any idea.
I guess they are also building additional units. If the price is right and the developer is reputable I guess the risk is worthwhile to take since the location is not too bad.

Dear Purchasers,

In today's Court Hearing

1. The Court proceeded on the basis that they are granting leave to the Applicants (Legenda Education Group and Francis Pereira) on 2 questions (pertaining to the interpretation of section 176 of the Companies Act on classes of creditors and undue preference in a section 176 Scheme).

2. Counsel for the Applicants addressed the Court on issues pertaining to the above-mentioned questions. Counsels for the Respondents similarly addressed the Court, stating why leave ought to not be granted.

3. The Court nevertheless maintained their position in (1) and allowed the application for leave to appeal.

4. Counsel for the Applicants applied for stay of execution of the Court of Appeal Order pending the Appeal to the Federal Court.

5. The Court granted the stay and directed for an early hearing date for the Appeal. All the above briefly means that we have to wait for the next hearing (in the Federal Court) at a date to be fixed (in 2013).

Not that easy to revive as it involve lots of legal issue and some of the purchasers are foreigners.
I believed many has since defaulted the bank loans and it makes the case more complicated.
Good thing is market price at the moment shall be more than RM700psf in comparable with the recent few launching.

I think the project is surely going to move on (at least from the 'new developer's perspective). The 'new developer' have already engaged a consultant to do a "Traffic Impact Assessment" for the property and also the new technical drawings has already been approved by MBPJ as of (17 Jan 2013)... Now is just the formalization from the High Court to pass on some resolution. After which the 'new developer' will need to go though some legal barriers to get the project up... Hopefully this will give the buyer a glimpse of hope... smile.gif

a lots of developer will set up 'SPC'- Special purpose vehicle for each individual project so that the risk can be mitigate, if 1 project got problem, cannot affect another project.

Newfields to revive abandoned project

The Newfields group is set to revive the Platinum Damansara project in Ara Damansara, which has been abandoned since 2007.

A visit to the site revealed that the Petaling Jaya City Council has granted permission to 128 Ara Damansara Sdn Bhd to build a showroom and a sales office at the abandoned project site.

128 Ara Damansara has a paid-up share capital of RM1mil and is 100% owned by Newfields Land Sdn Bhd, which, in turn, is part of the Newfields group of companies, according to the Companies Commission of Malaysia.

Two individuals, Khoo Boo Tee and Seow Voon Ping, are listed as the directors of 128 Ara Damansara. Both of them are executive directors of Newfields Property Management Sdn Bhd.

Attempts to contact Khoo for comments were unsuccessful, while Seow said the company was not ready to discuss the development as yet.
It is understood that the company expects to relaunch the project by next month to market the unsold units of the project.

Platinum Damansara had been previously developed by Dataran Mantin Sdn Bhd, which is a subsidiary of Kumpulan Langkawi Resorts.

According to reports, the construction of the project started in 2004 and enjoyed strong sales, with close to 700 units being sold. It has been reported that currently, 674 affected buyers of the project are servicing their bank loans despite the project being yet to be completed.

The Newfields group is the brainchild of Seow Lun Hoo, a former banker-turned-property developer. Seow is the former president and chief executive officer of Hong Leong Credit Bhd (now known as Hong Leong Financial Group Bhd), the financial services and property arm of Hong Leong Group Malaysia.

The company has two flagship projects, namely Puchong Gateway, a 12ha commercial hub; and The Sanderson, a low-density residential development in Serdang. Both have a gross development value of about RM1bil.

The project is located within the township of Ara Damansara, which was developed by Sime Darby Bhd. When Sime Darby applied to develop Ara Damansara in 1995, the conditions were to surrender three plots of land to the state government for public use.

A primary school, a secondary school and a recreation centre were supposed to have been built on the parcels of land.

However, the land earmarked for the secondary school was sold and converted for commercial and residential development, which is now the abandoned Platinum DamanThe sara.

The 128 Ara Damansara is rebranding it to call Maisson?

Found this website and from the aerial view it looks exactly like the Platinum Damansara
Looks pretty nice from the concept, any sifus have comments about the revival of this project?
Do u think it is a good investment for rental?

good news for the buyers...after suffer for few years interest pay, i belive with ara damansara address, this is not going ot be cheap

saw they rushing build up the showroom at the site there, will try to snap some photo this 2 days ~

by the way, what about previous purchaser? curious how they settle their issue?
offer a lower rate or how?

I wonder why a new company is setup just for this and not directly under Newfields. I know it is parachute maneuver for Newfields in case the fan hits the shit again, but if the real intention is to make it right this time why not do it under Newfields?
