Ya, currently is buyer market, so many rebate and free legal fees things around. Once demand and supply back to balance, then price will going up again.

As we can see the trend after 2008 drop till cannot drop and revive back from 2009 to 2012 is bbb hyper era, then 2016 price went to the peak and started drop/ maintain till now. So I think this 2 years are best to get 1 before the cycle start flying up again. Some expert I listen from seminar forecast on year 2025 Malaysia market could be in a much better state than now.

Ya, no changes in the rebate %, just now u can apply the MOT and Loan stamp duty waiver if sign SPA before 30th June, so latest early June must book loh.

Anyone want to view can let me know, I can arrange actual site and unit viewings too smile.gif

There are issues with piping, drainage, insufficient space to place aircond condenser, etc. Even my reno contractor shook his head at the many design flaws.  When the JMB questioned IOI about some of the flaws and defects at common areas, they were given the run around.  Even till today after 3 years, some of those defects are still not fully repaired and there are always many excuses on delays by IOI.  When questioned about some of the things that was promised in the brochure that was missing, they either claim it's no doable or the pathetic excuse of the brochure being just an illustration. During sales, their sales team claim that all Utilities will be under residential rate but owners now found out that after checking with Syabas, it is impossible to convert water meter rate to residential rate because it is sharing master title with an office block.  Then A JMB member informed that when this was brought up with IOI, their rep said they also tried converting but cannot.  How is it that as a Property Developer, they do not know whether it is possible or not to do so but yet their sales team already promised heaven and earth to customers?  Isnt this classified as conning customers?

I will never ever purchase a IOI property and I made sure to inform my friends and relatives never to do so too.  Even in the condo group chat, can see that many owners were not pleased with IOI's workmanship and design flaws and vowed never to buy from them again. It's almost like they hired cheapskate architect firm and unqualified C&S engineers to design the place but sell it as luxury condo!

Ya, we still have some developers unit and now last chance for Government Initiative Home Ownership Campaign (HOC), which due on this 30th June 2019 (sign SPA before 30th June and better get stamp by the time), so the coming 1 week is your last chance to ensure entitlement for HOC MOT and Loan stamp duty exemption that happened once in a blue moon.

After after 15th you book, then need loan approval and sign SPA, the time a bit constraint lah.

Many ppl can't wait it to drop further and wanted to harvest fast loh, haha.

Even when I sell also meet a few clients say heard about this auction unit too, but in the end after they see the unit above then mostly not so interested on the auction unit facing as even though facing KLCC, but that side slightly near to Lebuhraya Bkt Jalil with some traffic noise, so depends whether the buyer mind or not lah.

Ya, ownstay really nice and neighbourhood also atas sikit, rental income maybe still far from monthly instalment.

Capital appreciation need to see longer term, as short term most project also can't see the "meat".
But it's iconic and freehold status and no much land at Puchong Jaya and Kinrara, so in 10 years time might have good capital appreciation, most probably.

ya, should be olympic length 50m, but width is not olympic pool width, slightly narrower.

probably if 1.5 times is including the length of the wading pool, as the children pool actually also quite large, like a small water theme park

Based on my 2 years selling experiences in Sky Condominium, the reason is simple yet complicated, because

1) Showunit in Tower E, Tower A and one in Tower D, agent lazy walk to Tower B (lol)

2) Tower ACE got more common sizes (eg. 1173sqft, 1334sqft or 1561sqft) which comprises of small, middle and big sized unit, and layout quite nice; so most ppl since see showunit 1173sqft and 1334sqft, layout and price, so will prefer to choose Tower ACE
3) Tower B is 1356sqft and 1410sqft, so it neither smallest, neither biggest; while the most expensive type of the middle sized with 3R3B or 3+1R3B, so price is higher than the middle sized 1334sqft and 1313sqft 3R2B in Tower A (since tower A, still got unit to choose from, so ppl will tend to choose unit from higher occupancy block, since Tower C&E 1334sqft sold out, so the bigger 1300sqft in Tower B 1356sqft sales slower)

4) Tower B, corridor plan slightly different from Tower A, although still same 8 units per floor, some ppl who visited Tower A first may feel they preferred Tower A corridor.

Conclusion main reason still most ppls lazy walk to Tower B and ppl tend to choose unit from more occupancy block and cheaper and smaller unit, hence i think Tower B sales only can jalan after Tower A unit running out fully.
