Getting Started

IOI going to launch Vivo City and Bandar Puteri. I guess at the undevelopd land opposite Columbia Asia. Total 80 acres, Phase 1 (7 acres) consists of Service Apartment, Retail, Shophouse and Office suites. Will further drive up the Bandar Puteri house price.

No need to guess, that's the piece of land which the earthwork is currently undergoing and construction of first phase will commence by end of this year.

Still not enough Shophouses and office suites in Bandar Puteri yet ? Wouldn't these will cause the prices/rental value of shoplots in bandar puteri to plunge ?

As you can see, there are plenty of shop lots in Bandar Puteri that are still looking for tenant....

All pricing info at this moment are pure speculation or guesses. Maybe "educated" guesses lar.  War lau, if skypod is to be launched next year, maybe it's already completed 30-40% by then.

Some even waited for more than a year. But can see most shop lots ground floor had been occupied ( included next to the Giant) The Link surounding perhaps a bit low density and it's only few rows of them. Now can see it was packed with cars almost everyday, but also, only Grd Flr was occupied and some 1st or 2nd Flr still vacant.

The indication "for now" is about RM400-RM450 psf. As you can see, the site is already under construction, and they will start selling when the construction is about 50-60% completed. By then, they should know how much. Who knows it will be above what's the indication, or same. IOI property, if you been dealing with them, you know their situation in market is a bit like "Sat Bao Mai Pao" in cantonese. U want you come. U don't know I don't Hew you. All the land belongs to them, they can take their sweet time to sell.

IOI is always thinking of themselves 1st rather than its residence/tenants/occupants. A lot of shop lots are either vacant, if not, open and chap lap, open again. If IOI do not think this is a developer problem, then i guess they are not a very good developer.
We have a WHOLE LOT of PFCC coming up.. now that the RIMA College is taking up few floors (is like "what the heck colleges are in???") and we have Moon Palace and Mazda. I am not very confident that PFCC will be as good as it promises. PLUS we have The Cube coming up... I wonder what kind of "brands" or "BIG Names" coming in to take the whole lot of the unit itself. And and and... Vivo City... another area that has PLENTY of shop lots to be left vacant with... SIGH!!!! Very" thoughtful" developer rite IOI?!??!
And 1 more important thing is IOI properties are either BORING in design, BORING in landscapes, or just pure traditional designs that are selling at throat cutting values! Compare to other developers, IOI is far far faaaaarrrrr behind.... *SAD*
Have you all also noticed Setia Walk which in the first place it looks like a BIG project which might not fetch very good tenancy??? Guess what, a lot of BIG names are coming in, and the concept is SOOOOOO LIFESTYLE! Love the design and concept and SP Setia's well thought plan (IOI gotta learn from them). Everything that they build, is looking at it as a whole, and not let's profit first, customer service later...
I don't know about all of you.. I just think that IOI is not donig justice to itself and to all its customers.. Just feel that they do things for the sake of doing it to profit, so material wise are all so-so only.
Added on March 24, 2012, 7:42 pmPLUS PLUS PLUS... stupid road system in Puchong... All the fly overs and roads are like SO NOT ORGANIZED! Look at the road coming in to Bandar Puteri.. when you turn in from LDP, you will need to be VERY CAREFUL as cars are coming from ALL directions to cut to the other side of the lane. You wish to go up to the fly over, and some casrs wish to turn in to the bank areas, some wish to cut out to the fly over from the banks.... SO MESSY!!! Like the developer! not organized and simply do the plan just because they need to do something. Not well thought off.. Never will.
If IOI still think that they are the PIONEER in development, they MUST be day dreaming. So many developers are slowly climbing up the rank, IOI?? maintain their attitude and way of working. Send your management for trainings la.. this will help IOI better, invest in your people, don't leave them to die. Coz learning from IOI itself, you will get IOI type of results and ideas, and designs, and concept, and plans, and projects = which all equals to BORING & TRADITIONAL & NOT UP TO STANDARD

Lol hey did you work for IOI?
I do agree their products are boring with cut-throat prices!
How many more shop lot IOI wants to build in Bandar Puteri? Look at the for lease banners hung on the facade, they are creating a shop lot glut!
