IOI going to launch Vivo City and Bandar Puteri. I guess at the undevelopd land opposite Columbia Asia. Total 80 acres, Phase 1 (7 acres) consists of Service Apartment, Retail, Shophouse and Office suites. Will further drive up the Bandar Puteri house price.
*
Still not enough Shophouses and office suites in Bandar Puteri yet ? Wouldn't these will cause the prices/rental value of shoplots in bandar puteri to plunge ?

As you can see, there are plenty of shop lots in Bandar Puteri that are still looking for tenant....
*
Have these shoplots waited for at least one year already ? I think that's the typical time needed. The Link Bukit Jalil (opposite KM1) waited for ~2 years ?

whats the pricing for the resi? anyone know? IOI im sure not cheap , somemore bdr puteri
*
The Star online did mentioned vivo city in bandar puteri and skypod + skyz in Puchong Jaya are to be launched next year. All pricing info at this moment are pure speculation or guesses.

Maybe "educated" guesses lar. smile.gif

War lau, if skypod is to be launched next year, maybe it's already completed 30-40% by then.

There are 2 traffic lights at Lebuh Puteri (opposite giant, one traffic light at each side). They should look at building a pedestrian bridge and remove the traffic lights. I supposed pedestrian bridge is not so costly to build.

next year will be the bubble year.. expected the highest peak will hit at year 2014..
*
Last year people say this year bubble, this year people say next year bubble. Bubble bubble ! LOL.

Anyway I see that one critical success factor for IOI vivo city is road access. If nothing is done on road access, the success of it will only be very modest. The jam is so bloody unbearable.

For me I think there is a way to improve the traffic of bandar puteri, that's to shut-off the access from south of LDP going into the ramp to enter bandar puteri.

Drivers from the south already have two chances to enter bandar puteri, one is via Puchong Perdana interchange, another is further up there is a U-turn at Tesco.

By shutting-off the access into bandar puteri from the south, the benefits are plenty. Cars can get out of bandar puteri smoothly and cars also can enter puteri smoothly.

Also the pedestrian traffic lights at lebuh puteri should be removed and replaced by a overhead pedestrian bridge.

Too bad I am Mr Nobody, so nobody listens to me. smile.gif

last Saturday, when the traffic lights at the junction of the flyover & LDP gone haywire, the jam was really terrible...
*
Not just Saturday. Last Sunday at about 11 am I was stuck at Lebuh Puteri/flyover, trying to get out of Bandar Puteri. 11 am on Sunday is really a very strange hour to be stuck in traffic jam. As soon as I reached LDP, everything was smooth sailing. So nothing to do with LDP. It's purely a bandar puteri problem, the traffic lights at the flyover areas MUST BE ALL BE REMOVED.

How to remove flyover since there's 2 directions going in and out fm the place. Unless if IOI build another dedicated flyover for different traffic.
*
I mentioned in one of my earlier post. The traffic lights at the flyover can be removed, if one blocks the traffic access from the South entering Bandar Puteri and add pedestrian bridge.

Traffic from the south can enter bandar puteri by using either perdana puchong interchange or further up the U-turn at Tesco.

then the perdana puchong interchange and further up the U-turn at Tesco will be jammed.  biggrin.gif

True to a large extent. But today they are jammed anyway, and worse they are creating DEAD LOCKS to the traffic. Always the traffic from north of LDP trying to enter bandar puteri, they are blocked from entering because of traffic from the south blocking them.

Also the pedestrian traffic lights MUST BE REMOVED too. A cheap pedestrian bridge will fix that.

From the link:

The project by Flora Development Sdn Bhd, a subsidiary of IOI Properties Bhd, is a block of 45-storey Small Office Home Office (SOHO), a block of 41-storey service apartments and office spaces, totalling 802 units.

ohmy.gif soho gt market meh?near by so many cheap and nice apartment n condo
*
Hmmm it's true aarh, just checked iprop/propwall and so on, looks like those apartments are quite cheap in today's view. Then I say these new launches will help to inflate the prices of these existing properties. Is this an opportunity ? Kekeke ....

you can't design for free flow traffic at peak hour but to certain level of service. if not, it will become like putrajaya in the early days. no car on the  road and people will say ghost city.
*
But the stretch of road at the entry and exit point is indeed got serious problem. Too many traffic heading different places criss crossing each other.

No, not about the management. I have never been inside but from the outside, the SPS ones look better maintained. At least the paint looks newer and the colour is warmer.

Have different view on McD.
Though the catchment of residential population around Bdr Puteri is big, but this is only confined to Puteri folks.
Possible patrons would be family as it is near to residential area.

For comparison purpose, PBP Tesco's McD will be more ideal for meet-ups due to its convenience.

On another note, why does it take such a long time for McD (or for that matter any other fast food chains, apart from KFC @Giant Puteri) to come to Bdr Puteri?
*
I agree that PBP Tesco's McD is at better location but because it's space is limited, so the growth will be stunted.

KFC @ giant - location is also limited because Giant is not a big crowd puller. The last time I went there they even implemented parking charges.

I think the biggest "profit" which Giant makes out of the location is probably the land capital gain instead of the goods sales business, if they have purchased the place. wink.gif

As to why it takes so long for McD or other fast food chains to come into Bdr Puteri, maybe because the land/shop/rental is expensive ? The McD in the Cube I wonder if they are going to have enough cheap or free parking space ....

Why do they want to move into this direction? I mean, what is the benefits of moving away from mall?
Unless the new master franchisor is owning all the property, which they are operating in. Another words to say, they are more into property investment than franchising?
*
So maybe the unit in the Cube is owned by the franchisor ? They probably can't make the equation works if it is rented.
