Zeva got package right and now big ticket item sold. Studio for them is easier and in fact, even with higher psf, Zeva will out-sell 3 Element anytime with the mass market movement and recognition they gathered these 2 days onli

Got approached by Al Rajhi Banker about their package

* -2.xx% p.a
* Zero entry cost (Legal Fee, Stamp duty & Disbursement Charge absorbed bt bank)
* No lock in period (No penalty for early settlement)
* No late payment charges
* Margin of financing up to 90%
* Optional MRTT
* Tenure up to 40 years or until age 70 (whichever is earlier)

Anyone have any more info about this Al Rajhi Bank?
*
Can anyone confirm that al-rajhi is one of the panel banks. I think dibs applies to panel banks only.

Hi
Do we need to get the loan first before pay the balance of 10% ?
*
I think its safer to get loan approved first before paying. What will happen if after paying, you have problems getting your loans approvrd.

I checked the the manager of Trinity today and he confirmed the following panels as of this morning:
1) Ambank
2) Al-rajhi
3) HLB
4) OCBC
5) UOB
ps: other banks such as Alliance are not confirmed for the panel yet.
*
Yes, I called Trinity and was told the same thing. But on launching on Sat, alliance bank was there too. Which banks offer the best package. Can anyone confirm that if we use the same panel lawyer for S & P to prepare the loan agreements as well, then the legal fees for loan will be absorbed by Trinity as well. This was told to me over the phone and I hope someone can confirm this.

just call them and tell your loan not yet approve and ask for extension
*
It seems that we need to write in officially. Then they have to refer to management. Thats what andrew from trinity told me.

For your info, if you apply for flexi loan from oub you need tobpay processing fee of rm200.

For HLB, under DIBS schemes, strictly not allow to finance legal fees and MDTA.

Yes, MDTA is optional not compulsory.

Max tenure is @ 30 years or age 65 whichever earlier~

Best interest @ BLR-2.40% (competitive rates right?)

Both semi flexi or fully flexi loan~

Added on June 27, 2012, 11:42 pmI wondering, is it possible to use borrower own lawyer for loan agreement? Seems developer didn't absorb the loan legal fees.

Is there anyone using their own lawyer?
*
According to trinity need to use their panel of lawyers even though legal fees borne by buyer.

New interchange to ease traffic flow in Seri KembanganBy JAROD LIM
jarodlim@thestar.com.my
SERI KEMBANGAN residents can look forward to a new interchange at the Maju Expressway (MEX) or formerly known as the KL-Putrajaya Highway to ease traffic flow in the area.

The interchange that will be built from Jalan Putra Permai to MEX in Seri Kembangan had already been approved by the Cabinet earlier this month.

Serdang MCA chairman Datuk Liew Yuen Keong said Health Minister Datuk Seri Liow Tiong Lai and Works Minister Datuk Seri Shaziman Abu Mansor would jointly make an announcement at the project site next week.

“The ministers will come to the site to reveal the project’s construction details which include the starting date of construction and how long it will take to complete,” he told a press conference recently.

“The interchange that is estimated to cost RM90mil will benefit around 100,000 residents occupying more than 50,000 houses in Seri Kembangan, Bandar Putra Permai and Puchong,” he said.

“With the coming MEX interchange, it will take residents only 20 minutes to drive to KL compared to about 45 minutes now,” he said.

Liew added that when the highway was planned, Bandar Putra Permai had yet to be developed. The area was caught in a traffic snarl after the highway was completed in 2007.

Liew, who was back then the Seri Kembangan assemblyman had already proposed the interchange to be be built to alleviate traffic congestions.

MEX is a 26km expressway connecting Kuala Lumpur to Putrajaya, Cyberjaya and KLIA.

On a separate issue, Liew also suggested the Selangor government to put up a detailed plan of the proposed construction ring road along Jalan Besar, Seri Kembangan.

“The detailed changes to the main road that had existed for more than 60 years should be put up to notify the shop owners along the road and get their opinions about the said changes,” he said.

He added that the RM36mil project would only solve traffic congestions in the area where the ring road was built, but will not entirely prevent the existing bottleneck at the further part of the road.

And they expect us to pay the balance of 10% within 14 days. Mine is due on 29 June and have written in but no reply. Things must be sorted out first before they expect us to comply.

Would like to ask all the taikos here.
For the certificate of non legal representation and the letter stating that we will not engage separate legal representation, it is compulsory for all buyers to sign. Do we have a choice not to sign? What will happen if we do not sign these two documents?
