Is it a good investment? someone can pls tell me the positive point of getting one unit in Domain 5?
Thanks guys!!

The salesman told me that 579sft is at RM330,000++, fully furnished. Can get 1.6-1.8k rental.

My question is, who will willing to pay such a price for a 2 bedroom? and its tiny.

Some help here will be greatly appreciated.

IMO many tenants will favour d'pulze over domain. Now there's Vita SOHO coming in too. Those two r located in the cbj cbd and transport terminal. The development includes cinemas, f&b, hotels and shopping mall. Much more convenient and exciting place compared to domain.

I noticed many students walk back to existing domain units fr the food street and the bus terminal. Once DP and Vita ready, they dun need to walk they can just stay there.

I nearly bought the smallest one. However change my mind because vast difference between the earliest phase and domain V price. Disadvantage in terms of entry points. Also worried to much studios will complete nearly the same time around Cyberjaya.

yes, domain 5 is bit pricey, but it is unfair to label this to domain 5 only, look at all other new development which is launched almost at the same time with domain 5. all about this price

I'm not the owner, but interested to know the outcome of 1st and 3rd resolutions. Hope you can share later.

Here is myy view:
1st resolution is good for owners - you don't need a sleeping JMC member which don't have time to contribute.

3rd resolution is very subjective - being the owner, your responsibility is to pay maintenance and related fees on time. Same apply to JMB members/cum owners. They need to do the same. On top of that, they need to spend few hours per month to attend meeting and resolve issues pertaining to the property management and owners' complaints, and out of pocket money for car petrol, telephone charges, and etc. Don't expected good property management unless you have strong and committed JMC team.

they can suspend the membership but not to kick out permanently.
u have a unit there, then suddenly just because u cant attend meeting 3 times in a row, for the rest of your life you have no right to vote and lose your membership?

3rd resolution: yes, they need to bear some expenses. but is that too high that cost 0.14 cents per sqft increment?
we have burgass rawson as the appointed company to do the management. we have to pay burgass also.
unless it is 100% done by JMC.

The 1st resolution is to remove the elected JMC member(s) failed to attend JMC meeting (normally monthly) for 3 time in a row. Nothing to do with the owner's right to attend/vote in AGM/EGM, regardless how times in a row.

For 3rd reslotion, the Management/JMC should prepare audited Yearly Financial Report, and un-audited quarterly/half-yearly financial report for all owners. Look at the operation expenditures and capital expenditures, you may question the Management/JMC if the fees are higher than market rate, or the expenditures are not necessary...

yes, i think u are right la.. the 1st one is only for the committee elected. not the ordinary member. i was wrong in interpreting it. rclxub.gif

for the 3rd, yes, we will look at it and do sufficient enquiry tomorrow.

For all of your information:
its been the second time the Burgess Rawson has suggested to increase

1st time was in 2nd AGM , they increased from 0.17 cents to 0.23
reason was Burgess Rawson BR says that money income is not enough.

now again they came up with the lame excuse.
now even Domain 2 is up and collections are coming. then wat the hell wrong with BR.

is there any1 to notice and talk about BR management progress.
what the hell BR is doing.

i have raised question not to continue with BR ..
look at their performance ...
look at the building and facility maintenance ... then u will know..
yes its true that BR is lame and terrible slow and will never follow-up if there is issue.

BR has been kicked out from CBD (another project in cyberjaya).

imagine there is NO single file rack in their office...
how the heck they think computer is perfect enough to keep all the records safe.

im one of the frustrated x-owner and x-JMC member

its all up to u guys to protect ur property.

My long term plan is to just let the rental offset my loan and gradually fully own the property without owing to the banks. Once i reach that goal can put this house as collateral pledge to get overdraft facility for my next property investment while still maintaining the unit rental income.

Normally what kind of tenant over there? I heard a lot of African and ME student. Any problem with rental collection? Once other condo completed, wont the demand for this apt reduced?

Lol ull b suprise if u get to know my tnant.All of them are lcals. Mostly are professional working in mnc.

Lemme just give u an example;

A senior it executive married guy singh, wife n family in perak, every week went back homtown ipoh, in his 30s. Just want a room nearest to his workplace.

An it programmer indian guy family in johor i think.

A malay guy mas steward ex mmu graduate.

I nvr worry about competition. I go into this hous investment 7 years back the cost of the condo is way cheaper compwre to new launching price. I can afford to rent cheaper and srill cover my loan commitment compared to new launch that have to put higher rental to break even. Some of my tenent have stay almost 3-4 yas in my unit. That means u price u rental competitively and at cheaper market rate side. U get longer term loyal tenant.
