Saw an unit at Tower 9 of 775/sq ft asking for RM88k, very tempting to buy but not sure is tower 9 ok? got the CF?... Anyone can share? Thanks.

Definitely bank willing to offer a loan..it just a matter of how much they can finance your house. let say the property valuer put price tag of 200k for the unit and the unit you are eyeing for is 250k, so bank will only finance maximum 200k. if the purchase price is fixed, then you need to put additional 30k on top of 10% deposit from your financing value (20k) to purchase the property. in total you need to pay 50k difference. that not include S&P and etc.The higher the unit price, the gap become greater. How much bank willing to finance also be a factor. Well, this applies whenever you want to purchase a property and this is what a banker informed me. Back then when i'm applying for a loan, i heard the same issue...ppl saying bank will refuse to give loan, hardly to finance it, etc & etc. As long you are keen to buy and your credit checking is healthy, they should be no issue..even in buying other property as well. if application from one bank failed, you can try others.. |

For updates... i have just recently bought over an studio unit from tower 9, middle floor, 770 sq ft for RM86,000 (S&P price RM117k) which i find a good price as the condition of the unit is good. I just need to spend RM1,250 for cleaning, washing, changing door locked and painting the whole unit. Now it is confirmed that the tower 9 already have the strata title which many people still do not know.
On loan, I applied from MBB and the bank issued me the LO to sign (rate not very good as small loan, it was BLR - 1.5% only) but i rejected as i could find a good rate of Personal Loan, although i need to pay a bit higher in installement but after some calculation, i found it is still worth as i didnt need to pay the valuation report fees, save the legal fees from the loan documentation, can get the money within 2 weeks and no locked up period. While on African issue, so far i went 5 times there, saw African there but not too many of them, arround 10 - 15. Anyway, they seem ok and never disturb us. In tower 9, there are 4 units at the lobby, 2 are mini markets which respectively manned by local mamak and indian, 1 untit for management office and another is a computer service center run by African. We were informed that there is lesser African in V.hill if compared to last time which i am not sure. Thru the conversation with the mangement there the unit in tower 9 were mainly owned by Singaporean but many have been sold to local recently. Hope with more and more buying/selling transactions carried out in V.hill (esp tower 9), there should have more m.fees collected (old owner need to clear the outstanding amount and new owner continue to pay the m.fees), the place is well maintained and has the chance to come out again and become a high class place to stay as it was supposed to be. Wait for this day to come. |

Something to add, i think the demand at V.hill is not that bad, before i bought this unit, i viewed few units at tower 9. 1 unit with perfect conditon (1,099 sq feet selling at RM118k) was sold to the buyer who viewed the unit before me. 1 unit the owner changed his mind by not selling, another unit was at lower floor and not in a very good condition was asking for RM97k. I though it could be difficult to sell due to the price and condition but to my suprised, the unit was sold.
