No, this one is inside puteri 10, hijuan puteri,


for another upcoming, which was last time rejected, is converted to Town House + Condo, it's call Puteri Hill in puteri 11,
price should be above RM700k per unit, low density. but the 1.4M town house will be the one gonna launch 1st either mid or end of year.

When a friend & 1 were going up to Puteri 11 to view the houses there, noticed that the contractors were carrying out repair work to Puteri Bayu. It seems that they were repairing the cracks along the external sides of the building. Hopefully the repair was permanent. Anyway, this is expected of construction work from IOI....

Didn't know there is crack here. But there were a couple of occasions under heavy wind, some roof tiles flew off. haha rclxms.gif

May be they are re-tiling the roof blink.gif

the wind is very strong there. Could just leave the balcony door open and no need for AC biggrin.gif

Any idea what's the maintenance and sinking fund like?
There is only swimming pool w/o gym or other condo facilities.

Only small swimming pool, small playground and very small garden.

a multipurpose hall and 2 shop units (no open though)

maintenance fee + sinking = RM148.50

go read the puteri 11 blog. ioi gonna build puteri hills across from puteri bayu. you will face alot of problems in future, like access road, crowed parking, etc. good luck.

I reckon this would be more of a concern for the Puteri 11 resident than Puteri Bayu. Anyhow, it seems that the Puteri Bayu chaiman was also in attendance.

The townhouse is nice but the high rise condo is bad idea. The issue is mainly during construction with the big vehicle going in and out.

In terms of traffic, i care more on the main road heading out off puteri and all the way to ioi mall and beyond and vice versa.

And next to puteri bayu there is a road connecting to puchong hartamas. Looking at the few new condos almost completed there, i can only see the traffic grow tremendously (with or without puteri hills condo also die)

talking about construction vehicles.... there seems to be some earthwork going on at the piece of land beside the elevated water tank. Some construction by the Puchong Hartamas's development. Their earth laden lorries are using the road and without proper washing of the tyres. All the earth on the road. In fact few months ago, they have damaged the road along jalan Bakawali. The premix was repaired.
Now they have gone to using the road leading to Puteri 10 to avoid complains....

1. The town house smallest (upper 2 storey 3200sft), 28x60', ground 2 storey should be bigger (> 3200) , 28x80. Tentative price start fr RM1.4m, who knows ioi will change ?

2. There's another "high end" 30 units 2.5 storey semi-D just opposite the bayu puteri. (beside the water tank), selling price start fr smallest land size for RM2.6m from puchong hartamas. total built up is 4200 sft.

3. So bayu puteri will be surrounded by all high end resident :-)

But one drawback, you need to endure during the next few 3 years during the construction as expect there's lot of lorry in out etc during work hours.

however if you are working class, most probably you will not see them if you out b4 9am and come back after 6pm.

At the lift lobby, yes.

For own stay, will be good.
But for rental, then, low returns sad.gif
