I received a quotation from a contractor as below, is it okay the price? a newbie in renovation here... rclxub.gif rclxub.gif



Ground floor
1. a) Compound area floor tile (side & rear) - RM3,940.00
Option 2 : to construct concrete base and laying floor tiles-RM3,808.00
b) To opening rear gate door-RM650.00

2. To construct brick wall c/w 2 pcs sand glass at entrance area -RM800.00

3. a) To demolish existing whole stairase wall for selected area only-RM1,500.00
b) To polish existing staircase step edging

4. To construct new brick at kitchen area and living hall-RM500.00

5. To hacking existing kitchen floor tile and replace new floor tile (owner supply) -RM1,380.00

6. To construct plaster ceiling-RM 4,835.00
- Hidden lighting design at living hall & dom design at dinning
- Plain board design at kitchen
- Plain board design at rear bedroom

7. Master Bedroom
a) Bathroom-RM1700
- To demolish existing bathroom door & door frame and replace to

b) To demolish existing balcony railing

Hi TomJason Sifu, i kena con really kaw-kaw for reno of my 1st apartment 6 yrs ago, now waiting to receive keys for my new condo. I have received a few quote from the reno contractors but i'm having headache on how to read whether they are giving the reasonable quote. So, really appreciate it if you can share your secret formula, thanks!

What you want to look at is the curvature of the river and whether it is eroding the bank where you house is located. If it is at a bend, the erosion might be washing the soil and basically that is causing your house to "tilt", so the house on one side near the river will subside more. This is the worst case scenario.

Usually, the rivers bank are enforced with concrete or pilings to prevent this from happening. Have a look at the river and note if the river bank has been shored up.

If it is, then it is just probably uneven subsidence. Most new building will "sink" or subside a bit during the first few years, as the weight of the building compressed the soil underneath.
