PMed noien,ozone9,wlm already.
today tips: please ensure that the space between roof trust frame is not more than 4 fts, this to ensure that the roof trust is strong enough to support your heavy roof tile. pic below is my neighbour contractor using small wood for truss, i suppose 2x4 inches. If want better, use 3x5 inches. The disadvantage of wood is termite and wood after years..it will bend. Added on March 29, 2012, 11:08 amAnother tip: to avoid any crack after plaster, please wet your wall before apply the cement for plaster. The brick has the strong ability to absorb water, thereofore if you do not wet the brick, it will absorb the water from your plaster cement, cause the your cement plaster premature dry , not normal dry. These also apply when, cement the 'rabung' for roof. Please cement your 'rabung' not during high sun eg in noon. QUOTE(ozak @ Mar 29 2012, 01:19 PM) What kind of shape is the metal roof trust frame? I beam, c shape etc. PMed Kinkong81.Are there strong enough to walk on it at least? Do you need to ground the frame? Do this frame stand against the rust? How is the cost compare to wood frame? Let me elaborate about this steel trust (kekuda). The steel trust is new to malaysia and to most contractors, not many contractor know how to install these steel trust. The difficulty in technique to assemble and joint between steel is the main reason, but if already expert or experience no problem. To the beginner, to install the steel they hv to assemble on the ground and lifted to the upper beam, lifted the frame is difficult job but with experience, they can install on the upper beam itself. The steel trust C type, to make is stronger, they must clamp together. Are there strong enough to walk on it at least? Yes, they are very very strong..when they are clamp together and joint compared to wood. As picture above. They do not bend over time as compared to wood, for wood you will see that your roof will 'melengkung or melendut' over time. Do you need to ground the frame? Certainly. You have ground it to upper beam. Do this frame stand against the rust? Yes, they are Galvanized to protect from rust How is the cost compare to wood frame? The overall cost is abit higher compared to wood, but it is one time investment, long lasting forever compared to wood. The cost of per piece is not expensive around RM32 compared to wood but they must clamp together consisted of 2,3 piece to become one. They are joint together using GI screw and if you were to buy loose, the screw cost RM0.08, but if per boxes more cheaper. Every joint between steel at least minimum 3 screw else afraid not strong enough. This post has been edited by tomjason: Mar 29 2012, 02:44 PM |

QUOTE(phoenix69 @ Mar 31 2012, 01:25 AM) wow, tomjason, this thread of yours is great. !! TQ phoenix. Its the essence of this forum. Wish you were around when I started my renovation last year. Can pm me your formula ah? Wanna check how much I kena charged. Sorry to hear about your misadventure with your initial contractor. I like what you did with your water pipes . Water pressure is essential to happiness Need to estimate cost for kitchen cabinet and built in wardrobe for year end ... you have the formula for this cost? PMed other as well QUOTE(ozak @ Mar 30 2012, 10:00 PM) Thanks for your answer. For the roof trust, there are 4 elements: the C truss, screw and L joint plate and V type trust (the V type trust is the last layer to put roof tile) as pic attached. From the picture I see, all the frame is using c type. I thaught the main is I beam and the rest is c type. The joint is strong enough ? I see before those joint have a steel plate to joint together. Like a triangle plate. From the picture, what is the cost for the metal frame roof? The L plate is to ground the C type trust with upper beam and the L plate also to connect between C type trust. one year ago the price as i m remember, the C type trust is about RM32 per piece, the V type trust is RM12. The screw is about RM0.08, for metal roof a lot of screws needed, for my house cost of screws only about RM500. TQ This post has been edited by tomjason: Apr 2 2012, 02:12 PM |

QUOTE(nicky1112001 @ Apr 2 2012, 02:57 PM) Hai,can u pm me that formula?coz I getting having Reno for my house next month...now waiting get key...u do a great job at this post..first time and only 1 in this forum...nice..thanks for ur information. TQ nicky...Other tips; someone ask me, the sample of BS steel, below is the sample my house steel, size 12, if you have chances to see size of CQ steel is smaller and 'lembik'.. for beam, better to make is a little bit bigger, mind is rather small. another tips: 1. before concrete the floor, please put the construction plastic before concrete, many do not know the main reason to put the plastic. The main reason to put the plastic to avoid the water from concrete to dry to fast to soil and causing the concrete premature dry and can cause your floor concrete brittle or crack or. Many think that the main reason to put plastic is to avoid water vapor, this as secondary reason. 2. The best method to concrete floor is as my pic below, the BS BRC net steel (the jaring steel) is tie to the beam that exposed, these will make your floor concrete super strong.. 3. If you raise your floor like mine (i raise 1 feet above), please fill with sand (as we know sand not 'takung water'). If possible do not fill with tanah or sampah sarap, usually contractor want save money, cause sand is expensive. Usually 'tanah' will 'mendap' as time goes, then there is gap between floor. Before concrete, let your sand fully 'mendap' by rain water or pipe water. Then after the sand mendap, then re fill any gap, then you can concrete after your sand is stabil. Another reason not to use tanah or sampah2...is to avoid any water takung below your concrete. TQ This post has been edited by tomjason: Apr 3 2012, 07:58 AM |

PMed others already that requested.
today tips: 1. Previouly i forgot to mention, it is recommended the maximum distance between pillar is 20 fts, ensure that at least every 20 fts, there is a pillar. This to ensure your strength of your upper beam. 2. Another tips, about grills, please do not use screw when to ground your grill, instead use this new type plug (i cant remember the name of this plug but start with K), this new type for install grill. If use use screw, robber can easily unscrew your grill. With this type of plug, they have cut it with grinder make it difficult for them. Somehow this new plug is nice. Pic attach my house sample: [Tomjason has deleted the photo that was attached] - Sorry.. PM me if you want the photo 3. To install bi fold door. While laying tile, please ensure the do step down to install bi fold frame. This look nice and also your frame does not 'timbul' and to avoid you accidently 'terlanggar' . See pic below, my bi fold fame. [Tomjason has deleted the photo thas was attached] - Sorry...PM me if you want the photo This post has been edited by tomjason: May 14 2012, 09:42 AM |

QUOTE(dopeymooke @ Apr 5 2012, 11:20 AM) thanks Tomjason for tr formula and ur advise...really helped me alot to roughly estimate the costs welcomed.involved... My room ceilling, fan and aircond . Aluminium downlight. Tips: 1. My Mitsubishi aircond mr slim really slim, the size my 2HP is same as 1HP but cool. Tips, whoever want to choose MR Slim (2HP), the cable wiring is recommended outside, that means power supply to compressor first, then from the compressor board wiring back to the indoor unit. 2. My Fan ceiling is Panasonic, Mini Tsunami. special feature is like natural wind breeze. This post has been edited by tomjason: Apr 5 2012, 11:57 AM |

QUOTE(mojoez @ Apr 10 2012, 07:05 PM) Hi Tom, you mentioned not to use "sampah sarap", I would assume that we cannot use the "sampah" from a hacked wall? I initially plan to use the "sampah" from a hacked wall as the base for the raise floor. PMed you and others that have requested for the formula.By the way, can you PM me the formula as well? Thanks. If the sampah from hack wall, its ok. donot have sampah as paper bag cement and wood, these wood will attract termite..also if you fill it with 'sampah' or soil from others place, be caferefull as soil from others places can have termite inside..we never know, beside the side effect i mention before that means you bring termite to your area...cause contractor like to fill with soil as its cheap.. Added on April 13, 2012, 8:31 am QUOTE(Pegasus88 @ Apr 11 2012, 06:22 PM) hey TS nice thread ! mind to provide me information about your GI steel roof trust ? is that known as C-chanel (dono how to spell)...and also information about the orange pipe...is that water pipe or for drainage only ? who are selling these things ? TQ bro.the GI truss have two type , the C type shape (cost around RM32 per piece )and the V type (cost around RM12)shape....these prices one year ago...the hardware shall know..for the orange pipe..it UPVC Sirim approved type expensive cost about RM77 per pipe, the price one year ago. All these can be found at hardware shop selling material construction. Added on April 13, 2012, 8:32 am QUOTE(Pegasus88 @ Apr 11 2012, 09:37 PM) isit possible to request the contractor to tie rebar in concrete slab instead of net steel ? or put both ? using rebar instead BRC net steel for your floor is the best....but it is costly and timing cause, need worker to tie the individual rebar...today tips: 1. attach picture below is my DIY for the kitchen sink pipe outlet. This is the correct way to install the kitchen sink outlet pipe. Please use this type of elbow (using screw) so that when your outlet pipe is blockage with food wastage , you can easily unscrew the elbow and clear the blockage with wire or 'wire ring' that you can buy from hardware shop. 2. From the pic below also, to avoid your food wastage pipe from blockage, use my tips, use at least upvc pipe size 3" or 4" at the last end to man hole, this way your do not have food wastage blockage is future. My design , from the sink, i use upvc sirim approve (thick) size 11/2 ", then goes to upvc pipe size 2", and at last goes under ground upvc pipe size 3" to man hole. Please study the pic in detail. [Tomjason already deleted the photo attached. Sorry ]...PM me if you want the photo want more clarification, inform me. -------------------------------------------------------------------------------------------------------------------------------------- 3. For electrical, i would advise to have seperate DB for your house if you are doing reno, such as one DB at living room, one DB at kitchen or one DB at upstair. In this way you can easy manage and easy to troubleshoot in future. 4. If you are doing reno, i would advised you to install power socket and light inside your upper ceilling, And the ceilling power socket and light have switch control from down stair. want more clarification, inform me.
