below are my estimation:

1. demolish car porch floor only is RM864. If demolish all inclusive roof and roof trust is RM1728
2. built car porch with gutter 25x22 (wau big car porch) is RM13750 inclusive tile.
3. buat foyer 25x6 inlcusive all RM4500.
4. Tembok 80 ft is RM3600 (tembok height 5 ft with foundation beam and tiang concrete).
5. Extend kitchen 9x22 is RM23760.

Today, i decided to give one of many more tips for house owner, for me i would plaster first, then install water piping and wiring later after plaster. That mean you have to cut the wall. This step, many contractor do not want to do this cause for them is messy. PM me if you want to know why?...
A good main contractor should do this. This is one indicator that if he/she is good and experience contractor.

i hv received many question why plaster first..since not many main contractor not willing to do this, or they do not know this and not will to do this, i will reveal the reasons here for house owner:

Why Plaster first then wiring and plumbing:

Below are the reasons why plaster first then cut the plaster wall for wiring and plumbing (when we have already plaster, then we can know / ‘agak’ the depth to out the wiring &plumbing inside the wall):

1. To avoid the wiring socket and plug to deep or to ‘timbul’. When these happened your socket and plug no nice and difficult to install.
2. To avoid the water outlet and stop cock to deep or to ‘timbul’. This to avoid problem when to install the ‘kepala paip’ and maintenance of stop cock (difficult to replace rubber inside the stop cock if to deep inside the wall). Moreover if to deep or to ‘timbul’ not nicer when tile is install.
3. These also avoid too much red brick is being hack, this can reduce your wall strength. If plaster first, Sometime only the plaster layer only need being hack or remove and the red brick is not remove. Compared to install the wiring and plumbing before plaster, you have to remove portion of red brick.

TQ...previously i looking for the autoclean function..after survey only pacifica has the autoclean function...i do know about fortile or other brands...

the brand is Pacifica..my hood,hob and oven all pacifica..some other dealer claim that the autoclean will cause inside of hood rusty..from my study show no problem as the pacifica inside use stainless steel for their parts.....we fill the reservoir with water+cleanser such as Glo..then push the autoclean...they use water injector ..similar mechanism as car fuel injector......every day after cook (advisable one per day) i just push the autoclean button and system will clean itself....and the residue will come out at the container... that all...the water reservoir can store water for 3 days or 4 days cleaning...so after 3 or 4 days you refill full the resevoir...

if you want to buy..go to HQ at Pacifica HQ at Kota Damansara..look for James very nice guy and handsome also..hahaha..if you want his number i can you...

this just my opinion...

actually the first is the budget...if you have small budget go for item 4...the existing kitchen divide in 2 dry kitchen and wet kitchen..but a little small lah....if got budget go for item 3...

my opinion is like this...(this option is if you want to maintain the guest room)

extend your yard becoming wet kitchen...your guest room now become dry kitchen...shift the toilet at back beside the utility room on ...expand your utility room , now become guest room...so you got dry and wet kitchen..you got your toilet share with guest room and wet kitchen..you also got your guest room..

the cost is :

1. to expand the yard (from your diagram if not mistake 10x12 ft) = RM14400 (include all excerpt Kitchen cabinet)
2. Shift your toilet to back RM 2000-RM2500
3. Hack the uility room RM600

Ensure that your wall plaster has fully dry before paint else you will regret later...many man contractor they immediately after 1 or 2 days of plaster, they paint cause they want save manpower 'kong'..

for your toilet sink is it under sink or at the wall?...if under the sink a bit difficult especially if you have already got the kithcen cabinet...that why my new kitchen i do not install kitchen tap under sink. No need to cut the pipe.do not do that.


to change the tap..first you must have the tools..such as 'spanar hidup' or adjustable spanner..

for under sink:

1. first dismantle flexi water hose (of course you must turn off the stop cock first) connected to the water tap.
2. remove the 'clamp' that hold the water tap to the sink by unscrew it.

if possible post the pic so that i can know exactly show you how to change it.

1. extend kitchen 5' x 18'
Ans: Total cost RM11K

2. move ground floor toilet to back
Ans: my assumption standard toilet size 5x6 ft. Cost to built new is RM3600. If your new toilet is located in the new extention in item 1 above , then the cost much less.

3. break wall 3' x 8.5'
Ans: RM160

4. car porch remove middle "tiang" to side
Ans:Remove tiang, i need to see the diagram first, cause 'tiang' or pillar you can not simply remove it, later roboh porch.Without seeing the your overall structure, the estimated cost is RM1500 (inclusive material,foundation,man power).

below is my comment:

Ans: Estimated cost Tile owner buy, RM6600 (for single storey house) tile 1x1. If all tile 2x2, the cost RM8500. If double storey then x2.

2) move the column at my car porch to the side so that I can park my car easier
Ans: To remove column, cannot simply remove afraid your porch roboh..must look the condition first. But if condition ok, the cost estimated RM1500.

3) there is a leaking at the water tank and roof area, so I need to get someone to refurbish and rectify my roofing issues
Ans:For water tank, if leaking at outlet or connection can repair around RM100-RM150 but if leak at the tank itself, i would suggest you to replace..cause if you tampal now, after 2,3 year it will leak again. If want to change water tank, estimated single storey house (tank and labor) RM500-RM700 depend on tank size. If double storey, it cost a little bit more, estimated max RM1000.

7) kitchen concrete top
Ans: Tile owner buy, cost in the range RM25-RM40 sq ft. The lower range normally for indon worker price. Some main contractor mark up high sometime until RM84, ridiculous.


8) refurbish all 3 bathrooms, change WC and basin and new floor and wall tilings.
Ans:WC and basin owner buy. Tile upah cost is :

Tile

For tile 1x1, the upah is RM2 sq ft. If include cement etc then RM4 sq ft.
For tile 2x2, the upah only RM2.5 sq ft, mean per tile upah only RM10. If include cement etc around RM18-RM20 per tile.

for 8x20 ft, you need reno cost of RM20K complete with tile but normal tile lah. If you buy tile yourself the price would be different aorund RM18,500 to Rm18K.

Yesterday my partner heard water gushing in the house after all the workers have left. The bathroom upstairs piping was gushing water as though someone is bathing. It came from the water tank n my water meter was running like crazy. I think the valve or the float at the tank was faulty.

So advice to all, ask your contractor to turn off the main tap daily after work. I think valve faulty maybe sand went into the pipe when they were doing the work..

to ensure your brick wall stronger, it is advisable to add one layer or net mesh stripe every 6 layer of brirck lay. The stripe size is about 3 inches wide.

i m sure you have already read the alarm thread in this forum and already know the estimated cost of alarm..but if you want cheaper, go to the Jln Pasar near Pudu ...there are a lot of alarm and and CCTV sell there. many contractor took their stock there.

for me, 2 downlight control by 1 switch, 1 point (loop to the other downlight). the price is consider 1 point+1 loop.

for outdoor, you got 8 lights, if you want 2 switchs then 4 lights control by 1 switch. The price: 1 point + 3 loops. the other switch also the same: 1 point + 3 loops.

I would like to renovate my old landed house (20ft x 65ft) with :

1) To extend kitchen (20ft x 10ft - 7ft x 5ft) with flat and horizontal concrete roof remark: My toilet (7ft x 5ft)at part of the 20ft x 10ft. I don’t want to move it, just maintain.
2) Break 1 wall at downstair room for kitchen extension (6ft x 9ft)
3) Labour cost for retile, need to remove all the old tiles (downstair ground floor 20ft*65ft (all the land area), upstair ground floor (32ft x 20ft), tiles buy by myself.
4) Remove wall old tiles and retile for 3 bathrooms, buy tile myself ( 3 x 8ft x 5ft x 9ft)
5) car poach remove 1 pilar at center and remove old roof,
6) build 2 pilar at side and flat and horizontal concrete roof ( 15ft x 20ft) for car poach
7) kitchen table top 21ft
8) change main door 3ft wide to 6ft wide.

below my ans:

Ans: estimated cost (EC) = RM20K


2) Break 1 wall at downstair room for kitchen extension (6ft x 9ft)
Ans: EC , 2 indon worker (RM180) , job one day, max 2 days, so total RM=180. Main contractor will mark up the price for untung.

3) Labour cost for retile, need to remove all the old tiles (downstair ground floor 20ft*65ft (all the land area), upstair ground floor (32ft x 20ft), tiles buy by myself.
Ans: EC, 20x65 ft. COst to remove = RM2,600. EC for retile (cost upah&cement etc ) tile owner buy RM=5200-RM6000.

4) Remove wall old tiles and retile for 3 bathrooms, buy tile myself ( 3 x 8ft x 5ft x 9ft)
Ans:I will you Cost to remove tile is RM2 sq ft. Cost to retile is RM4-Rm5 sq ft. Then you can mutiply.

5) car poach remove 1 pilar at center and remove old roof,
Ans: must need to see situation first. pillar cannot simply remove dangerous. upload the pic for me to estimated.

6) build 2 pilar at side and flat and horizontal concrete roof ( 15ft x 20ft) for car poach
Ans: EC RM8700-RM9000 include tile.

7) kitchen table top 21ft
Ans: EC=RM1260 not include tile.

8) change main door 3ft wide to 6ft wide.
Ans: wood frame expensive , depend on wood type. i will give you labor cost&material cement etc. RM 640-RM800.

well..this tip is very very simple but most contractor neglect it. It the choice of paint roller and most important is the sequence is painting..want detail PM me.

they will calculated on net area, ie they will excluded the window etc. charge only on area for tiling.If they charge on overall are then, the owner is being cheated.
