Hi Bro,

For your reno size, from my undertsanding you want to reno roof and floor only..estimated cost is RM6K with tile.


For you problem soft soil :

Below is the propose solutions: THIS ALSO CONSIDER AS TIPS FOR YOU AND OTHERS

1. Please ensure your contractor does not curi the kayu bakau by cutting half so that he want more profit. Many contractors did this.
2. For single storey house, the minimum footing dimension is 3x3x3 feets, normally contractor did it 2x2 to save budget. For double storey, min is 5x5x5 feets .
3. since your soil is soft, minimum bakau needed is at least 9 batang bakau per footing. For hard soil, 5 batang bakau are sufficient.
4. Use only BS minimum Y12 size steel. Do not use Y10 CQ steel for footing.

For you table top hacking and dispose is about RM400.

for tile upah normally 1x1 tile is RM2 sq ft. but RM2.5 sq ft should be ok.try to get discount.

Answer :

i will show you the calculation : need 2 BRC A7 (your term is steel grid) cost RM56, Sand Kasar 2 scoop RM140, concrete stone RM70, cement 8 bags RM144. Upah to remove lock brick and dispose and re-cementing RM320. Lorry sampah RM160. Total is RM890. Your contractor quote RM800. I suppose your contractor quote without material, his upah only RM800.

Answer (Ans) : 8 bags for cement rendering as my above calculation and 9 bags for tiling. One more thing, kedai hardware sometime also tipu2...they will sent you the cement that already "masuk angin"...this is due to the cement bag is koyak a bit so the cement will harden..you will rugi...i kena a few times...now when order cement..i remind the hardware shop....DONT SENT ME the koyak bags.

How much and what type of sand required for 780sq ft?
Ans: All pasir kasar will do as long as you get the 'washed' sand. Sometime the kedai also tipu2..they sent you unwashed sand..becarefull...

How many liter of Susu required for 780sq ft?
Ans: For your case, you do not need susu (susu usually for waterproofing ) i suppose for your case you meant glue. If you still wan the glue if i can remember cost RM25 per 20 litter (blue plastic tong). The glue normally for lay tile at wall and table top. It is also another option you can buy and mix with glue cement.

How many liter of adhesive required for 780 sq ft?
Ans: As above. Adhesive or glue the same.

How much is a steel grid and what grade to buy?.
Ans: As my above calculation. The best you buy 3 BRC.

very dangerous water heater looping....eventhough the contractor change the fius, this make even more dangerous cause the system will not tripped and will burden the wire.....the wire will generated heat..long term can cause fire and shorting..VERY DANGEROUS....

if you wan to be save if do not want to rewiring the heater, you can buy the tool heat scanner/gun that can measure the heat of your wiring (on both the heater and shoot with the scanner)....

for aircond and heater must pull direct from DB....

since you want to put extra DB..better change the heater wiring....

one more thing...DO NOT USE CHINA BRAND WIRE.....use only Sirim Approved such as Mega brand etc...

below is basic formula for wiring for you and other forumer...consider this also as TIPS:

Wiring

Downlight(lighting) around RM60-65
Downlight (lighting) loop RM40
Aircond cable 2.5mm RM150
Socket cable 2.5 mm RM120
Fan Rm70
Water heater 2.5mm RM150
Wall light RM60
Upah pasang light RM5-RM8
Upah pasanag fan RM20
Oven 4mm cable RM200

My house i design my house with 2 DBs...at back DB using 16 mm wire size....my advised to you...for your upper DB must use at least 16 mm cable from meter....

cost to hack is RM1180 and cost of tile with cement for 590 is estimated RM2400 (tile owner buy).

labor cost for tile is RM2 sq ft.

below is my calculation and quotation with the spec i given below, first of all i suppose you did typo mistake "No roof tile"...smile.gif...

spec : (since you want cheap and reliable for your house rental but i do no compromise on foundation,wiring and plumbing (foundation,wiring and wiring is according to JKR spec))

1. Sand brick
2. Plywood door
3. Normal window (not powder coated)
4. normal roof tile (Monier)
5. normal ceilling.
6. Normal tile (about RM2 ++ per piece)
etc

Estimated : RM50K

we must not compromise on safety for wiring....you better think to redo your wiring...water heater is very dangerous...since you got electric and water....these two factor is killer factor when combine.......many case is paper died while bathing........

for your case estimated cost kitchen extension RM9K (with normal tile excluded grill and kitchen cabinet). For hacking wall cost RM200 aje...if i were the contractor masuk sekali price in the reno..smile.gif...

for me since i want to stay long in the house better use red brick...from my experience..red brick is stronger and cooler. Sand brick absorbed heat and sandr brick after 5 year you will see crack on the wall....

2. Ans: Since you do no mention total area space, i will give you cost for laying new tile is RM4-RM4.5 sq ft (inclusive cement,glue etc, tile owner buy) use this guide/tips for you and others forumer.

Hi bro,

for your case estimated RM7K exclude door and windows (you do not mention how many windows and door..i estimated door and windows RM2500).

Kayu bakau is for piling, usually for area with soft land..this to prevent your house from sinking..do not worry the kayu bakau will last for ages and the kayu bakau termite cannot bite since to hard for them.

the second option is good..look slimmer...dont worry..it is strong....the weight of kitchen table is not supported 100% by that brick or concrete..90% of the weight is support by the concrete that attached to the wall....

no problem if you do not want the the hidden leg...if you want also can...no problem...for tabletop the most important is how your contractor connect to the wall properly..

Normally main contractor will charge higher..if you want cheaper get indon contractor....if want greater cheaper get indon worker..you supervise...

below is the answer:

Ans: old steel is actually GI piping....usually will rust at the joint.....for long term advised to change to PVC Class 6.

2. What kind of piping I should use? any specification?
Ans: Do not use ABS pipe (blue pipe)

3. Any other things I need to take attention??
Ans: as item 2. Since you are using pump, make sure your contractor properly glue at the joint and bend.

hi bro,

for door and windows there few size...if you want to use the existing window..ask the contractor to use frame that fit your doors and windows...normally windows no problem since the frame is custom fit to your requirement..if you ar using wooden door frmae also there are custom fit..maybe your contractor is mau kerja senang....

below is my comment on the quotation:

Ans: Estimated RM840 (color glass min 5 mm thick, powder coated). Your quotation does not specify spec.

iv. 1 set solid wooden door grade ’A’ RM 520.00
Ans: If include pasang and varnish are cheap, (normally Varnish and pasang cost RM250).

Or conceal 1 set security door with installation RM 1,900.00
Ans; Reasonable

v. Tiling ½ wall tiles for new extension RM 2,000.00
Ans: Refer to my previous thread read all to find tile upah. Then you calculate


vi. Floor tiles for new extension with ( 1’x 2’) tiles RM 1,400.00
Ans: same as above.

vii. Hack original back wall and clear rubbish RM 600.00
Ans: reasonable (you do not specify size of wall)

viii. L-shape table top ( 11+8+3-2 ) RM 2,600.00

Ans: Total length 24 feets. Estimated with tile RMRM2K.

yes..cause indon contractor and indon worker is much much cheaper as they themself do the work..main contractor they dont do the worker..and just take profit....

Ans: First thing you must draw your plan (you can use free sofware Sweet Home 3D or Sketch up google), for permit if sikit2 no need permit.
