you can look for following projects: 1 krubong, bandar utama cheng, nuri durian tunggal, bertam setia (i heard they launch another 30 units).

They are located <15km from melaka town, price should be <500k

krubong is very big, it depend on which part of krubong.
yes, krubong jaya is 1 of the areas affected by the smell.
but if you stay at krubong perdana, which is 3km away from krubong jaya, you would not get the smell.

1 krubong is a very huge project, it located at between the krubong jaya and krubong perdana.

i believe 943 units is for phase 1. you may check with developer where the housing area located.
if you go to the site, you can see they fence the construction area from krubong jaya all the way until reaching krubong perdana.
the developer also claim 1 krubong township is much bigger than malim.

How about Cheng, Bertam area?
I heard developer build more 30 units for bertam setia phase 3 but not sure about the price.
It is zero lot bungalow.

Bertam Setia is not MCL.
My uncle has a house there. Had visit his house and the taman, most of residents there are Chinese.

yes, agree. the built up is small. upstair not even can fit a living hall. i would say it is not fully double story, just 1 1/2 storey bungalow.

Taman Paya Rumput Perdana is near to Cheng, full of amenities (tesco, mcd, old town, shoplots) and commercial (banks), but it is quite jam due to heavy traffic.

Durian Tunggal (Nuri, Belimbing Setia) is located at green environment but far away from town.

Of course, the price of Taman Paya Rumput Perdana > Durian Tunggal
