the rubbish dump site confirmed move to other place this year end, completion of 1k at least take 2 years.

few months ago i heard is 400k for the new 30 units they will build. Not sure is there available unit left now.

Bertam Setia 2 stry Semi-D was RM 330K (launching price), now 495K (price on mudah)

Desa Idaman 2 stry Semi-D was RM 300K (launching price), now 460k - 550k (mudah)

Paya rumput perdana 1 stry "Bungalow" was RM 350 - 450k (launching), now is selling RM 550 - 600K......

VISTA KINARA 2 stry semi D, was RM 400k (launching), now selling at 550 - 600k..

Ozana 2 stry Semi D, was RM 350k, now selling RM 660k ++

The prices are up almost double within 2-3 years...
Do they really can get buyers? Can Malaccans afford these kind of pricing?

vista kinara and ozana are leashold property, personally it is not worth for 600k

Good: nice design, nice quality, guarded & gated, low density
Bad: strata title, high maintenance fee, main entrance not directly connected to main road (need bypass the low cost housing area)

It has been my brother consideration but at the end he bought bertam setia phase 3

how much they selling?
you have to check with the SA on how many years left for the land.

if you don't mind leasehold, for new project, 450k i think you can get scientex near bukit beruang. i am not sure any unit available.
if you want freehold and close to city area, you may look at the subsale for old house.
if you want freehold and new house, you may look at areas like cheng, paya rumput, bertam, krubong, durian tunggal and tanjung minyak

Worth or not worth can't comment, depend on how you value it in term of location, environment, layout, design, freehold/leasehold, etc...
Different ppl have different priority list.
Put some effort to survey more before make decision.
