The property growing rate is too fast. But melaka property price still have spaces to grow.

What do you think of the old 2 story shophouses opposite MMU in bukit beruang? they shall be about 20 years old now.

Will you buy it for investment?

That side can yield so high 5% with price rm700-800k??? yawn.gif R u sure?

I think those shops r selling ard rm500k max, with rental on d ground floor ard rm2k my best guesses.

Definitely won't sell for 700-800k as far as I know.

Those new 3-storey shops at bkt beruang utama (fronting ixora), those r sold for >rm700k.
But definitely not those old shops same row as Petronas. Shop rentals in Bkt Beruang can be very pathetic... been stagnant for quite some years.

700 - 800 is too high i think. I willing to pay maximum 600k for rental 2.5k.

Last 2 years i bought a shop in alor gajah taman jaya at RM430k, the rental is about 2k.

Bought 2 storey cluster house at Taman Kelemak Utama. Should be completed by end of this year. Although its 'cluster', only the fence shared with house behind,not wall.

Not exactly 'directly' behind, but its directly behind the SKJC (which is beside maybank). The temporary access road to show house is via the road between the maybank and SJKC.

Mine is 293k (bumi lot) with extra land (total land area 250m3), which is a bit larger than corner lot (by 1m3 laugh.gif )
