In 3 years time when delivery time and that Saleman still around n you believe his duty to find you a tenant ?

By that time, if he still around, best luck .
Certainly, as owners , I am not counting on any of them to search tenants for me .

I only hope that CR will be very nice n popular and I am flooded by sub sales calls and only this way to mean the place is sort after . And result in higher sales and rental .
So far, no one even call me to buy .
Other frens who bought elsewhere, they are receiving calls despite under construction ,

Well I am waiting .....

Everyone especially agents or web here . Will ask for units sub sale offer la ....

according to my salesman, the developer will setup a booth at the lobby area in CR once it completed. We can let them find the tenant through the booth also

I actually did heard that there is an agent bought a unit a the level 6 of SOHO unit facing pool. They plan to use it as an office to deal with all CR Residence regarding rent , sell , and buy. I guess they see the prospect in CR

Notice that all here postings ... The promises seem to be made by SALE man and not one here ever said he or she was told by the developer !

I don't rely on those Counter Sale Talk to justify my purchase .

Any solid proposals or decisions for services or future
Services can only be made by developer .
So far it is NOT EVEN enshrine in the S&P that said a counter set up at anywhere eg Lobby etc
To assist owners to rent sell units .

Everything that is FACTS are mention in the S&P and the COVENANTS contract.

At current market situations, if the property is "Hot Property" naturally hundreds of agents like bee will fly to the beautiful flower !

So whether one agent buying this floor or 10 floors or outside kiosk on roadside is sale talk. It may come true or just a proposal .

For me, my hope is a fast delivery and good branding of that development and economic conditions to spur supply and demand .

That's my view.
I got my car park changed NOT BECAUSE OF sale Talk .
I got it by dealing directly with developer.

I bought my unit from Developer . The Sale man only facilitate the Sale. He is in NO AUTHORITY to
Promise me the sky and clouds or predict the future.

talk thing hard to believe. maybe this is one of the promotion which they make it but eventually whether the thing will come true or not when the developer start to hand-over the key to all the buyers.

I target to have 20% profit margin but at least got 15%.........

I think myself I plan to rent it out first maybe for a year or two then only sell at market price.

I plan to do so.....in fact, i wont sell it within 5 year time from the date of SPA cos need to pay RPGT tax if sell it within 5 year.... i wont be so stupid. all the money we earn hard need to pay for the government.

No matter is first house or how many unit u have, if within 5 year to sell it, you still need to pay for the RPGT tax.
