Recently just visit the site, starting from 1000 - 1400 sf, selling around 200k - 300k

I am looking extra comment on this cause I had just booked 2 unit.
Down payment 4k, free legal fee, 2 car park (per unit)

The developer is Cheras Hong Soon Development Sdn. Bhd.

Maybe you need to get your lowyar to do a land search on the property is there any caveat on the property and it is a leasehold or freehold.

Do bankruptcy search on the seller check whether a bankrupt or not.

Check with developer.

How long will the whole transaction will complete?

Check got any hidden shit?

Can get a list of banker from them if need.

I remember the radio station did mentioned always check your land info with the government sector as per advice or probably check on the developer history just to ensure there is no bad history with them.

They starting to build it now, expected to be complete in 2015.

Here some info related to this company.
They having another project (Condo) at main road but the selling price around RM300k - RM400k with 1100 - 1500sf

I worry bout the traffic condition over there.

There are too many residential @ Mahkota Cheras.

i'm interest to book 1 also...
last saturday just went and see... but they din mention how is the finishing like tiles, plaster ceiling and etc...

TS, wat bank do u take? how is the interest rate now?
currently i'm staying at Bandar Mahkota cheras Sek2 for 3 years. i think the traffic condition is not so bad.
every morning i have to go bkt jalil TPM and work. for me, i can reach TPM within 40-45minutes.

Bank Negara set 6.6, depends on bank they want to give you how much BLR

I just pay 4k and wait for details to come out meanwhile applying loan, if not satisfied with the outcome,
just can cancel and get back the 4k within 14 days. I just worried about the developer profile ~

Hi, i had book 1 unit as well. But the sales told me yesterday the legal fees i have to pay due to some letter from Bank Negara. Is it truth ? i feel like kena tipu....

it's true la, mahkota cheras bukan ada LRT, nak keluar ke highway grand saga pun jam. the price justify. last week ada official launch but not so many unit left. yes, the design is nice and specious. no swimming pool whcih mean less maintenance fee. not good for rental, for own stay memang sesuai.

i think the developer will still very kind for u to take over the original price. means 10% rebate.

If u may, pls survey the area in BMC. u will noticed about new 500 units shop offices either still in last phase construction or pending VP.
I dunno why BMC suddenly become a commercial hub but its a very good area for makan makan.

Everyone complaining BMC is lack because of the bottle neck traffic at batu 9. Hey, if recall back, 4 years ago, BMC and sg long only access to KL is at balakong there. We are expecting another round of traffic relief for BMC.

Im very positive with BMC. BTW, Suria Residence is so called "luxury apartment" where u can still find prop using clay brick and 11' height ceiling nowaday at less than rm250k? and built up is more than 1200ft2.

Why pay unnecessary high maintenance fee and sinking fund for swimming pool and gym? where this can lowered your monthly commitment but not sacrificing basic need like security and cleanliness

Last monday i go still hv block B,1st floor no 4. Dunno any other unit left after tis.
I din take tat unit coz 1st floor juz above the car park, too noisy, somemore no 4....

the noise level at 1st floor and 9th floor is the same. Nyamuk and flies also manage to enter even 9th floor.

Im living at 15th floor, no flies no mosquito no kids yelling.

not as many as 500shops lah...max 250 units...but those shops facade really thumbup.gif , especially the one besides jusco...full red bricks for shop, super high ceiling think 13-14 fts net clearance...full glass facade like building houses

bro, i means 500 units is not like 500 lots. 1 lot maybe got 2 or 3 storey, then means 2 to 3 unit redi.

i think jaya jusco there got 200 units going to VP and opposite nissan show room there got 300 unit under construction

Just visited this natur apartment last weekend . 100% Fully sticker. But still got ppl registered to waiting list. The Neighbourhood is.....😣 If I stay there also never look at the window to see those dirty building

Not stata lah is by blocks cannot count like that...anyway i can see quite a number of land clearing and construction on the way in...on both sides of the road and well as all the way into Vistana where the mountain is...what are they doing??
With the mrt very near to the exit of BMC..if got feeder bus like mini bus it will be very convenient in future

i know not strata coz its not gated and guarded. says for my development, i got 100 lot for 2 storey shoplots on individual title, but i still can apply for different individual meter (TNB & SYABAS) for each unit floor. means i can look for 200 different tenant to occupy there. Hence, 100 lot = 200 units. Just for clarification only if any

But im not sure where is vistana. Bandad Mahkota Cheras seems like got a lot of mountains or hills sweat.gif last time i did the construction for cheras vista and Taman Seri Budiman for BMC last time.

Feeder bus thingy, always a good propaganda but practically, not professionally conduct and maintain. Got Pro and Con. But so near to BTHO MRT Station is a very good good thing to have nowaday.

hi neighbour, dont be irritated by the mechanical treatment plant, i have checked with various sewerage specialist, they said this type of mechanical plant hardly generate foul smell unlike those conventional open air oxidation ponds.

Any new development nowaday cant run away from these mechanical sewerage plant. Either they tapped to existing, or upgrade the nearest treatment plant to bigger capacity or built a new treatment plant within site.

I got one project only 12 acres big, but need to built one mechanical sewerage treatment plant for self sustain as tapping to nearest is quite far.

As long the mechanical sewerage treatment plant have regular maintenance and check up, no issue at all.

The buffer to it also quite far. If landed unit and minimum buffer allowed is by IWK is 10m. I see a lot terrace unit out there also have this relative near boundary with treatment plant, people still buying.

Yeah, the progress is quite good.

All the only thing i enjoy is they using clay brick for all walls.

They just billed me for the RC frame work at 7th floor

yeah, i heard about this too, thats why i purchased one here. BMC is so booming with commercial property, plenty of food offering here. Banks also mushrooming here. Next big thing after 4 years. Finger crossed.

About the buyer for this, block B most are land owners unit because is a JV project between developer and land owner. so developer contra some units as for land price. Remaining i think are sapu by those uncle and aunty from cheras. Thats why less young forumer interact here.

i read in newspaper last 2 months on a article about this BMC, the traffic relief and flyover are underplanning redi, u know lah, Majlis Perbandaran Kajang do thing. slow and steady. With a MRT station just next to the junction there, upgrading is possible after 2 or 3 years. By then, this apartment is ready to roll.

that time very "kan cheong" situation.....i attend every night (after back from office), luckly the samseng pukul ppl that time, i late went there, if not...i also kena pukul until hand patah also....., scary, PKR did the best job this time, without them....mahkota cheras no one want to move in to stay....smile.gif...smile.gif

Every place jam. But mahkota is having a serious bad jam. My office hour starts from 9am. I have to jam for 45 mins to get out from mahkota cheras. My office located at taman muda. It takes me 1 hour to arrive. If you wan to try the traffic, maybe you can go over there to take a look early in the morning.

Out of curiousity,if BMC exit is jam why not use Sg Long exit?is the jam same?cuz i only use Sg Long exit seems to be better although further.but i dun live there la so i dunno,i oni go in to see the property progress.To me Suria is good cuz to exit I can choose to use BMC or SgLong.unlike the other condo being built along the BMC exit,confirm thats the oni way out

u r right, exit from sg long is better, but connecting from sg long exit to balakong silk always got traffic. Somemore, exit from SG long to KL need toll, exit from BMC to KL avoid the toll.

if wanna go to kajang, of course sg long exit still the best

Even BMC have a lot commercial but i seen landed price there lower than Sg Long. I wonder why Sg Long not much commercial but the price higher than BMC. Some ppl say BMC crime more than Sg Long that why price lower than Sg Long.

its already under majlis perbandaran kajang planning since June 2012, question is where to get the fund from.

Land acquisition for the said is quite expensive now as along MRT line.

yeah, noticed they only doing the internal wall plastering works.

The external wall plastering have yet start from top level to ground.

Kinda slow from what i had expected.

Hopes no funding issue.

Because they need to complete the roof truss and covering then only can bill us.

the red bricks are the main purchase factor

keep the photo safe and show it to ur potential buyers next time for better resale value.

Nowaday all expensive condo is either cement sand brick or thin RC shear wall.

yup, at least it wont trap heat and release at night. More rigid some more.

Hi All,

Went to the site evening just now but no photo taken.

Noticed that the scarf folding has been fully set up for block A & B and plastering also started from top especially block B.

Say bye to the RED BRICKS rclxms.gif cuz you may not see them anymore few weeks later

I don't think at the moment there is possible to get high rental for this apartment. If is the more development on this area then it will be good.
Eg : College , Public Transport or Hospital

I expect the unit can be rent out around RM400 - 700 depends on size and also not furnish/fully furnish

i have no idea on the rental return for this area. but just rm270k for a decent 1250ft2 freehold prop and near KL city and future MRT station, together with a maturing commercial zone, the return would be fruitful.

Quite positive with this. Says rm1k for a bare finished and since its new.

the council actually not going to allocate it for u because this will under management control and not the council. Council will determine the minimum car parks required.

if they allocated the tandem car park to u unit, they will actually compensate u another rm2k for it.

i think they developer trying to minimize the visitor car park and maximizing the sales for additional car park later upon CCC.

Just like any other highrise, when apartments are ready, surely cars will be parked along the road ...how many car parks allocated also still not enough one.

Grille is a necessary for main door and balcony sliding door. Others like window u may no need to install. tenant also want peace of mind when move in.

Fully furnished is not necessary. There are still a lot vacant old D/S looking for tenant.

The plus point for this is, new building.

The other grey/red block looks much nicer but the red line should be top to bottom only and not including the left-right part. Haiyo, do I make sense ah? Can understand what I say? I think brochure original better than actual.

Once form the JMC, should propose to install central water filter and provide gym room. Maybe this will take 2 years time to collect necessary fund from sinking fund.

Just went to see the development of the property yesterday. How come need to turn one big round to reach the apartment? Initially thought can go through the residential area to reach to the front of the construction site, but it was gated. Will it be opened after the apartment fully constructed?

Dont think that small. Believe its abt 1,000 sf. Both A & B are different land owners, so I think both block sure got owner units. Hmm .. just worried they rent out to too many non-locals.

The built-up for Blk B is abt 1044 sq ft and 3 +1.
I just went there today after work, not so jam from Pavilion to SR is only 18km take abt 1 hour.

Peri kor, my unit is facing the Mechanical Treatment Plant im a bit worry the smell btw there was a drain in front also sad.gif

Wah wah wah, so fast thinks of basic renovation. brows.gif

Last time my house use normal MS grille, big time mistake. After 3 years after to repaint the stupid grille. rust here rust there.

Dont go for cheap MS with normal epoxy paint. Go for powder coated type.

But i think the JMB will gives us 2 or 3 options of grilles pattern. Cannot simply design ur own.

I think is impossible. If I were the boss of the kitchen cabinet or whatever, I would select high end apartment or condominium as the customer who buying has more spending power -)

I sense the developer is charging the 10% of internal and external plastering too early as most of the wall and floor tiles are yet completed

Upon Vacant Possession, you will start paying the full monthly bank instalment lor. Also, have you received the letter to pay deposit for water & electricity? I just received mine.

I was told by the sales agent previously that the 2k deposit will be used to settle utilities deposit also. Hope no need to fork out money la. blush.gif

Yahoo, u have sharp eyes. Yes, ceiling fan = fittings. The developer have to honor it. During VP, just bring along the SPA copy and cross check. If dont have, remarks outstanding.

BTW the address is confirm, the door number isn't same as the unit no. Which shows in the S & P you may check with the developer when signing the TNB application form.

Im also keen to know tile size. We cannot control the brand they use but the right tile can make the unit look bigger. When I first booked the unit, I wrote in to request for min 2 feet tile size but they declined my request saying management can only decide on tile size when during construction reach that level.

That is the thing, if Mahkota Residence start selling at the same price bracket. The only way is for you to lower the price, are you ok with lowering the price more to attract buyers ? Will it break even at least ?

Else what you can do is, if youre not in urgent. Try to holdon a bit longer, at least the Mahkota Residence are mostly taken. Then potential buyers will look for nearby property with about the same price bracket.

I will be selling mind to once it is complicated block B 8floor, as what i heard, They only hand over to buyer in the middle of next year.

As for now, Hold it .. but not till 2015. As 2015 will have plenty of high rise condo will completion and during that time you won't be so easy to let go..

Have checking the Rental price over MC these few months, most of them are asking $1000 / month only, i think the highest you can get is abt $1200 which is fully furnish maybe.

rules of thumbs for 2' x 2' porcelain tiles including removal of existing floor finishes and laying works, around RM 85 to 130 /m2. Depends of type of porcelain quality and finishes you choose. Pure white easily RM135/m2

Just go there and hv a look. my unit is lock then go up 2 floor to view the same unit. fiber optic ready. overall done. now they doing cleaning at 7th floor.
car park numbering done. mostly 1st and 2nd floor get front and back car park. the rest is side by side.

Seriously I don't think is worth for investing in this kind of property. It is for OWN STAY.
If so, you will be end up renting to foreigner most of the time.

Getting property nowadays is not easy. Imagine most of the condo will be completed in
2-3 years time around KL, Cheras or PJ area. There will be surplus because everyone is buying
for investment.

Thats good news.

For Acc 2 withdrawal,

Option 1, withdrawal for 10% of house price, you may take all in Acc 2, they dont care. But must apply not more than 3 years from SPA stamping date


Option 2, withdrawal for house loan offset. 1 time only.


Option 3, withdrawal for house loan repayment, EPF will disburse by monthly either directly to your loan acc or any saving acc as per your instruction. This only can be done after VP and may apply multiple time if your Acc 2 having enough money.

try sutera pines new launched condo at sungai long (next to twin plam), RM 400psft after rebate and around rm440k. With ample facilities and promote green.

If you are not urgent to move in now, can try invest in sutera pines. New project always got rooms fro price to grow.
